Why this project is worth a look
You can inspect it now
Completion in July 2023 means there is a real entrance, parking system and occupied building to examine, rather than an estimated handover date. The condition of a specific resale apartment is now the principal uncertainty.
An intentionally smaller community
There are 80 homes in one tall building, with corner orientations and private lift foyers part of the design. That is an appealing level of residential scale, though it does not guarantee an easy future resale.
Two BTS options nearby
The developer places Chit Lom about 300 metres away and Phloen Chit about 350 metres away. Shopping and business destinations are close enough to reduce routine journeys, even if not every route is comfortable in Bangkok weather.
Amenities with a purpose
A 25-metre pool, guest-event space, gym, meeting rooms and concierge service add options outside the apartment itself. Their value depends on how much a household uses them and what the building currently charges to maintain them.
Resale requires precision
The original developer stock is reported sold out, and the market now offers individual units with different titles, prices and finishes. Careful comparisons can reveal useful opportunities, but the building name alone cannot validate a seller's offer.
About the project
The most useful way to approach Tonson One Residence in 2026 is as a completed building with individual homes for resale, not an off-plan launch. It contains 80 residences in a single 29-storey tower on Soi Tonson, and the building was completed in July 2023. Asset Five's 2025 annual report says the original development inventory had sold out. Advertisements remain visible today because existing owners and their agents can still offer apartments. In a resale, title, seller identity and inspection findings take priority over launch promises.
The site sits at 7/1 Soi Tonson in Lumphini, Pathum Wan, between the Chit Lom and Phloen Chit parts of central Bangkok. The project's own location guide puts Chit Lom BTS roughly 300 metres away and Phloen Chit BTS about 350 metres away. Central Chidlom and Central Embassy are similarly close. This is especially convenient for anyone whose routine revolves around central Bangkok. Rain, pavements and car access still affect a daily commute.

What you notice after entering is the deliberate attempt to keep a tower feeling small. Eighty homes share the building, and the developer describes every residence as a corner unit. Private lift foyers distinguish the apartment entrances from a conventional shared corridor. This does not mean 80 personal elevator shafts. Access controls and visitor procedures determine how private the arrangement feels. Those details can now be tested on site.
The project name is associated with Asset Five Group, but its development history is more specific. Asset Five and Capstone Asset jointly launched it, while Tonson Development Company Limited was the project-owning vehicle identified in Asset Five's corporate report. The same reporting states that the joint venture ended in March 2025. That history does not identify today's seller. For resale, the title holder, registered charges and signatory authority are decisive.
The price hierarchy is easy to misunderstand if you only see the developer's elegant website. That website still advertises a starting figure of THB 23.3 million and offers viewings. A resale listing updated on 7 October 2026 advertises a 57 sq m one-bedroom apartment for THB 20.5 million. The sold-out report concerns original stock; the website may still accept enquiries. The lower figure does not guarantee availability or transferable title.
One-bedroom apartments were originally offered in layouts spanning 57 to 74.5 sq m. These plans live quite differently. A smaller plan may put most of the usable daytime space into a combined living and dining room; other plans give more room to the entrance or storage. A contemporary floor-plan review highlights distinct 57 and 66 sq m configurations. The actual plan matters more than the bedroom label.
The original two-bedroom product was described as roughly 108 to 117.5 sq m. Today's advertisements also include apartments listed at 106.9 sq m and 118.5 sq m, so a neat historical range will not necessarily cover every resale. Measurement or listing conventions may explain the mismatch. Only the documents can resolve it. For a home office, room shapes matter more than minor area differences.
Larger households have a different set of choices. Early project material includes three-bedroom layouts at about 174–174.5 sq m, while the penthouse collection was originally shown between 255 and 387.5 sq m, including duplex arrangements. Recent adverts sometimes describe an approximately 254 sq m three-bedroom home as a penthouse. They differ in circulation, privacy and maintenance needs. Check stairs, terrace rights, room shape and actual views.
The building was delivered with substantial interior fittings rather than empty shells. Published project materials identify fitted kitchens, bathrooms, wardrobes and finishes, including Poggenpohl, TOTO and Dornbracht components. Original specifications are not a resale furniture inventory. Owners may alter appliances and fittings; photographs do not define the sale. Specify included items and defects in the contract.
The amenity offer is unusually ambitious for an 80-home building. There is a 25-metre pool, a separate jacuzzi pool, a gym with an individual training room, lounges, meeting space and a larger function room with an equipped kitchen for private gatherings. Concierge and valet services are advertised, along with a driver's room. Residents can host events without using their own living rooms. Meeting rooms also suit home workers. Booking and guest rules will govern access.
