Security, CCTV and parking are consistently reported, while some project databases also list a clubhouse and gym; their current condition and access rules are worth checking during a viewing.
The plot matters
House and land sizes vary, and the resale market includes units with different bedroom counts or altered fit-outs. Two Larelana listings at a similar price can therefore represent quite different purchases. Compare the actual internal area, plot dimensions, pool, furnishing, technical condition, title documents and remaining contractual payments rather than relying on a Type A/B/C/D label. The type naming itself is one of the least consistent parts of the online record.
Completed versus built
The development is widely recorded as completed in 2024, yet some current listings still offer a roughly 12-month made-to-order build. A finished house should be judged on what physically exists. A new build requires a different review: specification, included furniture and equipment, payment stages, handover process, remedies for delay and what happens if finishes change. The project-level completion year is therefore not enough to describe the status of a specific villa.
Car-based Huai Yai
Huai Yai gives buyers access to larger plots and a suburban villa setting, but it is not a walkable beach district. The project sits on the south-eastern side of Pattaya's wider residential area, so beaches, major retail, schools and most leisure destinations are normally reached by car. That trade-off can work well for a family or long-stay resident who values a pool, parking and private outdoor space more than being in the middle of tourist activity.
Documents over branding
The key legal question is not which brand name appears in an advertisement but which entity owns the land and which entity signs the sale contract. Public sources split the attribution between Leena Real Estate and Pakdeetrakul Real Estate/Baan Mae, and a foreign buyer also faces Thailand's restrictions on direct land ownership. Before non-refundable money is paid, the land title, seller, building rights, permitted ownership structure and actual payment schedule should all match the specific transaction.

Those two statements can coexist if the estate infrastructure and a first set of homes were completed in 2024 while remaining plots or new houses continue to be sold on a build-to-order basis. For a buyer, the distinction is substantial. A completed villa can be inspected for actual workmanship, systems and condition; a build-to-order villa shifts attention to the specification, staged payments, handover date, delay provisions and the exact list of included items. The status therefore needs to be confirmed against the specific plot and contract rather than inferred from the project headline alone.

As of 13 September 2026, full-villa asking prices can be found from about THB 11.0 million, while a large share of active new or near-new stock sits around THB 11.49–15.49 million depending on the house size, land plot, furnishing and transaction stage. Huai Yai works best for buyers who are choosing a house, land and privacy rather than a walk-to-the-beach lifestyle. Major project records place Larelana around Soi 22, Huai Yai, Bang Lamung, Chon Buri, while map-based property records put it at approximately 12.8626, 100.9390. Address formatting is inconsistent across portals, with different street-number and soi references, so the map point is useful for orientation but the title deed and contract should control the exact legal address. Beaches, central Pattaya, international schools, golf and larger retail are generally car trips from this part of Huai Yai. In practical terms, this is suburban villa living within the Pattaya catchment rather than a location designed around daily walking.
Ownership format
Listings describe the project as freehold or Thai ownership, but that wording does not automatically give a foreign buyer direct ownership of the land. Foreigners in Thailand generally cannot own land directly except under narrow statutory exceptions. For a specific villa, the land title, registered landowner, building ownership and legally available acquisition structure must be checked separately. Nominee-company workarounds are not treated as an acceptable solution here.

This is the most consistently documented project configuration across FazWaz, DDproperty, Lazudi and other databases. Plot size, furnishing and the actual plan vary; some resale listings show four bedrooms or different areas, which may reflect a specific modification, so the selected villa's approved and as-built layout should be checked separately.
