About the project

Central Park 4 is no longer a developer-led product where buyers choose a standard house from a launch price list. The strongest group of project sources describes an established detached-house community in Nong Prue, East Pattaya, completed in June 2014, with 65 homes being the figure repeated most consistently. That changes how the project should be assessed today. A buyer is purchasing a specific resale property from a specific owner, so the condition of the house, the actual layout, alterations, land plot and title documents matter more than the estate’s original marketing concept. Two homes inside the same gate can carry very different renovation needs and transaction risks. Central Park 4 therefore works best as a known residential address with shared facilities and varied resale stock, not as a uniform package with one specification.

There is still a useful baseline for understanding what the estate originally represented. Project profiles describe a standard detached-house format with four bedrooms and about 250 sqm of usable area. The resale market is far broader: current portals show two-, three-, four-, five-, six- and seven-bedroom properties, with substantial differences in living area and land size. Those listings should not be treated as an official 2014 unit schedule. Owners may have extended buildings, reconfigured rooms, added private pools or carried out full renovations over the years. For due diligence, the measured area and the documents for the selected house are more useful than a generic project description. The estate name tells you where the property sits and what communal environment surrounds it; it does not guarantee that every house still matches an original plan.

Pricing illustrates the same resale reality. When checked, a major property portal showed sale stock from THB 4.9M to roughly THB 18M. The lowest specific listing we could verify independently was a two-bedroom, two-bathroom house at THB 4.9M, with 130 sqm of living area on a 224 sqm plot. Another current four-bedroom listing was offered at THB 5.9M, with about 200 sqm inside on 260 sqm of land. The spread cannot be explained by bedroom count alone. Plot size, renovation quality, private pool, furniture, extensions and the legal position of the land can all materially affect what a buyer is actually getting. The THB 4.9M figure is therefore a market floor observed on 10 September 2026, not a promise that another chosen property will be available at a similar price.

Communal facilities are closer to those of a conventional gated housing estate than a serviced resort. Multiple project profiles consistently mention a shared swimming pool, security, parking and a children’s area; FazWaz also lists a gym, clubhouse and CCTV. For a household that wants its own building and plot but still values controlled access and a few shared amenities, that can be a practical middle ground. The age of the estate makes present condition more important than a historical facilities list. We did not find a current official common-fee schedule, an audited management budget or a document setting out exactly which services owners fund today. A serious inspection should therefore cover the pool, gate and security operation, internal roads and the collection of community charges rather than assuming every advertised facility is maintained to the same standard as when the estate was completed.

The location is better established than some of the project’s corporate history. Central Park 4 is on Soi Toongklom-Talman in Nong Prue, East Pattaya, with project directions approaching from Sukhumvit Road via Thung Klom-Tan Man Road. This is an inland residential part of Pattaya rather than a beachfront setting. Daily life makes more sense here for people who are comfortable using a car and who value a private house, land around it and access to the wider road network over a walk-to-the-beach lifestyle. The estate’s position also explains why listings repeatedly market it to families and long-term residents: the proposition is space and a residential base on the eastern side of the city, not a resort address built around short-stay tourism.

For a foreign buyer, the key legal issue follows from the asset type: these are houses standing on land. Thailand’s general land rules do not allow a foreign individual simply to acquire the land in their own name, subject to narrow statutory exceptions. A building can be owned separately from the underlying land, and a registered long-term land lease is one lawful structure used in practice. Several current Central Park 4 listings are marked as Thai ownership, but that label describes the seller’s current registration; it does not turn the land into foreign freehold. Before any reservation or deposit, the buyer should see the land title, the registered owner, evidence of rights to the building and the exact legal structure proposed for the land. Marketing shorthand is not enough for this part of the transaction.

The developer is the main unresolved corporate fact. Pattaya Prestige Properties and Thailand-Property attribute Central Park 4 to a developer brand called Central Park, while DDproperty explicitly lists the developer as N/A. We did not find a primary developer website or an official project document that would let us identify the legal development company with confidence. That gap should remain visible rather than being filled with an inferred company name. In a completed resale estate, the practical emphasis is somewhat different from a new launch: buyers still want project history, but the immediate transaction risk is concentrated in the selected land title, seller authority, encumbrances, alterations to the house and the current management of common areas.

Name confusion is another genuine due-diligence issue. Central Park 4/2 Village sits nearby but is a separate development: FazWaz describes it as a 28-home project completed in 2013, so its data should not be merged into Central Park 4 as though it were a confirmed phase. A Cornerstone profile under the Central Park 4 name creates a second conflict by describing a 2009 estate with 101 homes in a different location context. Those numbers do not fit the much stronger 2014 / 65-home / Toongklom-Talman evidence set and were excluded from the main record. For an actual purchase, matching the address and title to the correct estate is more important than relying on a portal’s project label.

Ownership format

As a general rule, a foreign individual cannot hold direct title to the land under a house in Thailand. For any selected property, the land title and registered owner, ownership of the building and the lawful land-use structure must be checked separately; a registered long-term land lease is one common route.
