Existing homes to inspect
Completed villas are already appearing in current resale listings, so some buyers can judge the finished product rather than relying on renders. Made-to-order stock remains in the market as well. Establishing whether the offer is a completed resale, an assignment or a new construction contract should happen before comparing prices.
Climate-led planning
Deep shade, cross-ventilation, outdoor living areas and rooftop spaces are part of the underlying planning rather than add-on amenities. They can work well in Phuket's climate, but only if waterproofing, drainage, materials and detailing have been executed properly. Finished villas make those points inspectable.
Pasak over beachfront
The location trades direct beach access for an inland residential setting within the wider Choeng Thale ecosystem. It works better for car-based everyday living than for a buyer who wants to walk to Bang Tao Beach. That is a genuine location choice, not a detail that should be hidden behind short driving-time claims.
About the project
Pavara Khiri Collection is a 16-villa pool-home estate in the Pasak part of the wider Choeng Thale area of Phuket. The developer uses Soi Pasak 8 / Cherngtalay 2 as its location reference, while DDproperty gives the project address as Cherngtalay 30 Soi Pasak 8. This is a low-density residential product rather than a resort tower or a large suburban subdivision. The four official villa families start at 372.15 sqm of built-up area and extend to 690.75 sqm, with plots running from roughly 509 sqm to about 936 sqm. That scale is central to the buying decision. A larger option brings more bedrooms, outdoor space and privacy, but it also means more property to cool, clean, landscape and maintain after the purchase.
The project cannot be described accurately with one simple construction label. The 2026 market contains completed homes and made-to-order stock at the same time. DDproperty gives a 2024 completion year and has current listings described as completed in December 2024. PropertyScout gives 2025, yet still marks the project as made to order. FazWaz currently advertises an approximately 15-month made-to-order timeline while also showing homes for sale and rent. Those are materially different transactions. A completed villa can be inspected as an existing asset, including finishes, drainage, waterproofing and wear. A villa ordered for construction shifts much more of the buyer's attention to the sale contract, specification, construction milestones, change control and handover process.

The four villa types create a genuine size ladder rather than a cosmetic choice between floor plans. Type A is a three-bedroom home with 372.15 sqm of built-up area on a 508.75–547.30 sqm plot. Type B expands to 453.7–481.75 sqm on 590.45–602 sqm of land and can be configured with three or four bedrooms. Type C moves to 556.20–593.9 sqm, four or five bedrooms and 728–809.65 sqm plots. Type D is the largest at 690.75 sqm on 923.05–935.65 sqm of land, with a four-to-six-bedroom configuration. The developer calls these figures built-up areas, not net internal floor areas. That distinction matters because the design deliberately allocates substantial space to covered terraces, poolside living and other semi-outdoor zones.
Much of the architecture is built around indoor-outdoor tropical living. Across the official type pages, recurring features include a private pool, open living and kitchen spaces, an outdoor dining sala, shaded poolside seating, an outdoor shower, rooftop or upper-level leisure space and natural cross-ventilation. These are not only aesthetic details. On Phuket, shading, airflow, roof geometry and drainage directly affect comfort and maintenance. A completed home therefore deserves a practical inspection in daylight and after rain if possible: where water runs, which elevations take the afternoon sun, how exposed exterior finishes are, whether roof terraces drain correctly, and how much air-conditioning is needed when the house is closed up.
Pasak is an inland residential pocket rather than beachfront Bang Tao. Blue Tree is one of the nearby anchors, and the wider Choeng Thale lifestyle area includes Boat Avenue, Porto de Phuket and Laguna, but most owners will find a car more useful than relying on walking. That geography is part of the appeal for some buyers: the house sits within the established west-coast residential ecosystem without being embedded in the busiest beach strip. It is less compelling for someone whose idea of Phuket living is stepping out of the front door and walking directly to the sea, a beach club or a dense row of restaurants.
