Why this project is worth a look
A smaller estate
Ninety-nine homes is modest by the standards of large Bangkok suburban compounds. That does not automatically guarantee quiet streets or better management, but it makes the environment easier to assess: buyers can inspect the actual roads, shared facilities, neighbouring plots and the specific house rather than judging a future phase from renders.
Four clear house sizes
The 130–211 sqm range covers distinct family needs without an overly complicated model list. The smaller houses provide three bedrooms and two-car parking; the larger options move to four bedrooms, more bathrooms and up to three cars. Plot size and estate position still matter even when the house model is identical.
Road-first location
Chalong Rat and the Outer Ring Road are materially closer than the rail network. That is a useful setup for a driving household and a weak one for anyone expecting a daily walk to mass transit. The project works best when that mobility pattern already fits the buyer’s life rather than being treated as a compromise after purchase.
What you see is real
The community is completed, the shared areas are in place, and the market includes both developer stock and resale homes. A buyer can therefore assess the actual street environment, pool, landscaping, house condition and neighbouring plots. In a finished estate, that direct inspection is more informative than launch-stage marketing.
About the project
VIE Ramintra Expressway-Wongwaen is a 99-home detached-house community by Land and Houses on Nong Rahaeng Road in Sam Wa Tawan Tok, Khlong Sam Wa. The site covers roughly 24 rai 2 ngan 82.6 square wah and is built around two-storey family houses rather than condominium-style density. That distinction drives the whole purchase decision: buyers are paying for a private plot, multiple bedrooms, parking beside the house and a suburban living pattern where most daily trips are by car. ThinkOfLiving and DDproperty identify 2024 as the completion year, while newer project directories describe the development as ready to move into, so this is now a completed community rather than an off-plan proposition.
There are four core house designs. GALA provides 130 sqm with three bedrooms and three bathrooms; VIVANT increases the usable area to 153 sqm with the same bedroom and bathroom count; AMOUR offers 177 sqm with four bedrooms and four bathrooms; and AMUSANT reaches 211 sqm with four bedrooms and five bathrooms. Parking is generally two cars for the first three types and three for AMUSANT. Plot sizes are not fixed by the model name alone. Public project profiles start at around 50 square wah, while live developer stock can sit on larger plots, so two houses of the same design can still differ materially in price and usefulness depending on land size, orientation, garden depth and position inside the estate.

The layouts are aimed at full-time family use rather than weekend occupancy. Detailed project reviews show open living and dining areas on the ground floor, connections to side and rear outdoor space, and more private rooms as the house size increases. The larger models add enough separation to use one room as a study, guest room or multi-generation bedroom without sacrificing the main family spaces. This is a meaningful advantage over a city apartment for households that actually need three or four bedrooms. The trade-off is equally clear: owners take on the maintenance that comes with a landed home, including gardens, exterior finishes, pumps, water storage and the condition of individual building systems.
The location works best for drivers. Home.co.th places the Chalong Rat Expressway about 3.5 km away and the Kanchanaphisek Outer Ring Road about 5.5 km away, giving residents useful access to the wider northeastern Bangkok road network. Rail is a different story. The same source puts Khu Khot on the Green Line at roughly 10.6 km and Wongwaen Ram Inthra on the Pink Line at about 11.6 km. Those distances make the project poorly suited to someone who expects to walk to rapid transit every morning. The value of this address is road access and a lower-density residential setting, not a transit-oriented urban lifestyle.
Daily services are spread across the surrounding district rather than concentrated immediately outside the gate. Home.co.th lists Saimai Avenue at about 5.9 km, Jas Green Village at roughly 8.3 km, and Fashion Island/The Promenade at around 11 km. It also places Nawaminthrachinuthit Benjamarachalai School at about 2.9 km, Sarasas Witaed Saimai at 5.5 km, Sathit Pattana at 5.8 km and CGH Saimai Hospital at around 5.5 km. For a family, that creates a workable suburban catchment with schools, healthcare and shopping within driving distance. It also means real journey time in weekday traffic matters more than a straight list of nearby names, especially for school runs and commuting.
The shared facilities are straightforward and family-focused. Confirmed features include a clubhouse, fitness room, a saltwater swimming pool with a separate children’s section, landscaped common garden and playground. Sources also describe 24-hour security, CCTV and layered access control at the entrance. This is not a resort-scale amenity package, and it does not need to be: the practical benefit is having a pool, exercise space and children’s area inside a 99-home estate. Because the project is completed, a buyer can judge the facilities as they actually operate today rather than relying only on launch renders. For a resale purchase in particular, the condition of the common areas and the estate’s management rules are worth seeing in person.
