It describes a two-storey, two-bedroom, two-bathroom townhouse with about 100 sqm of usable area on an 18.8 sq wah plot. Earlier versions of the same marketing trail showed THB 1.75 million. FazWaz and Hipflat, meanwhile, still display a THB 2.2 million two-bedroom house of 150 sqm, but the underlying FazWaz unit listing is several years old. The spread is exactly why a single “project price” would be misleading here. This is a mature resale estate: owners sell different homes, with different plots, renovations, urgency and maintenance histories. The THB 1.69 million figure is a lower public market anchor, not a valuation for every house. Before making an offer, a buyer should confirm the listing is genuinely available and compare it with other live stock in the same estate.

Age is likely to have more impact on the purchase than any original brochure feature. By 2026 the estate is roughly nineteen years old, and neighbouring houses can have very different maintenance histories.
