Why this project is worth a look

Substantial private space

The original villa types are large by mainstream Phuket-estate standards, at roughly 489, 653 and 714 sqm, each with a private pool and its own land plot. That can work well for families who want separation between living, guest and work areas. It also increases recurring costs, so air-conditioning, pool care, landscaping, cleaning and building maintenance deserve a realistic operating budget alongside the purchase price.

More than one template

The initial scheme combined three defined models with the custom Infinity concept. Current listings broaden that further, showing two- to four-bedroom homes and sizes that do not always correspond to the original catalogue. That flexibility is useful, but it makes the villa number and plot schedule more important than the marketing type name when comparing two offers.

Staged payment options

Current portals publish full payment on handover plus six- and twelve-month staged plans. The twelve-month version is shown as 40% on signing, 30% after six months, 20% after twelve months and 10% at handover. These figures are useful for cash-flow planning, but only the schedule written into the selected villa’s contract should be treated as binding.

Shared resort facilities

The project combines private pools with a clubhouse, communal pool, gym and wellness/spa facilities, alongside security and CCTV. That is a more complete amenity package than a simple collection of standalone villas. Because the scheme has evolved over time, buyers should still inspect what is operating today and understand the ownership and service-charge structure behind the common areas.

Due diligence matters

The main uncertainty is documentary rather than architectural. Current market sources point to CHALINI RESIDENCE, while the older official brochure names CMP DEVELOPMENT; completion dates also conflict. None of that proves a transaction problem on its own, but it makes the seller entity, land title, project rights, approvals and binding handover terms essential checks before a reservation becomes non-refundable.

ALLTHAI Villages is a 30-villa pool-villa project in northern Phuket, around Thep Krasattri in Thalang. It is a relatively small community by unit count, but its public record is more complicated than the simple sales pitch suggests. Current portals use the name ALLTHAI Villages, while the older primary brochure calls it ALLTHAI VILLAGE & SPA. Those materials describe the same 30-villa scheme and the same Oxygen, Oasis, Harmony and Infinity concepts. A separate development called ALLTHAI SABAI HOME VILLAGE also exists in the same broad part of Phuket and should not be merged into this project; it has a different unit count and its own project identity.

The physical proposition is straightforward: detached homes with private pools rather than compact attached resort housing. The original line has three defined villa types plus a custom format. Oxygen is a two-storey, three-bedroom villa of about 489 sqm on plots of roughly 423–544 sqm. Oasis is a much larger three-storey model of about 714 sqm on approximately 454–694 sqm of land, with the original concept reserving the third level for private wellness and fitness use. Harmony is a two-storey villa of about 653 sqm on the largest standard plots, around 827–1,181 sqm. Infinity was presented as a customisable villa within the development’s architectural framework rather than one fixed plan.

The live market is broader than that original catalogue. As of September 2026, portals show two-, three- and four-bedroom homes, including built areas that do not line up neatly with the three standard brochure types. The lowest repeatedly visible asking price is around THB 15.5 million, attached to a roughly 250 sqm two-bedroom villa. By contrast, listings around the original 489 sqm Oxygen size sit around the THB 30 million level, while larger villas rise into the THB 40 million range. The THB 15.5 million figure is therefore a valid current lower market anchor, not a universal price for a standard villa. The exact plot, house size, fit-out, ownership structure and construction state need to be matched to the specific listing before that number is useful for budgeting.

Completion timing is the largest unresolved factual issue. FazWaz still labels the project off plan and does not publish a firm completion year. PHUKET.PRO lists March 2025 as the completion date while simultaneously showing a July 2026 price list and unsold stock. Other agency material refers to Q1 2025, while a newer project profile gives an under-construction status with Q3 2027. These claims cannot responsibly be averaged into a single handover date. A buyer should treat the build status as villa-specific until the developer or seller produces current construction evidence and a contract that states what remains to be completed, the binding handover date and the consequences of delay.