The original house specification included several less visible systems that matter in Bangkok’s climate. Homenayoo’s detailed review describes magnetic sensors on ground-floor doors and windows, the Land and Houses AirPlus ventilation system, termite protection, a water pump and above-ground storage tank, as well as underground electrical feeds to the plots. These are more useful buying details than a generic claim that the homes are 'premium'. Ventilation, pest control and water pressure affect everyday comfort and long-term maintenance. On a resale house, however, the original specification should be treated as a checklist rather than proof of present condition: equipment may have been changed, disconnected or maintained to very different standards by individual owners.
Pricing currently spans several reference points rather than one clean list. HOMEDAY shows a project-level starting figure of THB 6.39M, marked as updated in April 2026. Land and Houses displays specific completed homes on its project page, including a GALA plot at THB 6.59M and an AMOUR show-home plot at THB 11.29M. DDproperty also showed an active resale at THB 8.2M in September 2026. Those figures are not directly comparable because they represent different plots, house types and specifications. A sensible comparison therefore starts with the land size, original house model, renovations, furnishing, position in the estate and physical condition before asking whether one listing is genuinely cheaper than another.
For a foreign buyer, land ownership is the central legal constraint. This is a landed housing estate, not a condominium where foreign freehold can be available within a statutory quota. Thailand heavily restricts direct foreign ownership of land, with only narrow statutory exceptions that are not the normal route for a purchase like this. We found no project-specific foreign leasehold programme in the public VIE Ramintra Expressway-Wongwaen materials. Any foreign buyer therefore needs the legal structure of the actual transaction, the land title and the contract checked before treating a house as purchasable. A nominee Thai-company structure should not be treated as a routine workaround.
The project ultimately makes the most sense as an owner-occupier or long-hold family home for someone who deliberately wants northeastern Bangkok, drives regularly and values a private plot in a relatively small estate. The 130–211 sqm house range is practical, the common facilities are already there and the expressway links are a real advantage. The limitations are just as important: rail transit is not walkable, public rental depth for this specific estate appears thin, and foreign buyers face the land issue. The best unit here is therefore not defined by the project name alone. It is the individual house with the right plot, condition, internal position, price and legally workable ownership structure for that buyer.
Ownership format
This is a detached-house project built on individual land plots. Direct foreign ownership of Thai land is not available in an ordinary purchase; Thai law provides only narrow exceptions subject to separate conditions. The project pages do not publish a foreign-buyer land-lease structure, so the legal form of any purchase needs to be checked against the actual title and contract.
Home types & sizes
The smallest of the four core designs, aimed at a household that needs three proper bedrooms and two-car parking without paying for the largest built area. Public project profiles show plots starting around 50.6 square wah, while the developer page has also displayed a completed GALA on a 61-square-wah plot.
A middle option for buyers who are comfortable with three bedrooms but want more internal space than GALA. Detailed reviews mention an additional work corner. Plot size should be checked house by house because public profiles show differing starting figures, so no single land-area number is treated here as fixed for the model.
The first four-bedroom model in the range. It suits larger families, multi-generation use, or buyers who want a proper room that can function as both office and guest space. The developer page has displayed an AMOUR show home on a 61.3-square-wah plot with completed decoration and a garden-facing position.
The largest core design, with four bedrooms, five bathrooms and three-car parking. Public project profiles show plots starting around 77.5 square wah. Buyers should compare the actual garden depth and plot position as carefully as the 211 sqm house size, because the land is one of the biggest variables between individual homes in the estate.
House areas and room counts are corroborated across multiple project profiles. Land area varies by plot; public sources give differing starting figures for VIVANT, so no fixed plot size is stated for that model.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- ThinkOfLiving and DDproperty identify 2024 as the completion year, while HOMEDAY shows a 'launch year 2569' field together with a ready-to-move status. we use 2024 because two project-focused sources corroborate it; the HOMEDAY metadata is treated as contradictory.
- No current official payment schedule, common-area fee or transfer-cost schedule was found on the Land and Houses public project page. A 2024 review quoted a THB 50,000 reservation, 5% contract payment and THB 50 per square wah monthly common fee, but those figures are not carried forward as 2026 terms.
- Public project materials do not describe a foreign-buyer land lease structure or confirm the title type of individual plots. Both points need to be checked against the selected house and its documents.
