You can inspect reality

This is a finished estate, so a buyer can judge the neighbourhood rather than a rendering. Road width, neighbouring homes, security, landscaping, traffic and the general level of upkeep are visible before purchase. That reduces development-risk uncertainty, but it makes a building inspection more important. A car-led location

Huai Yai works best for buyers who are comfortable driving. Sources disagree on unit count, precise completion timing and developer attribution, and resale listings show different ownership labels. None of those issues automatically makes the estate problematic, but they are a reason to obtain the land title, seller details, building documents and any company records before relying on an agency description. For a foreign buyer, this is especially important because land ownership is not handled like condominium foreign freehold.

Paragon Park is a completed low-density house estate in Huai Yai, southeast of central Pattaya. The estate can offer large plots, private pools and quieter surroundings, but a car becomes part of normal daily life. That distinction matters when comparing price: a THB 8-10 million house on a substantial plot is not a direct substitute for an equally priced central condo, because the ownership burden, transport pattern, maintenance profile and land component are completely different.

A frequently advertised three-bedroom home is a single-storey villa of about 280 sqm on a 788 sqm plot, with three bathrooms, a private pool and parking. Visible asking prices around September 2026 start at roughly THB 8.8 million for this kind of stock. Cornerstone also documents a much larger two-storey four-bedroom house with about 360 sqm of living area on an 860 sqm plot. Other current listings show additional variations, which suggests that Paragon Park should not be treated as a one-plan estate even though Baania records one original house model. Some homes may have been altered, extended or reconfigured after completion. That is why the unit cards in this dossier are deliberately based on specific verified resale examples instead of presenting a fictional developer catalogue. For a buyer, this is more useful: it shows what is actually available in the estate now and highlights the need to verify whether later additions, guest rooms or structural changes are documented and legally compliant.

Public sources are not perfectly aligned on the project's original facts. FazWaz, Dot Property, Thailand-Property and several other current databases state 26 units, while Baania's exact project record states 32. Baania identifies the developer as บริษัท พารากอน พร็อพเพอร์ตี้ พัทยา (ไทยแลนด์) จำกัด, whereas syndicated portal data sometimes attributes the estate to 124 Privacy Condominium. That second attribution is difficult to rely on because the same developer label appears across many unrelated projects and no independent primary source was found linking it directly to Paragon Park. Completion timing also varies: Baania had the project at 100% completion by April 2020, the main project databases use November 2020, and one later portal says 2022. Rather than smoothing those inconsistencies into a false level of precision, this dossier keeps 2020 as the completion year, uses 26 units as the more consistently repeated current figure, and flags the developer and count conflict for document verification. For a resale purchase, the title and seller's authority are ultimately more important than the marketing genealogy of the estate.
