Why this project is worth a look
Built for family scale
There is no small starter layout here: every design begins with four bedrooms. The ground-floor bedroom is particularly useful for multi-generation living, a guest room or a proper home office without sacrificing an upstairs bedroom. The three models differ more in living volume, plot size, parking and ancillary rooms than in headline bedroom count, which makes the decision easier to frame around how the household will actually use the house.
Expressway-led connectivity
Access to the Chalong Rat Expressway is the project’s clearest location advantage. Sources place the access point at roughly 2.5–3 km, which can materially improve car commutes across north-east Bangkok. The trade-off is equally clear: rail stations are around nine to ten kilometres away. This is a location for buyers who are comfortable driving, not a substitute for a home beside BTS or MRT.
Usable shared amenities
The clubhouse, pool, gym, co-working room, meeting room, park and playground are conventional ingredients, but they sit within a 103-home estate rather than a very large mass-market scheme. That does not guarantee quiet facilities or low fees, yet it gives families a credible set of spaces for exercise, children and occasional work outside the house. The post-completion condition and management of those areas are more important now than the original launch renderings.
Public prices conflict
The 2026 public record is too inconsistent to treat any one headline as today’s developer price. The live project page says THB 7.99M, a fresh Sammakorn article says THB 10.5M, and a current resale Muse is at THB 10.3M. A serious buyer should move quickly from headline pricing to a plot-specific quotation showing the exact house, land area, finish, incentives and transfer costs.
About the project
Anapana Chatuchot is a gated community of 103 two-storey detached houses by Sammakorn on Bangkok’s north-eastern edge, beside the Kanchanaphisek parallel road. This is not a resort villa product in the Phuket sense; it is a suburban family-house project intended primarily for full-time living. The three house designs — Sylvan, Muse and Laurel — all have four bedrooms, with internal areas from 186 to 284 sqm and land plots starting at roughly 50.1 to 68.3 sq.wah. Even the entry model is a substantial house, so the purchase decision is less about squeezing into a starter budget and more about whether a buyer genuinely wants the space, cars, maintenance and day-to-day rhythm that come with a detached home.
The location works best for a car-led lifestyle. The project sits in the Chatuchot–Khlong Sam Wa corridor rather than in dense central Bangkok, and its strongest transport feature is access to the Chalong Rat Expressway. Sammakorn quotes about 2.5 km to the expressway, while detailed independent reviews put the route at roughly 3 km. That can make commutes toward Ramintra, Lat Phrao, Rama 9 and the wider expressway network practical. Rail is a secondary option: Khu Khot on the Green Line is about 8.9 km away according to the developer, and Wongwaen–Ram Inthra on the Pink Line is around 10.4 km. This is therefore not a house project that should be sold on a “walk to BTS/MRT” narrative.

At 103 homes on 34 rai 41 sq.wah, Anapana Chatuchot is smaller than many mass-market gated estates in the same broad part of Bangkok, but it is not a micro-compound. Shared amenities include a clubhouse, swimming pool, gym, co-working space, meeting room, landscaped park and playground. Think of Living’s detailed site review describes a salt-water adult pool of about 17.4 by 5 metres, a separate children’s section, a gym of roughly 90 sqm and a green area of about 1 rai 3 ngan 85.9 sq.wah. Those numbers matter because they show what residents are actually sharing: useful family facilities, not just a decorative lobby and a small strip of landscaping.
The three house types share the same broad family logic. Independent project profiles consistently show four bedrooms and four bathrooms, with the main differences being floor area, plot size, parking capacity and the amount of ancillary space. Sylvan provides 186 sqm and two main parking spaces; Muse increases to 215 sqm and three spaces; Laurel reaches 284 sqm and three spaces, with more secondary rooms. A ground-floor bedroom is built into every design. That is one of the more practical features in the scheme: it can work for an older parent, a guest, a home office or a family member who should not depend on stairs. The double-height living area creates volume and daylight, although buyers should remember that this architectural effect uses some space that could otherwise have become an additional upper-floor room.
Pricing is the least clean part of the current public record. Sammakorn’s live project page still says prices start at THB 7.99M, yet a developer article published on 14 September 2026 puts Anapana Chatuchot at THB 10.5M and up. At the same time, a current resale Muse house of 215 sqm is marketed at THB 10.3M. THB 7.99M should therefore not be treated as a confirmed opportunity to buy a new developer house today. The lower observed market anchor is currently THB 10.3M, while the price conflict remains material. For an actual purchase, the relevant price is the one attached to a specific plot, house, seller, finish condition and transfer structure on the date of reservation.
Completion status is more consistent than pricing, but still needs a plot-level check. A 2024 review said the overall estate was planned to finish in 2026, while current PropertyHub and ZmyHome profiles now mark the project as completed in 2026. Ready-to-move resale stock is also visible. That is enough to classify the project as completed for the registry, but it does not mean every house was handed over on the same day. In a low-rise estate, individual homes can be completed and transferred at different stages. A buyer should therefore focus on the selected house’s actual handover documents, condition, warranty position, outstanding common charges and any work still to be completed rather than relying only on the headline project year.
