Buyers will see several corporate names in older launch material, agency listings and press coverage; the practical distinction is that the project vehicle is Grand Star Company Limited, while the three larger groups are the partners behind it. The official unit mix gives the project more range than a typical collection of compact city apartments. One-bedroom homes are split into approximately 40.0–43.2 sqm and 50.7–58.7 sqm bands. Two-bedroom layouts run around 68.2–86.8 sqm, while three-bedroom residences extend from about 111.3 sqm to 186 sqm. Above those are duplex penthouses of roughly 234–326 sqm and a penthouse around 357 sqm. This creates several distinct buyer profiles inside the same building: smaller city bases, larger one-bedroom homes for longer-term occupancy, practical two-bedroom options and genuinely large family residences. The cheapest one-bedroom listing should not be used to infer the value of the wider project.

For an international buyer, foreign quota is the key ownership checkpoint. Thai condominium rules allow foreigners to hold registered freehold only within the statutory foreign ownership ceiling, commonly described as 49% of the total condominium unit area. Individual HYDE Heritage Thonglor listings are currently advertised as freehold, but no reliable public source reviewed for August 2026 publishes the building's remaining foreign quota. That figure can change as transfers occur.