A compact residential population does not eliminate operating costs. A sophisticated automated garage, lifts, pool equipment, staffed reception and other shared spaces all need servicing. Multiple agency sources publish a common-area fee of THB 150 per sq m per month and an initial sinking-fund rate of THB 1,700 per sq m. These are published rates, not a current account statement. Obtain the latest budget, fee schedule and any outstanding account balance.
Parking deserves more care than the headline ratio. Tonson One promotes a 146% automated parking provision, but even the number of spaces varies across documents: the official project brochure says 117 cars, whereas Asset Five's 2025 report says 115. Neither number establishes personal parking rights. Confirm the allocated spaces, vehicle dimensions, charging arrangements if relevant and the procedure for retrieving a car at a busy time. This is crucial for owners of large vehicles.
A buyer purchasing in a foreign name has an additional decision before negotiating the furniture package. Freehold land beneath the development does not mean an individual foreign buyer owns a separate freehold land plot. Thai condominium law permits foreign freehold ownership of registered apartments only within the building's foreign ownership allowance of 49% of aggregate unit area. The building must certify the quota for each transfer. Listings in this tower include both foreign- and Thai-quota units. Project-wide freehold advertising cannot resolve that distinction.
There is also a meaningful difference between buying directly from an original developer and buying from a private seller or investor. A launch-era sales page describes reservation payments followed by a staged contract process, but those terms should not be carried over to a resale. Deposit protection, the moment of transfer, discharge of any mortgage and the list of objects included in the purchase all require fresh agreement. Overseas buyers will also need an appropriate documented payment trail for a lawful registration. The contract must identify the owner and address a failed transfer.
Current listing sites display very different numbers depending on apartment type and condition. DDproperty shows advertised sale prices running from THB 20.5 million into nine figures, while rental requests span a similarly broad set of homes. A quoted asking rent is not a realised lease, and neither can it be treated as a reliable return on a different property in the building. Tenant demand and costs differ sharply by unit type. Advertised yields are not achieved returns.
The address has another advantage beyond the train. Central Chidlom, Central Embassy, offices, restaurants and established hotels are close, and the project's own guide places Lumphini Park approximately 1.2 kilometres away. Many errands can be handled nearby. At the same time, Tonson remains an urban street surrounded by embassies, commercial buildings and traffic. Sound levels can change with deliveries and commuter traffic.
The all-corner design is promising, but orientation matters more than the label. Two façades can bring daylight and a sense of space while also exposing the apartment to direct afternoon sun, different street noise and more glazing to maintain. Original marketing draws attention to views across neighbouring embassy greenery. That outlook only applies to relevant positions in the building and may differ by floor. Test the actual exposure, look out in each direction and consider where a desk or bed will sit. Morning and afternoon preferences may favour different orientations.
Pet ownership is another example of why building-level advertisements should not be read as house rules. FazWaz says pets are not allowed unless the condominium office specifically permits them. A rental advertisement elsewhere describes a pet-friendly tenancy with an annual fee and a deposit. They may reflect different permissions or dates. Neither creates universal permission. If that point matters to the household, obtain the actual condominium rules and any required written consent before committing to an apartment.
With only 80 residences, resale is highly unit-specific. A rare floor plan may be attractive to one buyer yet harder to match with another when it is time to move. Limited stock is not the same as assured liquidity or rising prices. The most meaningful comparison is between apartments with similar registered ownership rights, internal condition, floor, parking arrangement and exposure. When those differ, a simple asking-price comparison offers little guidance. A thorough unit inspection matters more than neighbourhood slogans.
The architectural team gives the building some context beyond its sales vocabulary. A project specialist identifies A49 as the architect, PIA for the interiors and Shma for landscape design. The plot covers 1,541 sq m, so the vertical arrangement and shared facilities must work within a compact central-city site. Names on a design team can explain the intent behind a project, but they do not establish the present state of window seals, waterproofing, mechanical systems or common-area finishes. By 2026, a maintenance history and careful inspection have more practical value than the reputation of a consultant on the launch brochure.
Listing totals can be misleading in a small building. Property portals show multiple sale and rental advertisements, but an apartment can be handled by several agents, while older advertisements remain searchable after a deal. Do not assume that each result represents a separate available home, and do not use an advertising count as a reliable measure of vacancy. Ask for the actual unit number, floor, viewing arrangements, the seller's authority and the latest status before planning a visit or wiring a reservation payment. This matters especially if a listing appears substantially cheaper than otherwise comparable homes.
