Why this project is worth a look
Two distinct home choices
MARISA suits a three-bedroom brief with two parking spaces; DELIGHT offers a four-bedroom semi-detached alternative and room for three cars. The decision is less about a badge of prestige than about how many people need genuine private space.
Room beyond the walls
The rear area in the townhouse design offers options for gardening, laundry or a separately planned kitchen. Its real usefulness rests on drainage, construction permissions and the conditions of the individual plot, not simply on the yard shown in a brochure.
Useful expressway connections
The location creates options for residents whose routines involve northern and eastern Bangkok by car. It is not a rail-oriented address, and peak-hour journeys and tolls should be part of the comparison.
Shared family facilities
Residents have an estate clubhouse, pool, green space, fitness facilities and controlled access. That can make ordinary weekends easier, provided the management, operating rules and maintenance budget are in good order.
A built environment to inspect
The reported 2024 completion means the streets and communal areas can be experienced rather than imagined. It also shifts attention towards the condition of the specific property, any alterations and the records held by its current seller.
About the project
Grande Pleno Ramintra – Wongwaen 2 is a low-rise residential estate in Bangkok's north-eastern suburbs, not a condominium and not simply an alternative spelling of the earlier Grande Pleno Ramintra – Wongwaen scheme. AP Thailand markets two distinct products here: the MARISA townhouse and the larger DELIGHT semi-detached home. They share the same managed neighbourhood but have different living areas, bedroom counts, parking provisions and advertised entry prices. Anyone comparing offers should establish which home design and which land plot a listing actually refers to before treating the headline price as meaningful.
The estate sits on Thai Ramman Road in Sam Wa Tawan Tok, within Khlong Sam Wa district. This is a part of Bangkok where the advantages of having a house are closely tied to the practicalities of driving. Local roads link to the eastern Outer Ring Road and the Chalong Rat Expressway network, offering several ways towards northern and eastern employment districts. That does not make a city-centre commute effortless. A household relying on the rail network would still need to arrange the first leg of the trip by road, while a family using cars may find the address much more workable.

AP describes a site of 24 rai with 158 homes. Property directories report completion in 2024, which is consistent with a developed estate rather than an unbuilt launch concept. Yet the word 'completed' says little about the condition or delivery status of the particular home being offered. Some properties may be marketed by the developer, while others come from existing owners. The buying process, warranties, fixtures, repair history and legal documents can differ substantially between those situations even when the photographs show houses inside the same entrance gate.
Pricing needs two separate conversations. The developer's published starting figures are THB 3.39 million for townhomes and THB 6.59 million for semi-detached homes. These are starting advertisements, not a verified list of units available today. A resale advertisement refreshed in October 2026 asks THB 6.5 million for a house described as having three bedrooms, approximately 140 square metres of living space and a 58-square-wah plot. Those figures do not line up neatly with either standard plan on AP's website. It may reflect alterations or inconsistent listing details; without documents and an inspection, the source does not establish which explanation is correct.
The smaller MARISA design is a two-storey, three-bedroom townhouse with about 115 square metres of floor area, two bathrooms and two parking spaces. Its advertised frontage is 5.5 metres. The living and dining areas are on the lower floor, while the three bedrooms are upstairs. This configuration gives a couple with children separate sleeping rooms without requiring a detached-house budget. It is less obviously suited to someone who needs a ground-floor bedroom or who would struggle with stairs every day. A tour should focus on how the rooms function for the household, not only on the furnished show-home presentation.
One feature worth examining carefully is the MARISA rear yard. AP quotes a depth of 4.5–5.5 metres, and a detailed 2024 site review describes provisions for possible extension work. That creates genuine flexibility: a household may prefer an enclosed cooking area, a laundry space or an outdoor corner. But an extension affects drainage, ventilation, maintenance access and sometimes structural loading. It may also be subject to the estate's rules. The valuable question is not whether the advertising suggests a future kitchen; it is what can legally and safely be built at the specific plot, with evidence from the builder or a qualified professional.
