Why this project is worth a look
An address that works today
Ratchathewi BTS already connects residents with Siam and the wider rail network. The planned Orange Line may improve access later, but the existing route is sufficient reason to examine the location without speculating about future infrastructure.
Space that feels different
The loft layouts use 4.5-metre ceiling volumes to separate sleeping and living areas. That can make a modest title area feel unusually spacious, provided the buyer is comfortable with stairs and understands how the mezzanine is recorded.
Useful spaces beyond the lobby
Work rooms, lounges, greenery, a pool and fitness facilities are arranged on several levels. Their value comes from the way a resident actually uses them, so access rules and maintenance quality should carry weight alongside the photographs.
A recognisable living facade
An approximately 80-metre vertical garden gives the building a distinct physical character. That is an architectural feature, not an investment guarantee; keeping it healthy takes consistent management and a properly funded maintenance programme.
A building you can inspect
The completed tower allows a buyer to see the apartment, corridors, lifts, garage and shared spaces before signing. Unit-level title checks and foreign-quota confirmation still matter, but there is far less need to imagine how a rendering might become reality.
About the project
CONNER Ratchathewi is a completed residential tower on Phetchaburi Road, close to the heart of Bangkok's Siam shopping and transit district. It consists of one 38-storey building with 294 apartments. That distinction matters: this is not a master-planned compound with separate towers being handed over in successive years. Buyers can inspect a functioning building and an actual apartment, though they still need to establish who owns the unit being offered. The Creators HQ is the name behind the project; a collaboration with Saengfah Construction and the project company C09 also appears in the development history. The marketing brand and the legal counterparty in a sale may not be the same thing.
The location is the project's clearest everyday advantage. The developer places Ratchathewi BTS roughly 300 metres away, providing a direct ride to Siam one stop along the line. Phaya Thai, with a connection to the Airport Rail Link, is also on the same corridor. Someone who regularly visits central offices, colleges or hospitals may be able to reduce reliance on a car. Yet proximity has a price in street conditions. Phetchaburi Road carries serious traffic, so the difference between a street-facing apartment and another orientation can matter enormously. Visit at a time when the road is busy, not only during an arranged mid-afternoon showing.

There is a second rail story, but it belongs firmly in the future. Promotional material describes a planned MRT Orange Line entrance beside the development. The Mass Rapid Transit Authority places the western section in its ongoing-project programme, with July 2030 shown as the target for service in its published plan. That is a planning milestone, not a service operating today or a guaranteed handover date. A sensible decision should work using the existing BTS station. Treat any added connectivity from the Orange Line as a possible later improvement, rather than a reason to pay more for a benefit that cannot yet be used.
CONNER's floor plans make the property more varied than its single-building identity suggests. Much of the residential offer consists of loft-style apartments with a ceiling height of about 4.5 metres; other homes are conventional single-level layouts with ceilings around 3 metres. A loft can put the sleeping area above the living room and create the feeling of two distinct rooms without needing a very large legal floor area. It also brings steps, different air circulation and an upper level that may not suit every resident. A standard apartment can feel less theatrical but be easier to furnish and maintain, especially for someone who spends most days at home.
The mezzanine is where careful buyers should slow down. An on-site architectural review describes an example with approximately 35 square metres in the registered title area and another roughly 15 square metres on the loft level. That is an example, not a universal area formula for the entire project. Advertisements may quote usable space, title area or some mixture of both. Those measurements can affect the apparent price per square metre, the monthly service-charge calculation and the resale comparison. Ask to see the condominium unit title and the floor plan together, then compare like with like. A dramatic interior should not obscure what is legally being transferred.
The mainstream unit range begins with one-bedroom simplex apartments of roughly 34.90–35.40 square metres and one-bedroom lofts between 30 and 42 square metres in the published plans. The developer also lists a 50-square-metre two-bedroom, one-bathroom configuration and larger two-bedroom homes with two bathrooms measuring 69–73 square metres. Independent project databases sometimes label the 50-square-metre type as a one-bedroom-plus instead. For an international buyer, the important question is whether the second space is truly an enclosed, usable bedroom. Drawings, window placement and the actual as-built partition answer it more reliably than the category selected by an agent.
Larger homes exist, but they are not representative of most of the building. The developer's Horizon Penthouse is a four-bedroom residence of 293.94 square metres arranged across three levels, with a living space reaching 6.2 metres in height. It is a penthouse within CONNER, not a separately located phase that should become another project page. Resale platforms also show three-bedroom listings, while the standard developer unit chart remains focused on one- and two-bedroom layouts. These distinctions matter when comparing prices. A penthouse, a 50-square-metre apartment and a compact mezzanine home should never be treated as points on one interchangeable price curve.