As of 22 September 2026, current FazWaz stock starts around THB 35 million. Recent DDproperty listings provide additional live reference points, including roughly THB 39 million for a completed 372 sqm villa and THB 42.98 million for a 556 sqm home. These are market listings, not a single developer price list. Resale status, land size, furnishing, configuration and completion state can all change the comparison. A buyer comparing two Pavara villas should therefore put the full facts side by side: asking price, built-up area, plot, bedroom configuration, included furniture, actual construction status and tenure structure. An older launch price is much less useful than a current unit-level comparison.
Ongoing ownership costs deserve the same attention as the purchase price. FazWaz states a common-area management fee of THB 20 per sqm of plot area per month and a fixed THB 100,000 sinking-fund contribution. Larger plots therefore carry a different estate-fee profile even before private pool care, landscaping, air-conditioning servicing and general house maintenance are considered. The published rate should still be checked against the current management agreement for the selected villa, especially for a resale. For an owner who will use the house only part of the year, the practical management arrangement—who checks the pool, garden, humidity, leaks and utilities while the property is empty—can matter as much as the headline fee.
Foreign ownership needs unit-specific legal review. Portal descriptions sometimes label the development as freehold, but a foreign purchaser should not read that as unrestricted freehold ownership of the land. Current Pavara listings already show different structures, including leasehold and Thai freehold. Thai government guidance confirms that direct foreign land ownership is restricted to narrow statutory circumstances. The useful question is therefore not whether 'Pavara is freehold' in the abstract. It is who owns the land parcel for the selected villa, what title is registered, what rights the buyer receives over the building, and what lease or other lawful structure is being offered if the buyer is not eligible to hold the land directly.
Pavara Development presents itself as a young Phuket high-end residential developer and as a subsidiary of Mongkon Mahakit, a jewellery manufacturer established in 1987. Pavara Khiri Collection also won the Best Housing Landscape Design (Phuket) category at the 2023 PropertyGuru Thailand Property Awards. That is relevant evidence that the landscape concept received external industry recognition, but it should not be turned into a substitute for due diligence on construction or the seller. There is also a corporate-detail point worth resolving before contract: the current Pavara website refers to Temple art Development Co., Ltd. in its privacy-consent language and footer, while project directories and the PropertyGuru award identify Pavara Development Co., Ltd. The entity named in the actual sale agreement and receiving funds should be checked rather than inferred from the brand.
Ownership format
Listings show both Thai freehold and leasehold structures. For a foreign buyer this does not create an automatic right to own the underlying land: rights to the villa and land need separate review against the title and contract. Direct foreign land ownership in Thailand is limited to narrow statutory exceptions.
Home types & sizes
Plots run from 508.75 to 547.30 sqm with one covered parking space. The official specification includes a private pool, outdoor dining sala, open living and kitchen area, study space, rooftop terrace, laundry and outdoor shower. It is the most compact official villa type in the collection.
Plots range from 590.45 to 602 sqm with two covered parking spaces. The base arrangement has three bedrooms, while the developer specifically offers an additional en-suite bedroom on the upper level. The plan also includes outdoor dining, study space and a maid/laundry room.
Land plots range from 728 to 809.65 sqm with two covered parking spaces. Both indoor and outdoor zones step up materially from Types A and B, and an additional en-suite bedroom can be added on the upper level. The scale is better suited to a larger household or frequent guests.
The largest official option uses 923.05–935.65 sqm plots and provides three covered parking spaces. Two additional en-suite bedrooms can be added on the upper level. The scale gives generous family and guest capacity while also increasing the maintenance load across the pool, garden, exterior areas and building systems.
The areas above are the developer's built-up figures, not verified net internal areas. For Types B, C and D the final bedroom count depends on the chosen upper-level configuration. Exact pool dimensions for Types A, B and C are intentionally omitted because the official pages contain conflicting measurements between their summary and detailed feature sections.
