Why this project is worth a look
A genuinely private pool
The slide and recessed poolside seating belong to the villa experience rather than a crowded shared amenity. The trade-off is a property that needs more active pool care and safety management.
Compact or guest-friendly
One-bedroom and two-bedroom designs appear in the sales inventory, with materially different footprints and plots. That makes the choice about everyday use and running costs, not simply the number of beds.
An identifiable project team
Kingswood promotes LuxeVista directly, and Amata Architect records collaborative LuxeVista design work. It is a useful trail back to the people presenting the scheme, although it does not prove who owns the parcel or signs the lease.
Pandawa as a reference
The public geography places the project in southern Badung, with Pandawa Beach as the clearest landmark. An exact access road and plot plan would be needed before relying on any advertised journey time.
A build-to-order option
The marketplace offers the villas as made to order, with an indicative build period. That may appeal to someone willing to wait for a selected finish, but it makes the construction contract central to the purchase.
About the project
LuxeVista Villas is marketed as a small collection of private villas close to the Pandawa side of southern Bali. It has a clear visual identity: each home is intended to have its own pool and waterslide, rather than relying on the shared amenities of a larger resort. The FazWaz project entry shows three villas and advertises both one- and two-bedroom options. What a buyer cannot yet take for granted is the delivery position. Marketplace listings call the homes made to order and describe an eight-month construction period, while the Kingswood Bali website contains ready-now language. A buyer choosing LuxeVista needs to establish whether the chosen villa already exists, is partially built, or will only be constructed after signing. Those are very different purchases even when the proposed floor plan is the same.

A waterslide is the detail that distinguishes this scheme, but it is worth considering as equipment rather than merely a holiday-home feature. Guests may remember it, children may enjoy it, and the poolside sunken seating creates an easy place to spend an afternoon. For an owner, it also brings supervision, water treatment, cleaning and longer-term maintenance into the picture. The brochure-style descriptions mention a hammock and a jacuzzi or bathtub in the principal bedroom of the larger design. These are individual-villa features. The public material does not establish a separate communal leisure complex or a published service standard for looking after the slides. An operator may be able to manage those tasks, but the costs and responsibility would still need to be specified.
The setting is better understood through Pandawa and Ungasan than through the broader Uluwatu branding used in advertisements. The project is placed in Kuta Selatan, Badung Regency, on the Bukit Peninsula. Pandawa Beach and the Nusa Dua area are helpful reference points, but they are not an address, and the Uluwatu label should not be mistaken for a particular street or coastline. Marketing journey times to beaches, dining and golf are not independently verified routes. One specialist intermediary gives a point copied from a brochure map and explicitly treats the location as approximate within roughly 300 metres; the actual parcel has not been disclosed publicly. This makes the map useful for orientation, not for judging the access road, neighbouring development, noise or legal boundaries of the land.
There is more variation between the homes than the bedroom count suggests. The smaller model is listed with one bedroom, two bathrooms, 100 square metres of indoor accommodation and a 100-square-metre plot. The larger has two bedrooms, about 200 square metres of advertised internal space and a 150-square-metre plot. Both are described in individual listings as two-storey designs. Two bedrooms may be more comfortable for owners who want friends or family to stay; the one-bedroom option offers a smaller private base for a couple or single resident. Neither figure should be treated as a surveyed net internal measurement. Kingswood's own project page describes the larger villa as exceeding 200 square metres, and another sales platform quotes 220 square metres. A final plan needs to say exactly which terraces, covered areas and external spaces count towards the figure being sold.
Bathroom counts illustrate why the schedule of finishes matters. Kingswood calls the two-bedroom arrangement a 2.5-bathroom layout, while major listings show three bathrooms. That difference may be a matter of how a guest toilet is counted, but the documents viewed do not establish that explanation. The one-bedroom layout is consistently advertised with two bathrooms. Furniture is another area in which wording varies: some advertisements promise a fully furnished handover, while a specialist listing describes a basic furniture and appliance package and paid upgrades. The proposals mention air conditioning, smart televisions, cooking appliances, lighting controls and water filters; not all of these are necessarily included at the entry price. Each item needs its place in an agreed specification rather than being inferred from an attractive rendering or generic sales language.
Kingswood Bali is not simply a name added by a property portal. Its own website advertises LuxeVista, and the company's general pages identify a business using the name PT Kingswood Group Collective Bali. Amata Architect independently lists two pieces of work called Luxevista Villa I and Luxevista Villa II in collaboration with Kingswood. That establishes a credible connection to a real design and construction brand; it does not establish title to the land, the contractual seller, a construction guarantee or a separate phase structure. The Roman numerals on an architect's portfolio are insufficient grounds to split this listing into two different developments. The exact contracting entity, landholder and payment recipient remain transaction-specific questions, regardless of how established the public-facing developer brand may be.
