Why this project is worth a look
Only four homes
A four-villa scheme can feel more private, but it also means each house has to be checked on its own merits. Public listings show materially different areas, so one advertisement should not be treated as the specification for the whole development.
A traceable address
Multiple sources place the project in Thep Krasattri, Thalang, around Ban Wat 1 and Don Chom Thao. It is an inland residential location with driving access to the coast rather than a vague beach-area label being used as a substitute for the actual address.
Large family layouts
The strongest current evidence is for four-bedroom, five-bathroom villas with 360–400 sqm of indoor area, while another live listing states 434 sqm of usable area. This is a substantial home format suited to family living or buyers who need genuine guest space rather than a compact holiday unit.
Paperwork drives value
There is limited primary-source material, no confirmed completion date and no published foreign-buyer land structure for the project. The title deed, contract, actual build stage and legal rights attached to the selected house matter more here than broad lifestyle claims.
About the project
LAMIETT Phuket is a very small private-villa development in Thep Krasattri, Thalang, in northern Phuket. Major property platforms consistently describe it as a four-home project and still classify it as off-plan or under construction. That scale changes the due-diligence priorities. This is not a large estate where dozens of units share a long operating history and a mature common-area structure; the buyer needs to understand the exact house being offered, its construction stage, the land documents and what is actually included in the sale. As of 22 September 2026, open listings for four-bedroom homes sit around THB 24.5M to THB 25.1M, while the number of units shown as available varies by portal.
The location is relatively well pinned down by independent listing sources. Hipflat gives the address as 196/3 Ban Wat 1, Thep Krasattri, Thalang, Phuket 83110, while a recent Connex Property listing adds Don Chom Thao to the location description. FazWaz places the nearest beach at roughly 4.63 km and Ma Doo Bua at about 0.9 km. In practical terms, this is an inland Thalang address rather than a walk-to-the-sand resort setting. It makes more sense for a buyer who is comfortable driving to the coast and wants access to the wider northern Phuket area than for someone whose priority is immediate beachfront living.

The best-supported inventory is currently four-bedroom. One active FazWaz listing shows 360 sqm of indoor area with four bedrooms and five bathrooms. Another current listing shows 400 sqm, again with four bedrooms and five bathrooms, and identifies the house as two storeys. A separate Connex Property advertisement for LAMIETT Phuket gives 434 sqm of usable area, a land plot of 96.5–97 square wah, two storeys and two parking spaces. Those numbers should not be forced into one standard plan. They may represent different villas within the four-home scheme or different measurement conventions, so the safer presentation is to keep the confirmed variants separate and verify the exact plan before reservation.
Private pools are supported by the current sales material, which is why the project is categorised here as a pool-villa development. One listing also specifies an 8.5 by 4 metre pool, a private garden, terrace and covered parking. What is not well documented is any substantial shared estate amenity package. There is not enough reliable evidence to promise a clubhouse, communal gym, large common pool or resort-style management simply because these features are common in other Phuket villa estates. LAMIETT Phuket should be evaluated first as a small collection of individual homes, with the specification and legal package of each villa carrying more weight than assumptions about shared facilities.
Developer attribution is one of the weaker parts of the public record. Kinnara explicitly maps LAMIETT PHUKET to LAMIETT CO.,LTD and lists the same company in its developer directory. FazWaz and related project pages, however, show the developer as unavailable, and no official LAMIETT corporate or project website was found during this research. LAMIETT CO.,LTD is therefore the best available attribution, but it remains secondary-source attribution rather than a developer identity independently confirmed from the company's own site or a public corporate registry record.
Foreign-buyer ownership needs to be treated separately from condominium rules. This is landed property, so the 49% foreign condominium quota does not solve the land issue. One current unit listing describes the land as Thai ownership and identifies the title as Chanote. Thai government guidance states that foreigners generally cannot own land directly, although ownership of a building on leased land is possible and narrow statutory exceptions exist. No specific to the project long-term land lease structure for LAMIETT Phuket was confirmed in the sources reviewed. A foreign buyer therefore needs the legal structure of the specific villa established from its title, sale agreement and land-use arrangement rather than inferred from marketing language.
Ownership format
A current listing describes the land as Thai ownership with a Chanote title. Direct foreign ownership of land in Thailand is generally unavailable; no specific to the project long-term land lease structure was confirmed in the sources reviewed.
Home types & sizes
A currently listed off-plan configuration. Plot size and specification vary across advertisements for homes in the project, so the exact villa plan and contract should be used as the controlling reference.
The listing identifies a two-storey home with a private pool and two parking spaces. The same advertisement contains conflicting area figures in its descriptive text, so the villa-specific plan and area schedule should be checked before relying on the numbers.
Project pages expose a three-bedroom type, but the published area, price and plan could not be tied confidently enough to the four-villa LAMIETT Phuket record. Only the confirmed bedroom type is retained here.
No official schedule covering all four villas was found. Current listings confirm several configurations, but areas and descriptions do not fully align, so the cards above should not be treated as a complete official inventory schedule. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Sources give the address as 196/3 Ban Wat 1, Don Chom Thao, Thep Krasattri, Thalang, Phuket 83110.
- FazWaz places the beach at roughly 4.63 km, so this is not a walk-to-the-beach first-line address.
- Ma Doo Bua is shown as a nearby landmark at roughly 0.9 km from the project.
- Recent listings place the property within the wider residential Thalang area and reference schools, hospitals and major retail nearby; real journey times depend on route and traffic.

Price & purchase terms
- Current price: From THB 24.5M on the current FazWaz listing checked on 22 Sep 2026. This is a lower market anchor from an open listing; the selected villa, availability, fit-out and transaction terms need separate confirmation.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers looking for a large four-bedroom private villa in Thalang who do not need the beach within walking distance.; Families that value roughly 360–400 sqm of indoor space, multiple bathrooms, a private pool and on-site parking.; Buyers willing to verify the exact house rather than rely on a generic project brochure: area, title, build stage and included specification all need unit-level checking.; People who prefer a very small four-home scheme over a large managed estate with many neighbours.; may not suit: A weaker fit for buyers who want a completed estate with a long operating history and a mature shared-facility package.; Not a straightforward match for a foreign individual expecting direct personal ownership of the underlying Thai land without a separate lawful transaction structure.; Not a beachfront or walk-to-the-sand development; the published address is inland in Thalang and the coast requires a drive..
What we confirm before booking
A short, specific to the project list. We request these from the developer and go through them with you before any payment.
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the contractual area of the chosen unit, and which basis it is measured on
- which amenities are fixed in the SPA annexes
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Kinnara attributes the project to LAMIETT CO.,LTD, while FazWaz-family project pages leave the developer field blank; no official company site or independent corporate record tying the company to this specific project was found.
- The project is shown as under construction/off-plan, but no confirmed completion date, official construction timetable or payment plan was found in the public sources reviewed.
- A recent listing provides a Google Maps short link and a full address, but a verifiable coordinate pair could not be extracted; the same listing also conflicts between 400 sqm indoor / 395.2 sqm plot metadata and a description stating 360 sqm / 480 sqm.
