Verify the paper trail

Public sources disagree on the developer name and completion timing, and a newer Terra Azalea data cluster has different sizes and dates. The practical way through that uncertainty is to verify the legal seller, land title, building documents, ownership structure and physical handover status for the selected plot.

It is the opposite: five homes, two storeys, a four-bedroom family format and enough private space to function as a real house rather than a holiday apartment. For buyers looking at long stays, relocation or family use, the practical questions are therefore land, access, layout, parking and the exact condition of the individual villa.

The five-villa data cluster is relatively consistent on the physical product. Public project profiles repeatedly show four bedrooms, usually five bathrooms, and built-up areas of roughly 441–456 sqm. The land component varies by plot. Two 456 sqm villas are shown on plots of about 363 sqm and 347 sqm, while a 441 sqm example has been listed with a much larger plot of about 479 sqm. This is a small collection rather than a broad catalogue of floor plans, so the individual plot matters more than the type label alone.

The homes are laid out for family living. Sources describe ensuite bedrooms, a walk-in or dressing area in the main suite, open living and dining spaces, built-in kitchens, terraces, private gardens and private pools. Covered parking for two cars is also shown in project-level listings. That is particularly relevant here because the development sits inland. Daily life is easier with a car, and the project should not be evaluated as a walk-to-the-beach resort address.

The most repeatable address is Phuket Rural Road 3029, Thep Krasattri, Thalang, Phuket 83110. Project profiles place it in the northern half of the island, with practical access to Phuket International Airport, UWC Thailand and the Nai Yang/Nai Thon side of the coast. FazWaz places Nai Thon Beach at about 7.8 km and the airport at about 8.6 km. Those numbers are useful as orientation, not as a promise of a fixed drive time; traffic and the exact gate access matter more on a normal weekday.

As of 22 September 2026, currently listed homes is mixed. The lowest visible market listing is around THB 19.2 million for a roughly 456 sqm villa, while two 456 sqm examples are widely shown at THB 21.5 million. A 441 sqm villa has been marketed at THB 25.5 million and is marked sold on one Phuket project profile. The gap is large enough that a buyer should compare the actual unit, furniture, land plot, seller and ownership paperwork before treating the cheapest listing as directly equivalent to developer-style stock.

The construction timeline is not clean across public sources. FazWaz, Dot Property and several syndicated project pages state that the five-unit development was completed in November 2024. Keller Henson shows the same five-unit, 441–456 sqm product but gives Q4 2025 as the completion date. Vika Thai, working from a developer price list dated March 2026, still labelled it under construction. That conflict makes the physical inspection and unit-specific handover documentation more important than a generic project badge on an aggregator.

There is a second identity issue. Newer pages appeared in 2026 for a project called Terra Azalea, without the word Villas, describing two 235 sqm villas, completion in Q2 2027 and a developer named Baan Azalea Phuket Co., Ltd. Those facts do not line up with the five-villa, 441–456 sqm cluster in the NovAsia queue. They could represent a later product, a reconfigured phase, a measurement difference or a separate development using a very similar name. No primary document found in this research conclusively ties the two data clusters together, so this record keeps them separate and uses the five-villa project as its subject.

Developer attribution is also unresolved. Major portals often label the developer simply as Terra Azalea Villas. Keller Henson names A&E Development, while Vika Thai names Azalea Phuket Co., Ltd. No primary corporate website, company filing or project document was found that conclusively identifies the legal developer of the five-villa project. For a buyer, the practical answer is not to choose one of these names by guesswork. The reservation and sale documents should identify the legal seller, payment recipient and the party holding the rights needed to transfer the villa and grant any land lease.

Ownership needs a separate conversation for foreign buyers. Project listings use wording such as Thai freehold or leasehold. Thai land law generally does not give a foreign individual ordinary direct freehold title to land, apart from narrow statutory exceptions. A foreign villa buyer therefore needs to understand the land right and the building right separately. If a lease is used, the registered term, lessor, renewal language, inheritance provisions and termination clauses matter. Marketing references to multiple renewal periods should not be read as an automatic statutory extension.

The confirmed amenity set is straightforward: private pools and gardens, covered parking, a communal landscaped area, security and CCTV. Some marketing profiles also mention smart-home controls, a separate Thai kitchen, barbecue space, laundry/storage areas and optional solar installation. These are useful features, but they should be checked against the specification of the chosen villa because a project page can combine base specification, optional packages and features from a particular completed home.

The project is most interesting when viewed as a house first and an investment product second. A four-bedroom villa around 456 sqm at the low-THB-20-million level is a different proposition from a compact west-coast holiday villa, but the location also asks for a different lifestyle: driving, quieter surroundings and less spontaneous access to beach restaurants and nightlife. The project can make sense for a family that values space and northern-Phuket access, provided the legal seller, land structure and completion status are verified on the exact plot before money changes hands.

Ownership format

Project listings show Thai freehold or leasehold. A foreign buyer should verify the building right separately from the land right, including the registered land-lease term, lessor and renewal provisions for the selected villa.
