Silk Road Place

Silk Road Place is best understood as an established East Pattaya housing estate rather than a developer-led new launch. Current project databases describe an 84-home community completed in 2012 on Chaiyaphruek 2 Road.

Why this project is worth a look

You can inspect reality

Silk Road Place has been occupied for years, so the buyer is not underwriting a construction promise. Streets, landscaping, shared facilities and neighbouring homes can all be seen before a decision is made. The risk moves to the asset itself: waterproofing, roof condition, electrical work, air-conditioning, drainage, pool equipment and the quality of past extensions matter far more than they would in a newly handed-over home. A thorough building inspection is therefore a core part of the purchase, not an optional extra.

More space for the money

The entry point can buy a true house-and-land format rather than apartment-sized space. One active THB 6.9M resale is around 190 sqm with two bedrooms, while larger three- and four-bedroom homes extend well beyond that. The value proposition is not simply a low price per square metre, because plot size, outdoor area and improvements carry substantial value. Buyers who need a home office, family space, parking, a garden or a private pool may find the format more relevant than a similarly priced condominium.

Every resale is different

The estate is mature enough that owner modifications now shape the market. Some homes remain close to earlier layouts; others have been extended, reconfigured or upgraded. That explains why current listings show bedroom counts and floor areas that do not line up neatly with the original two- and three-bedroom project summaries. This variety is useful, but it also means that the cheapest listing and the most expensive listing may not be comparable products. The due-diligence package should include the title, plans where available and confirmation that material additions are properly documented.

A car makes it work

The location suits buyers who drive. Chaiyaphruek 2 gives access toward Jomtien, Sukhumvit and the broader East Pattaya road network without placing the house inside the densest tourist streets. The beach is close enough for a short drive but not for a typical daily walk. Families and long-stay residents may prefer that trade-off, especially if they value a gated neighbourhood and private outdoor space. Buyers who want restaurants, nightlife and the seafront immediately outside the gate should compare more central areas before committing.

Land structure comes first

A foreign buyer cannot treat a Pattaya villa like a foreign-quota condominium. Thai law generally restricts direct foreign ownership of land, with narrow statutory exceptions. Current Silk Road Place listings include plots held in a Thai owner's name, so the exact title and proposed legal structure must be established before the commercial terms are judged. Depending on the house and parties, a transaction may involve a registered land lease and separately documented rights over the building, but that must come from the actual title and contracts rather than from a generic project description.

About the project

Silk Road Place is best understood as an established East Pattaya housing estate rather than a developer-led new launch. Current project databases describe an 84-home community completed in 2012 on Chaiyaphruek 2 Road. That shifts the buyer's risk profile. Construction delivery is no longer the central issue; the important questions are the condition of the individual house, the quality of any renovations, what has been added since completion, and whether those additions match the title and local records. Resale homes inside the same gate can now be materially different products. One may retain an older two-storey layout, while another has a private pool, enlarged living area, solar equipment or a heavily remodelled interior. A sensible comparison therefore starts with the exact house, not with a generic project brochure.

The development also has a useful paper trail from its early years. A 2007 launch report presented Silk Road Place as a Tara Group project built around a Mediterranean-and-Asian design concept, with seven named house models, a first phase of 51 homes and an original plan for 94 units on roughly 39 rai. Today's project platforms consistently show 84 completed units instead. The difference is worth preserving rather than smoothing over: masterplans change, and a pre-construction unit count is not the same thing as the completed estate. For a resale buyer in 2026, the practical source of truth is the title and registered information for the specific plot and house being purchased.

Developer attribution requires more care than most current portal pages suggest. Contemporary Thailand Property Awards records credited Silk Road Place to Better Home Development Co., Ltd. in both 2013 and 2014, while the original 2007 launch coverage described Tara Group as the project owner. TARA Estate's current corporate site lists Better Home Development as one of the companies within the TARA Estate group. Those sources are closer to the project's development history than today's generic listing databases, so Better Home Development is used here as the developer name. Several modern portals instead label the developer as 124 Privacy Condominium, but no primary project-era evidence connecting that company to Silk Road Place was found during this research. The conflicting attribution is retained as a due-diligence point rather than silently merged.