The tower gives particular attention to corner layouts and to circulation rather than simply filling every floor with identical doors. An independent building review reports that 61% of the homes were designed as corner apartments, while certain corridors have apartment entrances on only one side. Upper residential levels can be relatively low-density, though the idea of six units per floor does not describe every residential level. Real privacy is more specific than the scheme: lift position, neighbouring windows, corridor traffic and the exact unit orientation all shape how the home feels. A well-positioned compact apartment may be more comfortable than a larger one with an awkward outlook.
The greenery is part of CONNER's building design rather than a decorative strip beside the lobby. Its vertical planting rises for approximately 80 metres, with additional planting around a sheltered courtyard and elevated outdoor areas. From the street it creates a different appearance from many glass-and-concrete towers. Owners should, however, think about upkeep as well as beauty. A living facade requires irrigation, access for maintenance and a reserve for plants and equipment that eventually need replacing. Claims about improved air quality or a particular number of plants are no substitute for seeing how the planting is actually maintained now.
Shared facilities are distributed across several levels. At street level there are arrival lounges, a waiting space associated with the parking system, a delivery-storage area and a courtyard. Floors four and five contain areas for study, work, small meetings and social use. A detailed completed-building review places the pool on level 19 and the gym on level 20, with upper-level terraces offering views across the city. One large listing site assigns the pool to floor 38 instead, so the exact amenity floor should be reconfirmed against the current building plan. More useful than a lengthy facilities list is whether the spaces are open, well managed and accessible at the times you need them.
Parking is another feature that changes the experience of living here. The developer reports 232 parking positions and promotes an automated system rather than a simple surface lot. With a mechanised garage, access arrangements and retrieval times are part of the practical package; a parking allocation is not necessarily the same as an individually owned bay. The building is reported to have three passenger lifts and one service lift, with different access arrangements for the higher floors. A person who drives twice a day might reasonably value these operational details more than a skyline view from a lounge. They warrant a visit during a busy departure or arrival period.
Pets are an unusually consequential point because the public information does not agree. The Creators HQ now markets the development as pet-friendly and reported holding a residents' pet gathering in September 2026. FazWaz continues to display a no-pets policy. A resident event is persuasive evidence of a community welcoming animals, but it is not the condominium's legally operative rulebook. Before committing to an apartment with a dog or cat, obtain the latest regulations from the condominium juristic person, including any limits on animal type or size, use of common areas and any permissions required. An estate agent's verbal assurance is not enough.
Ongoing ownership expenses should also be considered with the floor plan in hand. Published project data gives a common-area management charge of THB 90 per square metre per month and a sinking-fund contribution of THB 900 per square metre. The latter is normally associated with the initial transfer, not a second monthly bill, but a resale buyer needs to establish what has already been paid. It is worth checking which recorded area determines the charges, particularly in a loft. Utilities, furnishing repairs, insurance, taxes and potential special assessments sit outside the headline purchase price. Green facades and automated parking may be attractive, but they also make the building's maintenance accounts especially relevant.
An October 2026 snapshot of advertised asking prices shows a starting point around THB 9.8 million on FazWaz, compared with a THB 9.9 million starting price on the developer's own page. Those figures should not be read as competing quotations for the same apartment. Ownership category, furniture, floor, layout and the seller's circumstances may all be different. In September 2026, the developer stated that more than 90% of the project's homes had been sold. That is a company sales statement at a particular date, not proof that a new buyer must hurry, or evidence that resale prices will rise. Actual comparable transactions matter more than sales scarcity language.
A foreign buyer can potentially register condominium freehold here, but only where the chosen unit can legally be transferred within Thailand's 49% foreign-ownership quota measured by total condominium floor area. Some live advertisements identify units as foreign-quota property. That tag is useful for an initial enquiry; it does not replace a current quota confirmation from the condominium juristic person or the relevant title documents. Transfer paperwork, evidence that fees owed to the building are settled, and the banking trail for funds brought into Thailand are all part of a real purchase. A long lease may have a role in some transactions, but it must not be mistaken for full condominium ownership or assumed to be offered for every apartment.
Ratchathewi has a plausible tenant market because employment, education, hospitals and central retail are accessible from the area. But tenant demand and the owner's net return are separate questions. In a loft, stairs and mezzanine comfort may matter as much as proximity to the BTS. In a larger unit, privacy, home-working arrangements and furnishings may carry more weight. A rental forecast should be grounded in real signed leases for comparable units, not only asking rents. Agent fees, vacancies, maintenance, taxes and eventual sale costs can materially change the result, and a striking architectural identity does not remove those risks.
There is no single best apartment in CONNER Ratchathewi. A high-floor conventional home might suit somebody who prioritises daily convenience and views; a loft may attract a resident who wants visual volume; a larger home could serve a household needing proper bedrooms. The right choice emerges from the individual unit rather than the building's headline. Before reserving, establish the registered area, ownership category, title and encumbrances, past common-area payments, furnishings included in the price, and the real condition of the building services. This is a finished building with enough variety to reward detailed comparison rather than a purchase based on the project name alone.