The asking prices span two currencies and several publication dates. On the Indonesian marketplace, a one-bedroom villa was advertised at approximately IDR 2.95 billion and a two-bedroom villa around IDR 4.45 billion in the listings checked in October 2026. Kingswood's project page leads with a starting figure of USD 250,000 for its larger, two-bedroom offering. A separate international one-bedroom listing was updated in September 2026 with an asking price of USD 150,000. Those figures are useful as an entry point, but they cannot be used to calculate a reliable saving or premium without comparing the same unit on the same date. The published materials do not show a consolidated schedule of taxes, legal expenses, furnishings, construction variations and all handover charges. A dated quotation should identify those separately.
The land interest is advertised as a leasehold arrangement, initially 25 years with a further 25-year extension. This is a contractual right, not the same thing as owning the land outright. The extra period should not be treated as unconditional merely because some marketing describes it as guaranteed. An investor needs to know when the first term begins, who has the authority to grant it, what must happen to secure the second term, whether an additional payment is required and what is left for the next purchaser if the villa is resold. Indonesian land titles such as Hak Milik are legally distinct from a private lease contract, and the correct structure for a foreign buyer depends on the buyer's circumstances and the underlying documents. No signed LuxeVista lease or underlying title deed was available in the public sources reviewed.
Construction and payment terms introduce another unresolved choice. Independent listings commonly repeat three instalments: 35% on commitment, 35% during construction and 30% before handover. FazWaz's project payment table instead shows 35%, 30%, 25% and 10%. Both begin with a substantial upfront payment, but they distribute construction risk differently. A contract needs to identify what evidence triggers a progress payment, whether the property sits on a defined parcel, how variations are priced and what happens if completion slips. A six-to-eight-month build time is a proposal measured from an agreed starting point, not a verified calendar handover date. One older agent page still displays December 2025 as an expected completion month; that does not demonstrate completed homes in October 2026. Nor does the official website's ready-now wording, on its own, resolve the conflict.
Some sales materials present precise rental returns and a short payback period. Those are forecasts supplied in a sales context, not operating accounts for villas that have been inspected and rented. A realistic owner budget would account for empty nights, platform charges, local compliance, cleaning, utilities, insurance, repairs, depreciation and a management fee. The private pool and slide add their own maintenance line. More importantly, the appeal of the design does not prove that the location and the specific use of the building are permitted for the intended short-stay business. No parcel-specific zoning confirmation, building approval PBG, operational fitness certificate SLF or short-term letting permissions were verified in the public material. It is unsafe to infer either that these documents exist or that they are absent.
LuxeVista therefore has a recognisable product: small private-pool villas with distinctive leisure features, offered through a named construction brand near Pandawa. Its greatest open questions concern the individual property rather than the promotional concept. Before treating any asking price as an investable opportunity, a buyer would need the parcel identification, the landholder and signed lease terms, the precise unit specification, the seller's legal identity, construction milestones and evidence that the intended occupancy and rental use are compliant. This is particularly important for a remote buyer who may see marketing material long before seeing an actual finished home. The decision is easier once the sale package makes the same promises as the public description.
Ownership format
Marketed as a contractual land lease, with an advertised initial 25 years and a further 25-year extension. The executed lease, commencement date, underlying titleholder and enforceability of the extension have not been verified for an individual villa. This should not be presented as foreign freehold ownership.
Home types & sizes
A smaller two-storey villa marketed with its own pool and waterslide. It is more naturally suited to a couple or an individual owner than to hosting several unrelated guests. The published furnishing language still needs to be reconciled with a unit-specific inventory before any price can be compared fairly.
Get floor plans and current pricesThe larger design is sold around an open living and kitchen area with a private waterslide pool and recessed seating. Kingswood promotes a master-bedroom bathtub and a distinctive Mediterranean-inspired finish. Bathroom count, precise built area and included upgrades remain subject to a signed specification.

Best for: Someone who wants a self-contained holiday home with a distinctive private pool, rather than an apartment or a resort room with shared facilities.; Buyers comfortable with a construction-linked purchase, where drawings, materials, milestones and handover evidence form part of the real value of the deal.; Owners considering a mix of personal stays and professionally managed letting, provided the specific legal permissions and operating costs can be established.; International purchasers willing to examine the lease and landholder carefully instead of relying on a shorthand label such as guaranteed 50-year ownership.; may not suit: Buyers needing a finished, independently inspected home with a verified handover date; the public material does not settle the construction position of individual villas.; Anyone expecting the advertised 25-plus-25 years to provide an unconditional, directly registered foreign freehold title to the land.; Investors who require audited rental performance and an already proven net yield, rather than a forecast based on assumptions about occupancy and nightly rates..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No exact parcel, access road, administrative village, land titleholder or transaction-specific seller entity has been verified. The map location supplied by an intermediary is approximate to roughly 300 metres.
- The 25-year lease and proposed 25-year extension are advertising claims; no signed lease, start date or enforceable renewal wording was reviewed. Parcel-specific PBG, SLF and permitted-use documentation were also unavailable.
- Kingswood primarily promotes a two-bedroom villa and uses ready-now wording, while listing platforms show a one-bedroom option and construction to order. The larger unit's quoted area (200, over 200 and 220 sqm) and the published 35/35/30 versus 35/30/25/10 payment schedules remain inconsistent.
