Why this project is worth a look
Two markets in one estate
Developer stock and owner resales sit side by side. That is useful because buyers can compare a clean Q House handover against a lived-in home with a known plot, mature landscaping and existing upgrades. Headline price differences only become meaningful after condition, land size and included items are aligned.
Real family-scale space
Current Q House homes offer roughly 152 to 219 sqm of internal area plus private land. The gain is not just bedroom count: parking, outdoor space and separation between communal and private rooms become part of daily life. The trade-off is that the owner carries the maintenance burden of both house and plot.
Road access comes first
The estate makes most sense as a driving location, with Kanchanaphisek, Hathairat and the Chatuchot expressway access doing the heavy lifting. That can suit households whose routines are already in northern and eastern Bangkok. It is much less convincing for someone choosing a home mainly around walkable rail access.
Amenities can be inspected
The pool, fitness room, landscaped garden and jogging track already exist, so buyers can judge maintenance rather than rely on launch promises. A site visit should include the common areas and internal roads, not just the target house, because the quality of the estate environment affects everyday use and future resale appeal.
Land is the legal filter
A detached house with land is fundamentally different from a foreign-quota condominium. Thai freehold marketing describes the property interest offered to an eligible owner; it does not by itself establish that a foreign individual can hold the land. Non-Thai buyers need the ownership structure resolved before price incentives become relevant.
About the project
Casa Ville Wongwaen-Chatuchot is an established low-rise housing estate in Sam Wa Tawan Tok, on Bangkok's north-eastern side. It is not a condominium project dressed up as a suburban address and it is not a resort residence: the product is a gated community of two-storey detached houses intended for everyday living. Q House is still marketing selected new homes inside the estate, while a meaningful resale market has developed around it. That gives a buyer a useful choice between developer stock with current campaign terms and lived-in houses where the exact plot, extensions, furnishing and condition can be inspected before making an offer.
The current Thai-language Q House page lists 257 homes. Q House's English page and several established property databases still show 266, so the total should not be treated as a perfectly settled figure. The practical takeaway is simpler: this is a sizeable community with a few hundred households, not a boutique compound. The discrepancy becomes relevant only when the exact subdivision plan, common-property allocation or legal plot count matters to a transaction. In that situation, the current land documents and estate records matter more than whichever marketing page happens to be indexed first.

The developer discloses unusually useful project-level legal detail for a mainstream housing estate. Q House identifies land-allocation permit 82/2561, cites title-deed numbers 105678, 105681 and 105683 for the original project land, and names Quality Houses Public Company Limited as both project owner and landowner in the disclosure. Construction was stated to have started in July 2018 with an original target completion in July 2021. Those details help establish the project's identity and history, but they are not a substitute for a fresh check of the title attached to a specific resale house. A particular plot can have its own mortgage, easement, ownership history or unregistered extension years after the master project was launched.
This is a car-led location. The estate sits around Nong Rahaeng 4 and Wongsakorn 1 Road, with access routes linking towards Kanchanaphisek and Hathairat. Q House puts the Chatuchot expressway access at roughly 2.3 km from the project. That road connection is more important in daily life than the rail network: Khu Khot BTS is commonly listed at about 7 km away, which makes the station a drive or feeder trip rather than a walkable transport option. Households whose work, schools and family routines are concentrated in northern or eastern Bangkok may find the location coherent. Buyers expecting a central-Bangkok, rail-first lifestyle should treat the distance differently.
The common facilities are already tangible rather than promised on a launch brochure. Q House lists a salt-water pool, fitness room, large landscaped garden and jogging track, along with controlled access and CCTV at the entrance. The project also markets layered gate security and home alarm systems for selected houses. None of that needs to be oversold: the value is simply that a family can use outdoor space, exercise facilities and a pool without leaving the estate, while a resale buyer can inspect how those areas have aged and how actively they are maintained. In a mature housing community, current maintenance quality is more informative than the original renderings.
Q House's current stock illustrates three main house sizes. AVA is about 152 sqm with three bedrooms and three bathrooms; AILEEN is 184 sqm with three bedrooms, three bathrooms and an additional flexible room; Amelia (EX) is 219 sqm with four bedrooms, three bathrooms and an upstairs lounge area. Historical project profiles also show larger and older house series, while today's resale market includes homes whose advertised internal areas range more widely. That means the model name is only a starting point. A buyer should match the actual house to its plot, approved plans and physical alterations, especially where a seller has extended a kitchen, parking roof or rear service area.
Pricing is split between developer inventory and resale stock. Active resale listings in early October 2026 start around THB 5.49-5.5 million. At the same time, Q House is advertising an AVA from THB 6.32 million for October 2026, an AILEEN from THB 7.39 million and an Amelia (EX) from THB 8.45 million. The gap does not automatically mean that resale is better value. Plot size, orientation, renovation, furnishings, structural extensions and transfer incentives can easily explain a seven-figure difference. The useful way to read the price range is as a budget screen; the real comparison has to be between specific houses with specific documents and condition.
Foreign buyers face a separate issue because this product includes land. Public listings describe the estate as freehold, which is straightforward for an eligible Thai landowner, but that label should not be confused with condominium foreign freehold. Thai land law only allows direct land ownership by foreign individuals in narrow statutory circumstances and with additional approvals. A properly registered long lease can be part of a lawful structure, but no project-specific foreign lease programme is advertised publicly for this estate. For a non-Thai buyer, ownership structure therefore comes before interior design, mortgage offers or headline discounts; nominee-shareholder workarounds should not be treated as a normal substitute for a lawful structure.
Ownership format
Homes in the estate are sold with their land on a freehold basis to buyers who are legally eligible to own Thai land. That does not give a foreign individual an automatic right to register the land personally: direct foreign land ownership is limited to narrow statutory exceptions. A registered long-term land lease can be used where properly structured, but no project-specific foreign leasehold programme for Casa Ville Wongwaen-Chatuchot was found in Q House's public material.

- Q House published July 2021 as the expected completion target, while some third-party databases show a later completion year. The estate and completed houses are clearly in use and being sold, but one definitive public date for final completion of the entire community was not found.
