Why this project is worth a look
Distinct apartment collection
The advertised 22-home building is identifiable separately from Anjuna Bay's villas and shops. That makes comparison easier, although its final registered unit schedule has not been inspected.
About the project
Anjuna Apartments is a 22-home, four-storey residential building associated with Anjuna Bay in southern Bali. It needs to be treated as its own collection rather than a shorthand for the entire estate. Aurora is marketed as a villa offering, Palms as a townhouse or villa collection, and Lofts and Shop as a different mixed-use product. Those distinctions matter because a master-development brochure can make amenities and future phases sound as though they come with every individual purchase. The evidence for the Apartments building is specific enough to identify it and describe its layouts. It is not yet specific enough to establish the final legal package or the point at which the building will be ready for residents.

The basic specification shown in sales catalogues is unusually clear for a relatively small development: one building, four levels and 22 apartments. Published floor-plan images cover one-, two- and three-bedroom homes. The corresponding advertised sizes are 54 sqm, 65 sqm and 160 sqm, with one, two and three bathrooms respectively. It would be a mistake to treat those three figures as a complete, signed schedule of all 22 units, however. No public unit-by-unit allocation was found. A buyer comparing a 65 sqm two-bedroom layout with a 160 sqm three-bedroom one is considering more than extra sleeping space; price, maintenance exposure, furnishing costs and likely resale audience could be very different.
The setting is a central part of the proposition. Apartment listings place the development in Uluwatu, within Pecatu village, South Kuta district, Badung Regency, and at least one individual listing identifies Jalan Labuansait. The Anjuna Bay website places the wider community around Thomas Beach and describes a route to the beach from the development. That establishes a useful neighbourhood context, not a verified cadastral plot or entrance for the apartment building. The group's on-site sales office has a more detailed street number, but the office address must not be substituted for the apartment plot. At the scale of a single building, the exact approach road, slope, position on the masterplan and view from a particular floor can affect everyday use more than the name of the beach nearby.
The brand is developing an integrated idea of living in which retail, food, leisure and wellness uses sit alongside homes. There is a practical attraction to that approach: a resident might be able to walk to facilities that would normally require driving in this part of Bali. Yet a description of the masterplan is not the same thing as a schedule of operational benefits attached to an apartment purchase. The project listing identifies a shared swimming pool, children's pool and play area, gym, walking or running path, restaurant, parking, concierge, security and CCTV. Which of those services will operate at handover, whether they are part of the building or shared across Anjuna Bay, and who pays for them have not been demonstrated by a management agreement.
A small building can be attractive to people who prefer fewer immediate neighbours, especially when the surrounding community is designed on a much larger scale. But it is worth separating intimacy from cost. Pools, cleaning, lifts, security and landscaping need funding whether there are 22 residences or 200. A development that relies on wider communal facilities may also have two layers of rules: building-level charges and rights of access to facilities managed by a separate company. There is no published service-charge budget, reserve-fund policy or complete set of house rules for these apartments that would justify a precise estimate. A low purchase price does not automatically mean low carrying costs.
The Indonesian FazWaz project page displayed two-bedroom, 65 sqm offerings starting at about IDR 3.5 billion when checked on 16 October 2026. A much larger three-bedroom, 160 sqm listing was shown around IDR 17.7 billion. Other sites quote dollar amounts, some of them older and presented as guide prices rather than a current inventory. Keeping the original currency and source date prevents those figures from being mistaken for one coherent developer-issued price schedule. The 54 sqm one-bedroom layout is visible in the floor plans, but we did not establish a currently bookable unit or a defensible entry price for it. Taxes, transfer or assignment costs, furniture specifications and the amount actually payable under a signed contract remain outside the headline numbers.
There is also a payment plan in the listing: 10% at the initial deposit, 40% at the next stage, four instalments of 11%, and a final 6%. The percentages are useful as an indication of how much capital might be committed before handover. They do not, on their own, show whether a payment is linked to a certified construction milestone, held in a controlled account or refundable if completion is delayed. No executed reservation agreement, construction contract or unit-specific payment schedule was available. For a buyer financing the purchase from abroad, the receiving company and bank account are at least as important as the order in which the percentages appear.
December 2026 is the stated target completion month, with the project still shown in off-plan sales materials. That date was in the future at the time of this review. More importantly, the source does not establish whether structural works are complete, whether interior works have reached the relevant floors or when owners are expected to take possession. The developer's published progress page, last updated 17 July 2026, discusses Palms, Aurora and the Village shops, but contains no separate construction report for Anjuna Apartments. A completed townhouse phase cannot prove the condition of a different apartment building. Physical handover, access to shared facilities and permission to occupy should each be established with their own evidence.
