Why this project is worth a look
Small finished village
With 24 homes, Garden Ville 3 is easier to understand than a large master-planned estate. The trade-off is that management quality is highly visible: roads, landscaping, security and the communal pool directly shape the experience of the whole village.
One-level family layout
The original three-bedroom, three-bathroom format with two-car parking is suited to full-time living or a second home. A single-storey layout removes stairs from daily life, but buyers should still verify any later extensions or layout changes against the property documents.
Huai Yai positioning
This is a space-and-privacy choice rather than a central Pattaya lifestyle choice. It works best for buyers who are comfortable driving and who value a residential plot more than walkability to the beach, malls or nightlife.
Resale selection matters
Private pools were optional and individual houses have had years to diverge in fit-out and condition. The right question is not whether Garden Ville 3 is good in the abstract, but which house has the strongest combination of maintenance, plot, paperwork and price.
Identity before price
Several portals mix Garden Ville 3 with Pornthep Garden Ville 3/1. A low asking price is not meaningful until the Huai Yai location, 24-home project identity and property details all match the correct estate.
About the project
Garden Ville 3 is a completed 24-home residential village in Huai Yai, on the eastern side of the Pattaya area. The project profile records completion in November 2018, so the buying decision today is fundamentally a resale decision rather than a developer-launch decision. That changes what matters. A brochure can still tell you the original concept, but it cannot tell you how a particular house has been maintained, whether the pool equipment has been replaced, what alterations have been made, or whether the title and building paperwork for that specific property are clean. Buyers should treat the village as the starting point and the individual house as the actual asset under review.
The original product was straightforward: single-storey detached homes with three bedrooms, three bathrooms and covered parking for two cars. Thai-language project material says plots started from 81 square wah. A private swimming pool was optional rather than standard, which helps explain why resale homes in the same village can look quite different from one another. Some may have a pool, upgraded kitchens or added outdoor areas; others may remain much closer to the original specification. For a resale buyer, that variation is not necessarily a problem, but it means there is no single project-wide specification that should be assumed to apply to every listing.

The layout is family-oriented rather than investment-studio oriented. Two bedrooms were described with en-suite bathrooms, while the third uses the guest bathroom, and the living space was designed around an open living, dining and European-style kitchen arrangement. A one-level plan can work particularly well for families with young children, older residents, or anyone who simply does not want stairs to dominate daily life. It also makes Garden Ville 3 more comparable with other low-density Huai Yai housing estates than with central Pattaya condominiums. Any later extensions or layout changes, however, need to be checked against the house as built and the documents available for it.
The communal offering is practical rather than resort-scale. Current and archived project profiles consistently point to a communal swimming pool, landscaped garden, gym, 24-hour security and CCTV, while the houses themselves have private parking. Those facilities are useful, but their present condition matters more than the original amenity list. A village completed in 2018 has had years of real use. A buyer should look at the pool plant, roads, drainage, landscaping, gate operation and general upkeep, and should ask who is responsible for management today and what fees are actually being collected.
Huai Yai is the central location trade-off. This is not a walk-to-the-beach or walk-to-central-Pattaya address. It suits people who want a house, a plot and a quieter residential setting, and who are comfortable driving for most daily trips. Project and resale material describes Sukhumvit Road as roughly a ten-minute drive, places Na Jomtien Beach at around 6 km, and refers to the Bangkok–Rayong motorway connection at about 3 km. Those figures are useful orientation points, not commute guarantees. School runs, peak-hour traffic and the condition of the local access road should be tested in the buyer's real routine.
Pricing also requires careful identity control. As of 9 September 2026, the lowest resale price I could confirm for the correct Garden Ville 3 in Huai Yai is THB 8.5 million, with higher asking prices also visible. A THB 4.8 million listing appears across several portals under the Garden Ville 3 name, but its underlying source identifies the property as Pornthep Garden Ville 3/1, a separate estate in Nong Pla Lai. Thailand's Department of Lands also lists Pornthep Garden Ville 3/1 separately, with a different land allocator and location. The cheaper listing has therefore been excluded rather than used as the project's market floor.
For a foreign buyer, the most consequential due-diligence issue is land ownership. Houses and villas do not offer the same simple foreign-quota structure that applies to condominium units. Foreigners are generally restricted from direct land ownership in Thailand, apart from narrow statutory exceptions that are not the normal route for a residential villa purchase. The selected resale therefore needs a property-specific review of the land title, the registered landowner, building ownership and any lease or other lawful rights being offered to the buyer. A long lease may form part of a legitimate structure, but its registration, term and renewal language need to be read rather than assumed. Using a Thai company as a nominee workaround should not be treated as a default solution.
The developer trail is clearer at brand level than at legal-entity level. Project profiles for Garden Ville 3 attribute the development to Garden Ville Pattaya. There is also an active Huai Yai company, Garden Ville Home and Properties Company Limited, registered in April 2017, and property databases associate it with Garden Ville 2 and later Garden Ville 5–9 projects. What I did not find is a primary or registry document that directly names that company as the legal developer of Garden Ville 3. That distinction is worth preserving. The public project page can name the confirmed brand, while the exact project company should remain a due-diligence question rather than being filled in by inference.
The practical case for Garden Ville 3 is therefore quite specific. It can make sense for a household seeking a one-storey three-bedroom home in Huai Yai, with a small-village setting and the possibility of a private pool, at a resale price below many newer villa projects. It is a weaker fit for someone who wants beachfront walkability, a brand-new handover, or a foreign buyer expecting direct personal ownership of the land with minimal legal structuring. The best way to compare it is house by house: condition, plot, pool, title, building rights, current fees and access first; asking price second. That is where the real differences inside this 24-home village now sit.