DELIGHT serves a rather different household. The developer lists approximately 185 square metres, four bedrooms, three bathrooms and parking for three cars. It is described as a semi-detached house rather than a mid-row townhouse, with larger land plots featured in the sales material. A spare room could become a home office, guest accommodation or additional family bedroom. Even so, bigger is not automatically better. The exact internal plan, usable garden space, cooling costs and upkeep become more consequential as the house grows. The two formats should be judged against separate budgets and household routines rather than rolled into one average 'project unit'.
On the communal side, this is a managed housing estate with a clubhouse, saltwater pool, fitness facilities, gardens and security at the entrance. AP advertises 24-hour gym access and staffed security, while an independent site review identifies a children's play area, jogging routes, shared seating and a vehicle number-plate access system. For residents with young children, having outdoor space within the estate can reduce the need to drive somewhere every time they want fresh air. The trade-off is collective upkeep: pools, gates, paths and equipment require funds, management and occasional disruption for repairs.
Older published material listed a common-area charge of THB 48 per square wah of land per month in 2024. That is useful as a historical reference, not as a current quotation. Owners should review the latest estate-fee schedule, arrears position and any planned spending before using a figure in their long-term budget. Electricity, water, air-conditioning servicing, pest control, building repairs and insurance are separate considerations. A buyer comparing MARISA with DELIGHT will also want to understand how land size affects ongoing charges, because the purchase price is only one part of the cost of maintaining a home.
The expressway location is helpful, but marketing distances should be read with care. AP quotes 1.2 kilometres to the Chalong Rat expressway connection at Chatuchot; a detailed route-based review gives approximately 2.5 kilometres. The difference appears to concern how the distance is measured, not evidence of a second project location. Travel time will depend on departure time, direction, toll-gate access and traffic. The Pink Line station described in developer materials is about seven kilometres away rather than across the street. An owner who does not drive should test the entire journey at the hour they actually need it.
For a family, the day-to-day catchment area matters more than a long list of regional attractions. AP places Nawamintrachinuthit Benchamarachalai School about 350 metres from the project. Convenience stores and local food outlets are also part of the surrounding street scene. Larger supermarkets, retail centres such as Fashion Island, and hospitals are reached through the wider road network. Proximity on a map does not establish whether the walk to a school is comfortable in the heat, whether crossings are safe or whether collecting children at peak times is straightforward. Those details deserve a daytime visit as much as the house itself.
Plot position within the estate can change the experience considerably. A row facing the internal garden may feel different from one near the boundary or the main entrance, even though all fall under the same project name. Check noise during busy hours, available shade, outlook from upstairs windows and how easily cars can reverse from the parking area. Ground-level houses also call for a close look at stormwater flow and dampness. No verified, plot-by-plot noise or drainage survey was found in the public material. A clean show home cannot settle those questions for a resale property elsewhere in the development.
Foreign buyers face a distinct legal issue that does not arise in quite the same way with a qualifying condominium. Thai property directories describe some houses as freehold, but that listing category must not be read as automatic permission for an individual foreign national to own the underlying land. Thailand generally restricts foreign land ownership, subject to narrow statutory exceptions. A long lease of the land, potentially alongside separately established building rights, can be explored where legally appropriate. Ordinary immovable-property leases are generally capped at 30 years; renewal is not a guaranteed second ownership period. No publicly verified buyer-specific land-and-building arrangement for foreigners was located for this estate.
AP (Thailand) Public Company Limited is a publicly listed residential developer. Its corporate identity and disclosures can be checked independently, which is reassuring from an information-access perspective but is not a substitute for checking a property. A purchaser still needs to identify the legal seller, examine the title and encumbrances, review any approved extensions, and establish what maintenance liabilities transfer with the house. If the sale is from an existing owner, the quality of records and the physical condition may tell you more than the developer's current website. This is especially relevant when advertising figures differ from standard plans.
As a rental or resale investment, the project deserves more caution than a single asking-price comparison suggests. Public portals show offers, not a sufficiently complete series of completed sales, net rents or holding costs. A larger plot or renovated home may command a different price, but the listing alone does not prove the renovation cost can be recovered on resale. The strongest case is for buyers who can use the space and location themselves, can verify the legal holding structure and are comfortable with the estate's recurring expenses. Forecast returns would need actual rental evidence and property-specific costs, not marketing assumptions.