Ownership format
Foreign freehold may be registered within the 49% cap on the condominium's total unit floor area, subject to proof that quota remains available for the specific unit and the seller can transfer title. Any proposed leasehold is a different legal interest and must be assessed under its own agreement.
Unit types & sizes
The straightforward option for someone who values a regular, single-level floor plan. Its practical limits are storage, dining and desk space, rather than the headline square metres alone. A couple may find it comfortable, while a full-time home office could stretch the layout. Resale units vary in furnishing and condition, so a viewing matters more than the room label.
A double-height arrangement with sleeping space above the main living area. The extra volume is appealing, but it comes with a staircase and a mezzanine whose legal area may differ from the space you can physically use. Ask for the registered floor area alongside the measured living space. A loft can be rewarding for one or two residents and less practical for someone avoiding stairs.
The developer lists a 50 sqm, two-bedroom configuration with one bathroom. Other listing databases sometimes call a similarly sized home a one-bedroom-plus. That makes the actual partitioning decisive. Two people working remotely may need two rooms that genuinely close off; a child's bedroom needs daylight and usable space, not merely a label on a sales portal.
The more conventional choice for two residents who need privacy, or for a small family. Two bathrooms can make mornings easier, but the headline area does not tell you how the space is allocated. Check bedroom dimensions, storage, the usable living room and the condition of installed equipment. Running costs will differ from those of the smallest units even before any repairs or improvements.
A distinctive residence rather than an extension or second development phase. The developer describes three levels, four bedrooms and a double-height living area reaching 6.2 metres. Its buyer pool and ownership costs will look nothing like those of a compact loft. The published design establishes the unit concept, not the fittings, asking price or legal status of any particular offer.
The 50 sqm type is classified differently in developer and portal materials. For lofts, usable space above the main level may not match the registered title area; the specific unit plan and title are essential. Larger apartments and penthouses appear on upper levels but should not be mistaken for the standard size range of the regular layouts. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The property sits at 288 Phetchaburi Road, Thanon Phet Buri subdistrict, Ratchathewi district, Bangkok 10400, Thailand. It fronts a busy road rather than a quiet residential soi, making unit orientation and acoustic comfort particularly relevant.
- The developer quotes approximately 300 metres to Ratchathewi BTS. The actual walking route and station access should be experienced in person, since map distance and door-to-platform convenience are not identical.
- Siam is one BTS stop away; Phaya Thai connects with the Airport Rail Link in the other direction. These are functioning transport options, unlike the planned Orange Line interchange.
- The MRT Orange Line's western section is still an infrastructure project. The Thai transit authority's published programme targets July 2030 for operations, subject to changes in delivery schedules.
- Central Bangkok shopping, education and medical services form much of the area's appeal. They also bring traffic, deliveries and street activity, which can affect different sides of the tower differently.
- Residents have multiple indoor and outdoor common spaces within the development. For work, swimming, exercise or car access, opening hours and the condominium's current house rules determine how useful those amenities will be.

Best for: Central Bangkok residents who expect to use the BTS frequently and want easy connections to Siam, Phaya Thai and the surrounding city. The location is particularly attractive when routine travel does not depend on finding a parking place at every destination.; Individuals or couples who enjoy open ceiling volume and a separated sleeping level, and who are content to use internal stairs every day. The loft is a lifestyle choice, not a free increase in legally registered area.; People seeking a finished, visually distinctive city residence they can test before buying. The opportunity to assess actual lifts, parking, hallways, facilities and common-area upkeep is meaningful at this purchase price.; Potential pet-owning residents attracted by the developer's 2026 pet-welcome positioning, provided that they obtain the current juristic-person rules and confirm that those rules work for their particular animal.; Investors prepared to evaluate each unit on actual transaction terms, realistic rental contracts and net costs. A 35-square-metre loft and a nearly 294-square-metre penthouse serve different markets and should not be valued from one project-wide average.; may not suit: Someone wanting a secluded, low-traffic residential address. The major-road setting will be hard to eliminate completely, regardless of how well a particular apartment is finished.; A resident who must avoid stairs within the home, unless a verified single-level layout is chosen. Many of CONNER's most recognisable units rely on a loft arrangement.; A buyer expecting guaranteed rental performance, immediate Orange Line access or unrestricted pet ownership without seeing the house rules. None of those assumptions should be built into the purchase decision..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The Creators HQ explicitly promoted pet-welcome living in 2026 and documented a residents' pet event, while FazWaz still marks pets as prohibited. The binding current condominium rules and any animal restrictions were not available for independent review.
- The developer's project-launch article dates construction completion to Q4 2021, its project page says completion in 2022, and FazWaz lists December 2023. The building is complete, but these public dates are not reconciled by a single official completion certificate.
- The developer lists a 50 sqm two-bedroom, one-bathroom type, while PropertyHub describes a 50 sqm one-bedroom-plus type. The available summaries do not establish whether these are distinct plans or inconsistent labels for the same layout.