Anjuna Bay is a genuine public-facing project brand with a live website and an identifiable Pecatu presence. Sales directories name it as the developer of Anjuna Apartments. That answers who is marketing the development, but it does not answer who holds the land title, which Indonesian entity will be named in the buyer's agreement, or which entity can lawfully collect the purchase funds. We did not find a reliable company-to-plot document chain for this particular building. Nor should a bank guarantee promoted in material for another Anjuna Bay collection be assumed to cover these apartments. A bank's actual undertaking, beneficiaries, triggers and unit coverage need to appear in documents, not only in a group-level marketing claim.
Foreign ownership calls for careful language here. Apartment listings describe a leasehold offering; one property information service refers to an initial 30 years plus a possible 20-year extension. A copy of the lease, its commencement date and the conditions governing that additional period were not publicly available. Those extra years should not be treated as already secured. A contractual lease is different from a registered land right. Indonesian law reserves Hak Milik land ownership for eligible Indonesian holders, while arrangements involving Hak Pakai, Hak Guna Bangunan and registered apartment units operate under different rules. The label 'condo' in an online listing cannot tell an international purchaser which of those rights, if any, is being transferred.
The land underneath a multi-unit building is more than background paperwork. A company may control land through Hak Guna Bangunan, a time-limited building right, but that says nothing by itself about what a particular foreign individual acquires. If the offer is a long-term lease, the lessor's own right to grant that lease and any restrictions on transfer or subletting matter directly. If a registered apartment-unit title is proposed instead, the buyer needs to understand the land title supporting it, the building's registration and the legal route available to that buyer. Indonesia also has minimum-price rules for certain foreign residential acquisitions, but meeting a numerical threshold does not change the tenure automatically. The project documents, not the English word 'ownership', must define the result.
Construction and occupation approvals are separate issues. In Indonesia, PBG is the relevant building approval framework, while SLF concerns a building's fitness for use. We did not have project-specific PBG documentation, an SLF for the apartments or verified land-use compatibility papers to inspect. This is not evidence that the approvals do not exist; it simply prevents a responsible claim that everything has been authorised and handed over. The same caution applies to short-stay operations. Even if the building is delivered as expected, an apartment's permitted use and the residence's management rules may not automatically allow every form of tourist rental.
Investors may be drawn to the tourism economy around Uluwatu, and the wider estate concept might prove valuable if the promised shops and services open and remain well run. But the developer's suggested return figures for Anjuna Bay are promotional projections, not evidence of net rent from an operating 22-unit building. The financial picture would need observed nightly or monthly rates for genuinely comparable apartments, realistic occupancy, management fees, booking-platform deductions, cleaning, maintenance, insurance, tax treatment and periods reserved for personal use. A 65 sqm home might attract a different guest from a 160 sqm unit; neither can be assigned a dependable return before its costs and operating rules are known.
Resale requires a different set of questions from holiday letting. A lease-based apartment can become less attractive as the unexpired contractual term shortens, and the right to extend may depend on price, timing, the landholder and fresh documents. Some leases also restrict assignment or subletting. The development's boutique size might appeal to a particular buyer, but it is no proof of immediate liquidity at an asking price. An investor should consider a plausible exit with the actual rights remaining at that point, not with the original term or a hypothetical renewal silently added back in.
What remains is a genuinely identifiable apartment proposition: a modest-sized building, named layout types, a price range visible in active advertising and a potentially convenient position within the broader Anjuna Bay concept. For someone who intends to live there, the deciding evidence is likely to be the exact unit and access arrangements, completion and occupancy documents, and the real day-to-day charges. For a rental buyer, the same files need to be joined by the permitted use, operator agreement and realistic operating budget. Until the apartment, land, contracting company and payment obligations can be traced together, neither the beach setting nor a projected return is an adequate substitute for the transaction documents.
Unit types & sizes
Included in the published floor-plan selection, this is the smallest identified layout. No current unit-specific asking price or availability was established, and a floor-plan illustration is not an inventory or finishing specification.
Get floor plans and current pricesThis is the clearest actively advertised apartment type. Individual offers need to be checked for floor level, outlook, contractual area and the exact equipment included in the price.
Get floor plans and current pricesThe largest published layout sits in a very different price bracket from the 65 sqm homes. Its exact room schedule, included areas and real-time availability should be verified against the individual offer.

What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No inspected documents link the Anjuna Bay marketing brand, the contracting seller, the land title and this particular building; project-specific PBG, SLF and land-use compatibility evidence were also unavailable. December 2026 is a marketing completion target. The developer's 17 July 2026 progress update does not report separately on this apartment building, leaving its construction condition and possession date unverified. A third party states a 30+20-year lease arrangement, but the contract, start date and enforceability of renewal were not available. A bank guarantee promoted for other Anjuna Bay collections has not been shown to cover these apartments.