Location is straightforward but car-oriented. Silk Road Place sits on Chaiyaphruek 2 in Huai Yai, east of Jomtien and within reach of Sukhumvit Road. Project platforms put Jomtien Beach South at roughly 3.1 km, and local agencies describe convenient driving access toward central Pattaya, Jomtien and the motorway network. This is not a beachfront or walk-everywhere address. The trade-off is a gated residential setting with more land and privacy than a typical coastal condominium. Multiple project sources consistently report a communal swimming pool, gym or fitness room, clubhouse, tennis facilities, a children's area, parking, security staff and CCTV. Those shared facilities are already part of an operating community, although their current condition and any fees should still be checked with the estate office before purchase.

The 2026 resale market shows a broad spread rather than one standard product. Active asking prices start around THB 6.9M, while larger renovated homes and pool villas can sit well into the teens or higher. A current two-bedroom example is around 190 sqm, and three-bedroom stock ranges from relatively compact houses to heavily extended properties with much larger reported floor areas. Four-bedroom resales also appear even though older project summaries mainly describe two- and three-bedroom types, which is another sign that the estate has evolved through owner alterations. Rental inventory is active as well, especially in three-bedroom houses. That does not make any advertised yield automatic: asking rents, vacancy, furnishing, pool maintenance, common-area fees and actual purchase price all matter. Silk Road Place is a project where physical inspection and document review can change the investment case more than a headline average.

Ownership format

These are houses sold with land plots. Current resale listings include land held in a Thai owner's name. A foreign buyer generally cannot own Thai land directly. An ordinary registered lease of immovable property is capped at 30 years, with any renewal requiring a new term; the structure must still be checked against the title and transaction documents for the specific house, including rights over the building where applicable.

3 bathrooms

A current 2026 resale example offers about 190 sqm of internal area on a 216 sqm plot at THB 6.9M. It is useful as a lower-market reference, not as a standard specification for the estate; plot size, renovation quality, furniture and title position vary by house.

From THB 6.9M in active resale stock
3 bedrooms
150–220 sqm in the historical project profile; larger reported areas appear in resale stock

Three-bedroom homes form the most visible part of today's sale and rental market. Older project material places typical three-bedroom layouts around 150–220 sqm, but current listings include substantially larger reported areas after years of extensions and remodelling. The original type is a starting point only; the selected home's registered and measured area needs its own check.

4 bedrooms and larger modified homes
roughly 200–470 sqm across current listings

Four-bedroom stock now appears in resale listings even though early project summaries concentrated on two- and three-bedroom house types. That suggests later owner extensions or reconfiguration in at least part of the estate. These homes deserve an especially careful check of registered area, building records and the quality of subsequent construction work.

The 2007 launch material described seven named house models and a 94-home masterplan, while current project databases describe an 84-home completed estate. Years of owner alterations mean today's resale stock no longer maps cleanly to one original catalogue of layouts. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • Chaiyaphruek 2, Huai Yai, Bang Lamung: an East Pattaya location with road access toward Sukhumvit.
  • Project platforms place Jomtien Beach South at roughly 3.1 km, making the beach a short drive rather than a walkable frontage.
  • Current estate listings consistently highlight driving access toward Jomtien, central Pattaya and the wider Eastern Seaboard road network.
  • The address is less compelling for a car-free routine because dense urban amenities and public transport are not immediately outside the gate.

Price & purchase terms

  • Current price: From THB 6.9M in active resale stock checked on 14 Sep 2026. This is a lower market anchor rather than a developer price; availability, house condition, furniture, land plot, title structure and transfer terms must be confirmed for the selected property.
  • Completed: 2012-11

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The 2007 launch plan stated 94 homes, while modern project databases show an 84-unit completed estate. No public source found in this research explains the final change; the title and surveyed boundaries of the selected plot are what matter for a transaction.
  • Many current portals label the developer as 124 Privacy Condominium, while 2013–2014 Thailand Property Awards records credit Better Home Development and the 2007 launch coverage names Tara Group as project owner. No primary evidence connecting 124 Privacy Condominium to the project's original development was found.
  • Silk Road Place Co., Ltd. was registered in Huai Yai in May 2012 at 99/65 Moo 4 and carries on real-estate business, but its precise historical role in the estate—project company, asset owner or management vehicle—could not be established from public sources.
