Casa Grand Ekamai-Ramintra
Casa Grand Ekamai-Ramintra is an established gated detached-house estate in Nuan Chan, Bueng Kum. The name can be misleading if read too literally: the project is not in the central Ekkamai neighbourhood.

Why this project is worth a look
Read the map first
The estate sits in Nuan Chan, Bueng Kum, off Ram Inthra 40. Buyers who expect an Ekkamai-city-centre address from the name alone will be evaluating the wrong commute and lifestyle.
Real land and house size
Launch-era data points to homes of roughly 210–300 sqm on plots around 60–130 sq wah. That gives the estate a very different physical proposition from compact new-build houses, but it also means plot size must be compared alongside the headline asking price.
An established compound
The clubhouse, pool, gym, garden, CCTV and security are existing estate facilities rather than future promises. With an established project, however, present maintenance standards and owner charges matter more than the original brochure.
Resale condition drives value
Fresh listings for similar bedroom counts show meaningful differences in floor area and asking price. Renovation quality, extensions, roof and systems condition, and the legality of alterations can therefore be more important than a simple price-per-sqm comparison.
Foreign land rules matter
A freehold label on a Thai house listing does not give a foreign individual the right to own the land. The land-right structure needs to be decided before money is committed because it affects control, transferability and exit.
About the project
Casa Grand Ekamai-Ramintra is an established gated detached-house estate in Nuan Chan, Bueng Kum. The name can be misleading if read too literally: the project is not in the central Ekkamai neighbourhood. Its confirmed location is off Soi Ram Intra 40, Yaek 35, with the Ekkamai-Ramintra connection coming from the road and expressway corridor rather than proximity to Ekkamai BTS. That distinction matters because the project should be judged as a family-house option in the Ram Inthra–Nuan Chan area, not as a suburban version of an Ekkamai condominium.
The estate is substantial rather than boutique. Multiple current databases agree on 175 homes, while a launch-era project profile reported roughly 55 rai of land. The same historical source described original homes with approximately 210–300 sqm of usable area on plots of about 60–130 sq wah. That broad range helps explain the resale market today: plots and floor areas vary, and years of extensions or renovations can make two listings with the same bedroom count materially different properties.

The clearest documented house plan is Casa Grand A, shown by PropertyHub as a three-bedroom, three-bathroom home of about 210 sqm with two parking spaces. Historical project information indicates a wider original mix of three to five bedrooms and three to four bathrooms. Current resale stock also includes larger four-bedroom houses, but a resale advertisement showing 280 or 400 sqm should not automatically be treated as an original developer specification. Buyers need to separate the original layout from later additions.
Shared facilities are relatively straightforward and consistently documented: clubhouse, communal pool, gym, garden space, CCTV and 24-hour security. These are estate-level features rather than extras attached to one listing. The more useful due-diligence question in 2026 is how well those common areas are maintained and what owners currently pay for estate management. Public sources do not provide a reliable project-wide current common-fee figure, so that cost should be checked against the specific house and the current juristic or estate-management records.
This is now a resale project, not a developer inventory story. The lowest fresh asking-price anchor found for 3 October 2026 was THB 10.5 million for a two-storey, three-bedroom house of about 210 sqm on roughly 63.8 sq wah. Other recently refreshed 210-sqm listings cluster around THB 11.8–11.9 million, while substantially larger or more heavily modified houses can be marketed much higher. The spread is a reminder that in a mature landed estate, condition, plot size, renovation quality and legal status of extensions can move value as much as the project name.
Completion timing is not perfectly consistent across the public record. PropertyHub and PropertyScout use 2015, while FazWaz lists December 2014. This dossier uses 2015 because it is repeated by more than one independent project profile, but the handover date for any house should come from that property's own documents. For a buyer, the practical issue is not the one-year difference; it is understanding what has happened to the house since completion and whether structural or layout changes were properly documented.