The most consistently supported address is Kanchanaphisek Parallel Road, Sam Wa Tawan Tok, Khlong Sam Wa, Bangkok 10510. A specialist review supplies the coordinates 13.903623, 100.697637, which match the project’s mapped location. Some directories describe the same area as Sai Mai or O Ngoen because the project sits close to administrative and neighbourhood boundaries. That is not enough to create an identity problem, but it is a reminder that a marketing location is not the same thing as the legal land description. The title deed and sale or lease documents for the selected plot should carry the exact cadastral details used for the transaction.
Daily amenities are spread along driving routes rather than concentrated around the gate. Sammakorn lists Saimai Avenue at about 3.8 km, Fashion Island at 10 km and The Promenade at 10.4 km; Nawaminthrachinuthit Benjamarachalai School is around 1.7 km and Western University around 2.6 km. Smaller shops and local services are closer, but this is still a suburban house location where a car materially improves daily life. For a family that wants more private indoor and outdoor space and already expects to drive, the trade-off can be reasonable. For someone who wants cafés, rail and most errands within a short walk, the project will feel far more peripheral than a condominium in an established urban district.
Foreign-buyer tenure needs to be separated from the marketing of the house itself. Resale listings can describe the property as a freehold sale, but that does not mean a foreign individual can simply register the underlying Thai land in their own name. Thailand’s government information states that foreigners generally may not own land except under narrow statutory exceptions, while a registered long-term lease is typically limited to 30 years per term. For a foreign purchaser, Anapana Chatuchot is therefore not equivalent to buying a condominium within the foreign freehold quota. Before any deposit, the buyer needs a clear answer on who owns the land, what right the buyer receives over the building, how any lease is registered, how transfer or inheritance works and whether the seller has a lawful structure that is actually available for that specific house.
Ownership format
A foreign buyer generally cannot take the ordinary freehold land title used for a detached house like this. Unless the buyer qualifies for a narrow statutory exception, the transaction normally needs a lawful long-term land lease or another permitted structure, with rights to the house checked separately. No project-specific foreign-buyer tenure package is published in the open materials for Anapana Chatuchot.
Home types & sizes
The smallest house in the range is still a full family home: four bedrooms, a ground-floor bedroom, kitchen and double-height living space. The main parking provision is two cars. The meaningful comparison with Muse is not bedroom count but the width of common areas, plot size and whether the household actually needs the extra floor area and third parking space.
The 215 sqm middle model keeps four bedrooms but adds three-car parking and a larger upstairs family area. It suits households that want a second shared zone without moving to the largest Laurel format. A current resale Muse is advertised at about THB 10.3M, but that figure belongs to one specific house and should not be treated as a blanket price for all Muse inventory.
The largest model provides 284 sqm, four bedrooms and three-car parking. Detailed independent coverage also identifies extra work or multi-purpose space and staff accommodation. At this size, the upgrade buys genuinely additional rooms rather than just a larger façade, but it also increases furnishing, cooling, cleaning and garden-maintenance costs.
The three house types and their core specifications are supported by multiple project profiles. The 2024 launch prices are not carried into the unit cards because public developer pricing has shifted and now conflicts across 2026 sources; repeating the old type-by-type figures would imply a current price list that cannot be verified. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 10.3M based on a current resale listing for a Muse house checked on 30 Sep 2026. This is a lower observed market anchor, not a verified developer price; the selected house, availability and transaction terms need a separate check.
- Completed: 2026
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Best for: A family that genuinely needs four bedrooms, a ground-floor room and 186–284 sqm of internal space rather than simply a large-looking façade.; A car-owning buyer who values expressway access more than walking distance to urban rail.; A multi-generation household that can make practical use of a ground-floor bedroom for an older parent or guest.; A buyer who wants a completed low-rise estate with a clubhouse, pool, gym, park and playground but not a community of several hundred homes.; may not suit: A foreign buyer who requires simple direct land freehold in their own name; Thai land-ownership restrictions become a central part of this transaction.; A buyer without a car who wants rail, cafés, shops and most daily errands within a short walk.; An investor looking for a standardised small unit with broad rental demand and low maintenance overhead; a large family house requires a different leasing and management strategy..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Current direct developer pricing conflicts across primary sources: the live project page still shows THB 7.99M, while a Sammakorn article dated 14 Sep 2026 says from THB 10.5M. Public material does not verify that any developer house remains available at THB 7.99M.
- The land-title type for individual plots and any project-specific foreign-buyer tenure structure are not published in the open project material. They cannot be inferred from resale language describing a house as freehold.
- DDproperty reports a common charge of THB 33 per sq.wah per month, but Sammakorn's public project page does not publish the current fee. The live charge for the selected plot needs documentary confirmation.