Home types & sizes
Two storeys with two parking spaces and a quoted 5.5-metre frontage. Social areas occupy the ground floor and the bedrooms sit upstairs. The rear yard adds options for a family, although no proposed extension should be counted as completed or approved space without documentation.
A larger two-storey layout with three parking spaces and scope for a separate work or guest room. The advertised living area describes the standard design; plot dimensions, completed works and the exact room arrangement must be assessed for the selected house.
These are the developer’s two standard designs, not a live availability schedule. A 2024 site review gives more precise areas of 115.55 and 185.76 sqm, while AP uses the rounded 115 and 185 sqm figures. An individual resale advertisement describes a three-bedroom home of 140 sqm; it should not be treated as the standard MARISA area without an approved plan and an explanation of any modifications. Verified net internal areas, individual land-title dimensions and included finishes are not available for every advertised property.

Location
- The site is on Thai Ramman Road in Sam Wa Tawan Tok, Khlong Sam Wa, Bangkok. Nearby connections lead towards Chatuchot, Hathai Rat and the eastern ring road, but each prospective commute should be assessed in its actual direction rather than by neighbourhood name alone.
- AP quotes 1.2 km to the Chalong Rat Expressway access at Chatuchot, while a detailed road-route review reports about 2.5 km. These are different distance conventions and neither establishes a fixed driving time; the direction of travel and toll-gate approach matter.
- The Wongwaen Ram Inthra Pink Line station cited by the developer is roughly 7 km away. This is not a walk-to-the-station estate, so anyone expecting to use rail daily should work out the road connection and the cost of making it.
- Nawamintrachinuthit Benchamarachalai School is listed at approximately 350 metres. Small shops and food outlets serve the local street network, although school-run safety and the comfort of walking are better judged on site than through a distance label.
- Fashion Island, The Promenade and medical facilities sit within the wider Ramintra catchment rather than at the doorstep. Access may be straightforward for a driver but should be considered alongside the times when the household will actually travel.
- The mapped coordinates refer to the estate location, not to a legal survey of an individual plot. An edge property near roads, a home facing an internal lane and one adjoining the communal areas may offer materially different day-to-day surroundings.

Best for: A family with children whose school, work and social routines are largely in north-eastern Bangkok and who already use a car. MARISA provides the core three-bedroom arrangement, while the shared garden and pool offer usable amenities close to home.; Buyers who want to compare a manageable townhouse with a larger semi-detached house without restarting their neighbourhood search. Seeing the two designs in the same estate makes the trade-off between floor area, land, parking and recurring costs easier to judge.; A household that genuinely needs a fourth bedroom, perhaps for home working, regular guests or extended family. DELIGHT is more relevant to that brief, provided its particular room arrangement and land plot justify the materially higher budget.; An owner-occupier who values controlled estate access, a playground, pool and a built residential setting that can be visited before committing. The monthly fees and quality of management still need to work for a household planning to stay for several years.; Thai nationals or others with a valid legal basis for holding the land, subject to due diligence on title and seller. A foreign national without such eligibility needs professional advice on a different lawful structure before relying on any freehold wording in an advertisement.; may not suit: Someone who expects a daily walk to an urban rail platform. The Pink Line station mentioned by the developer is not at the estate, and the road connection adds time and cost.; Households requiring a confirmed bedroom on the ground floor. The standard MARISA plan puts all three bedrooms upstairs, so it should not be assumed suitable for a resident with limited mobility.; A foreign individual seeking an unrestricted personal freehold title to the land as though purchasing an eligible condominium unit. Landed homes involve a different legal framework, regardless of how a portal labels tenure.; Buy-to-let investors requiring documented net yields or an established record of comparable completed transactions. Neither has been substantiated in the public material reviewed for this estate..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- One resale advertisement describes a three-bedroom, 140-sqm house, whereas standard MARISA is about 115 sqm and DELIGHT is about 185 sqm with four bedrooms. The source does not establish whether the difference results from an extension, a distinct arrangement or an incorrect listing.
- Property portals use a freehold label, but no plot-specific title or registered land lease and building-rights package for an individual foreign buyer was verified. The project name and tenure label alone cannot establish eligibility.
- AP gives 1.2 km to Chatuchot expressway access, while a road-route review gives approximately 2.5 km. Different measurement methods are a plausible explanation, but the underlying conventions are not specified.