Tonson One Residence ultimately makes most sense for an owner-occupier who genuinely wants this part of Bangkok, values a relatively small residential community and will use the services that the building maintains. It is less compelling if the aim is a low-entry-price rental investment or a purchase based primarily on a promised capital gain. The building, partners and original layouts are well documented. The unresolved issues belong to the actual apartment and its paperwork.
Ownership format
The development is marketed as standing on freehold land, with homes registered as condominium units. A foreign buyer may own a unit freehold only within the building's 49% foreign ownership allowance measured by aggregate unit floor area; the exact unit's status needs confirmation from the condominium juristic person and transfer documents. A leasehold arrangement, if offered where foreign freehold is unavailable, is not the same legal interest.
Unit types & sizes
The 57 and 66 sq m plans discussed at launch allocate their entrance and living space differently, while the larger one-bedroom layouts offer another scale altogether. One current listing asks THB 20.5 million for 57 sq m. Confirm which floor, fittings and ownership quota that specific advertisement represents; a room-count label cannot answer those questions.
The original product caters for a second bedroom that can serve family, guests or work. Current listings also show homes at 106.9 and 118.5 sq m, outside the concise launch range. Ask for the measured, registered layout before comparing prices: bathroom arrangements, usable room proportions, furnishing and parking entitlements are not consistent across offers.
These were conceived as genuine family-sized apartments rather than penthouses under another name. Privacy between bedrooms, the position of the kitchen and usable storage become decisive. An advertised 175 sq m three-bedroom home has appeared at THB 80 million, but that figure is only an asking-price example, not a standing price list for this category.
The upper-floor collection includes both single-level and duplex homes. One marketed resale penthouse is around 254 sq m, slightly different from the early brochure's lower bound. Focus on the actual floor plan, internal stairs, exposure, glazing and maintenance demands rather than treating all penthouse listings as comparable. Some homes are priced well into nine figures in baht.
The bands describe original product types, not today's inventory. Listings show additional measurements, including 106.9, 118.5 and approximately 254 sq m. A buyer needs the area recorded against the actual title; the sources do not support a separate reliable net-usable-area figure. Price examples are individual asking prices, not an authoritative current rate card. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Owner-occupiers who regularly use central Bangkok. If work, appointments and daily errands are concentrated around Chit Lom and Phloen Chit, the location offers a practical benefit that an apartment further out may not reproduce.; People who prefer a relatively small residential community without giving up a staffed building, proper fitness facilities, guest spaces and a pool. These amenities are useful only if their ongoing cost and reservation rules suit the household.; A single professional or couple who cares about how a one-bedroom apartment actually lives. The original 57 and 66 sq m configurations differ in the way space is distributed, so a floor plan matters more than an attractive generic photograph.; Families who want two or three bedrooms within the city rather than relocating for more space. The strongest candidates will be the units where circulation, storage, working space and bedroom privacy match the family's routine.; Buyers who prefer a finished building to construction risk and are willing to perform unit-specific legal and physical due diligence. This is particularly valuable when a seller's furniture, parking rights and title differ from the original project brochure.; Foreign buyers prepared to confirm their own unit's foreign-quota eligibility and banking documentation. A freehold development is a useful starting characteristic, not permission to assume any apartment can be transferred into a foreign name.; may not suit: Buyers trying to keep entry costs low. The lowest observed asking price is THB 20.5 million, and the building's extensive shared services introduce recurring ownership costs.; Anyone treating a portal's advertised rent as assured income or counting on a quick resale. The building's address and small number of homes do not remove pricing, vacancy or liquidity risk.; Households that need unconditional pet permission. Public property descriptions disagree, and a seller's or agent's reassurance is not a substitute for the condominium's rules.; Drivers who dislike mechanical parking systems or require a particular vehicle arrangement without compromise. Building-wide capacity does not tell you which space or retrieval rights accompany the apartment..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Foreign-quota eligibility is not stated for the 57 sq m unit advertised at THB 20.5 million. Other listings in the same tower are explicitly marked as foreign quota or Thai quota, so the building's general freehold description cannot establish this unit's status.
- The official brochure lists capacity for 117 cars, while Asset Five's 2025 report lists 115. The promoted 146% parking ratio does not establish current capacity or the spaces assigned to an individual apartment.
- FazWaz describes a no-pets rule unless the juristic office permits an exception; a Housewa March 2026 rental advert describes pets with fees and a deposit. The enforceable building-wide policy remains unverified without current condominium rules.