The developer trail also needs explanation. FazWaz, Dot Property and other current market pages identify CHALINI RESIDENCE as the developer. A Thai corporate database confirms that CHALINI RESIDENCE CO., LTD., registration number 0835563003101, is an active Phuket company incorporated in 2020 with real-estate activities. The older official project brochure, however, names CMP DEVELOPMENT. Public material does not clearly document whether this reflects a developer change, project transfer, corporate relationship or earlier branding. For editorial purposes, CHALINI RESIDENCE is the best-supported current developer brand. For a transaction, the buyer should go further and identify the exact legal entity signing the reservation and sale documents and confirm its rights over the selected plot and villa.

A similar inconsistency appears in total site area. The original brochure states 18,019.4 sqm together with the clubhouse, while current FazWaz and Dot Property project profiles show 8,000 sqm. The gap is far too large to treat as rounding. It may reflect different site boundaries, a later phase definition or a change in what is counted as project land, but none of the open sources provides the document needed to resolve it. That makes headline site area a poor decision metric. A buyer should focus instead on the selected plot: surveyed size, title deed, boundaries, legal access, easements and the legal basis for any shared facilities.

Shared amenities are more substantial than in many small villa estates. The primary catalogue promotes a clubhouse, communal pool, fitness and wellness facilities, spa functions and service areas. A current Phuket.net profile independently confirms the clubhouse, pool, gym, health centre and spa, together with 24-hour security and CCTV. The important distinction is between something that appeared in an original concept and something operational today. If the clubhouse or wellness facilities are part of the reason to buy, they should be inspected in person and the buyer should establish who owns and operates them, which services are active and how their running costs are allocated to villa owners.

For a foreign buyer, the ownership question is fundamentally different from a condominium purchase. Foreign nationals generally cannot hold Thai land directly in an ordinary residential transaction; the statutory routes for direct foreign land ownership are narrow exceptions with investment and approval requirements and should not be treated as the normal solution. Market listings around ALLTHAI Villages use both freehold and leasehold language, but those labels alone do not explain what happens to the land and the house. The transaction should separate the two assets clearly: who owns the land, what title it carries, how the structure is registered, what lease term is offered if the land is leased, whether that lease is registrable, who the lessor is, and how transfer, inheritance and termination work. Nominee structures should not be used as a substitute for a lawful ownership arrangement.

The address is consistently in the northern part of Phuket, with property databases giving 230 Moo 8, Thep Krasattri, Thalang, Phuket 83110 and some sources using the local Pru Jampa area name. The map business listing instead labels the location on Thep Krasattri Road in Mai Khao. That administrative mismatch does not prevent the project from being found, but it is a reason not to manufacture a precise tambon or coordinate from inconsistent public labels. For a final transaction record, the land title and cadastral information should be the controlling source for the plot location.

The project may make sense for a buyer who values a large private home, a meaningful land plot, a pool and more individual layout choice than a typical developer villa estate. It is less suitable for someone looking for a simple, standardised off-plan purchase where the project company, total site area and handover date all line up cleanly across sources. Here, due diligence adds real value. If the selected villa is already materially complete, an inspection and title review can reduce much of the uncertainty. If it is still under construction, the contract, construction schedule, payment milestones and seller’s legal capacity become central to the decision rather than paperwork to review after a deposit.

Ownership format

Direct foreign ownership of Thai land is not the standard route for an individual foreign buyer. The selected villa requires separate checks of land and building rights: land title, registered landowner, building ownership and, where a leasehold structure is used, the lease term, registration, lessor and transfer or inheritance provisions. Narrow statutory exceptions to foreign land ownership should not be treated as the normal purchase structure.

A two-storey villa paired with the largest plot range in the original standard line, roughly 827–1,181 sqm. The brochure shows a pool of about 10 × 5 m. Buyers should compare not only the house area but the actual plot shape, boundaries and land title for the selected property.

Type D Infinity — customised configuration

The original concept does not assign one fixed size to this type; plan and design are customisable within the project framework. Some current two- or four-bedroom listings may reflect customised homes, but public data is not sufficient to label every non-standard villa as an Infinity type automatically.

The primary brochure standardises A Oxygen, B Oasis and C Harmony while leaving D Infinity customisable. Current listings also show villas of roughly 250, 350, 359, 548 and 578 sqm with two to four bedrooms. Public data is not sufficient to assign every such listing to an original type safely, so comparison should be made by villa and plot number.