Transport is strongest for households that use a car and value access to the north-eastern Bangkok road network. Current listings repeatedly cite Ram Inthra 40, Nuanchan Road and the Ekkamai-Ramintra/Pradit Manutham corridor as the main approaches. The Pink Line has also improved the public-transport story, with listings referencing both Vatcharaphon and Ram Inthra Km.6 stations. Published station distances vary across agents, so they should be treated as directional guidance rather than a fixed walk-time promise.
The rental market is much thinner than the resale market in the public data available at the time of checking. DDproperty showed seven homes for sale but only one active rental listing: a three-bedroom house of about 245 sqm on roughly 70 sq wah asking THB 75,000 per month. That is an asking rent, not evidence of an achieved lease. One listing is not enough to establish a reliable estate-wide rent, occupancy rate or investment yield, especially when maintenance and renovation costs differ from house to house. Any income case should therefore be built from comparable completed leases rather than a single advertised number.
Buying in a mature landed estate also means buying the history of one particular house. Two properties that started from the same developer plan can be very different after a decade of ownership: one may still follow the original layout, while another may have enclosed terraces, added rooms, changed wet areas or replaced major systems. A sensible comparison therefore starts with plot size, the original plan, the actual built area and the condition of the structure and services. If a listing claims substantially more floor area than the original project range, that is a prompt to understand the alteration rather than to assume the extra space is automatically equivalent to original developer-built area.
For a foreign buyer, land ownership is the decisive legal constraint. Thai resale platforms describe these houses as freehold, which is normal for a house-and-land sale to an eligible landowner, but that does not mean a foreign individual can register the land title in their own name. The land and the building may need separate legal treatment, such as a registered land lease combined with rights over the structure. That is a different economic and legal position from direct land ownership and should be understood before paying a reservation or deposit.
Ownership format
Resale houses are marketed as freehold house-and-land assets for buyers who are legally eligible to own Thai land. A foreign individual normally cannot take the land title in their own name, so rights to the land and the building need to be structured separately; a registered long lease is one common route, but it is not the same as land ownership.
Home types & sizes
This is the clearest documented original plan in the public project record, with two parking spaces also shown. Current resale houses around this size appear on plots of roughly 64–79 sq wah, but plot size, condition and later alterations are unit-specific.
A launch-era project profile gives this estate-wide range but does not reliably map each bedroom count to a precise floor area. It is useful for understanding the original scale of the homes, not as a complete plan catalogue.
Some resale advertisements show more than 300 sqm. Those figures are not treated as original developer typologies because public listings do not reliably distinguish the original house from later extensions or reconstruction. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 10.5M on an active BaanFinder resale listing checked on 3 October 2026. This is the lowest visible resale anchor, not a developer price; condition, inclusions, availability and transaction terms need to be confirmed for the specific house.
- Completed: 2015
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families looking for a detached two-storey house with its own land plot inside Bangkok rather than a condominium or compact new townhouse.; Households whose daily life works with the Ram Inthra, Nuanchan and Pradit Manutham road network, with the Pink Line as an additional transport option rather than the sole commute.; Resale buyers prepared to inspect the individual house carefully; two homes that began with the same plan may now differ materially after years of renovation, extensions and maintenance.; Buyers who prefer an established gated estate with existing common facilities and a settled surrounding neighbourhood instead of construction and handover risk.; may not suit: A foreign buyer who expects to register the underlying land as personal freehold ownership; an ordinary house-and-land resale does not provide that right.; Anyone who specifically wants a brand-new home, developer warranty and staged construction payment plan; this is a resale estate.; Buyers who need a walkable central-Ekkamai lifestyle or immediate Sukhumvit Line access; the project name should not be read as that location..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing conflicts across sources: PropertyHub and PropertyScout use 2015, while FazWaz lists December 2014. The main record uses 2015, but the specific house documents should control.
- The estate-wide land-title type is not confirmed in public project records. The title deed, registered owner and encumbrances need to be checked for the specific plot.
- A current project-wide common or estate-management fee is not confirmed. One older listing shows a figure, but that is not enough to apply it across all 175 homes.
