Why this project is worth a look
A different ownership routine
A shared residential building is not a scaled-down private villa. Security, roof access, building repairs and the management budget become collective decisions, so the governance arrangements deserve as much attention as the finishes.
About the project
Altara is being sold as a small collection of loft-style residences in Ungasan on Bali’s Bukit Peninsula. The published scheme has 16 homes in one- and two-bedroom configurations. Rather than the detached-pool-villa format that dominates much of the southern property advertising, this is a multi-unit residential building with planned shared facilities. That distinction shapes the ownership experience: private living space is paired with communal services, operating rules and costs that a buyer will share with other residents.

The location needs to be read carefully. Uluwatu appears repeatedly in the marketing, but the more specific location named by the project pages and broker is Ungasan, in South Kuta, Badung. These are not interchangeable street addresses. The material does not provide a verifiable plot number or full road address, so a buyer cannot yet establish whether the building is actually on a cliff, which rooms would see the ocean, or what route connects the gate to the beach. A broad regional label is useful for orientation, not sufficient for evaluating a particular parcel.
What makes the layout different is the loft treatment: open living and dining areas, generous glazing, and a raised sleeping zone in the one-bedroom concept. A mezzanine may be attractive to a single resident or couple, yet the staircase, headroom, ventilation and practical furniture placement deserve attention. Public project pages put one-bedroom homes at 95–105 square metres and two-bedroom homes at 130–140 square metres. A broker offers materially different areas. Until a signed unit plan clarifies internal space, covered terraces and other measurements, those numbers are indicative rather than interchangeable.
The proposed communal package is unusually broad for a sixteen-residence property: a roof terrace, co-working area, sauna, laundry, security and parking feature in project-facing material, along with an optional management service. Ground-level homes are marketed with a private pool, although a brokerage description refers to a jacuzzi. None of those amenities is cost-free over the life of a long lease. Owners will need to know the maintenance budget, who controls common areas, how repairs are funded, and whether any commercial use takes priority over residents’ access.
The entry figure of USD 170,000 appears more than once, but the detail behind it is not consistent. The dedicated Altara site lists a two-bedroom home from USD 195,000; an Elements presentation uses USD 225,000 for its two-bedroom type. DWM’s main property card gives USD 170,000 alongside two bedrooms and 160 square metres. The Rumah123 advertisement separates 40-year from 80-year offers, with different prices. None of these should be combined into one apparently precise price-per-metre comparison: tenure, specification and the unit itself may differ.
Altara is advertised using long lease periods, including a maximum of 80 years. A long number in a brochure is not a substitute for the underlying land-right record and the actual lease the purchaser will sign. Indonesian law distinguishes land ownership, building rights, use rights and purely contractual occupation. A listing label such as “Strata” does not establish a registrable title for this buyer, and a reference to an SHM land certificate does not show who currently holds that certificate or what the proposed transaction grants. In particular, foreign buyers should not infer that purchasing a residence gives them freehold ownership of Indonesian land.
Rental permissions are a second legal question, separate from title. One agency says the project falls under a Rumah Kos accommodation arrangement and speaks about monthly stays. Another promotional page builds returns around nightly bookings. A business model that assumes daily guests is not equivalent to one relying on month-long tenants, even when both are marketed to people using Airbnb. The applicable business classification, zoning, permits and the authorised operating entity need to be checked for this plot and use. Published yield illustrations should not be treated as evidence of the project’s lawful rental capacity.
Progress and delivery dates also diverge. DWM places Altara in its in-progress portfolio with a 2026 estimate, while the Elements presentation mentions both a third-quarter 2027 handover and November 2027. None of the reviewed sources supplied an independently verifiable completion record or signed handover timetable. The responsible way to read the status is as a development offering, with the precise stage and delivery obligations still to be established through current site evidence and contract terms.
There is one more unresolved point that matters before any reservation is paid. DWM publishes Altara as part of its project portfolio; the dedicated landing site introduces Mahmoud Fayek as founder and developer; and Elements refers to PT Elements Real Estate in the payment narrative. These entities could be architects, contractors, sales partners or the contractual developer, but the public pages do not reconcile their roles. The purchaser needs a clear connection between the land-right holder, the seller named in the agreement and the account receiving funds. Until that chain is established, attractive renders and flexible instalments are not enough.
Unit types & sizes
Project material describes a high-ceiling living zone with a mezzanine bedroom and kitchenette. The brokerage advert uses 101 and 120 sqm for its one-bedroom variations, so these should not be treated as verified areas for the same named unit. Terrace allocation, measurement method and final plan remain to be reconciled.
Get floor plans and current pricesThe larger configuration is presented with a separate guest bedroom and an en-suite primary bedroom. Its public asking prices differ between project-facing sites, and the broker quotes larger areas. A meaningful comparison needs a dated unit schedule specifying tenure, included outdoor features, fit-out and exact floor location.

Best for: A part-year Bali resident who prefers an apartment to the upkeep of a stand-alone villa is the clearest potential fit. Shared security and maintenance could simplify ownership, provided the service obligations, resident rules and monthly contributions are written down before purchase.; Design-conscious couples and remote workers may be drawn to the open living room, loft bedroom and proposed co-working space. They will still need to test the stairs, natural light, cooling and internet provision in an actual completed unit or a credible full-scale demonstration.; A buyer targeting lawful month-to-month accommodation may find the small-unit format more relevant than a sprawling holiday villa. The case depends on an enforceable lease and a documented operating model with a clear fee schedule, not on promotional occupancy assumptions.; Buyers comfortable with development-stage risk might consider Altara once the construction milestone, legal counterparty and release conditions for instalments are fully evidenced. That is a different risk profile from buying a completed residence with independent occupancy certification and an established building-management budget.; Altara is not presented as an individually owned land plot with a detached house. Anyone whose priority is autonomous control over a garden, private building systems and unrestricted use should compare it with a completed villa rather than assume the two asset types are equivalent.; A buyer relying on immediate nightly rental income should not treat the marketed return scenarios as a business plan. The public record contains conflicting descriptions of permitted stay length, and there is no reviewed project-specific operating licence establishing the intended short-stay use.; People needing a fixed moving date, a single unambiguous price list and a named legally accountable seller may be better served by completed stock. In Altara’s case, the public material still leaves delivery, title chain, payment recipient and some key specifications open.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Land and tenure: public offers mention 40 years and up to 80 years, but no executed unit lease, commencement clause, renewal provision or traceable chain of underlying land rights was reviewed. Delivery and specification: DWM lists 2026, Elements markets 2027; two-bedroom asking prices of USD 195,000 and USD 225,000 and competing floor-area figures have not been reconciled. Counterparties and approvals: DWM, a Mahmoud Fayek-branded landing site and Elements/PT Elements Real Estate do not establish a verified contract chain; exact parcel, PBG, SLF and KKPR records remain unseen.
