Why this project is worth a look
Space you can use differently
The basic product is a detached house on its own plot within an organised estate. That creates possibilities a condo cannot offer as easily, from garden use to separating noisy family activities from sleeping areas. It also moves roof maintenance, exterior repairs and much of the plot’s drainage into the owner’s responsibility. Those obligations belong in the ownership budget.
A community to inspect today
A clubhouse and swimming pool were not merely promised at launch: independent site reviews documented them. Buyers can now form their own judgement about how the facilities have aged and whether the charges deliver meaningful service. An attractive original design and a well-managed estate are two different things, so the management records matter.
The parking question
Both original plans provided three bedrooms, yet their parking layouts were not consistently described across period sources. A family running two cars should check the precise house, canopy and manoeuvring space rather than depend on an SH120 or SH130 label. Later alterations may further change what fits.
Established neighbours, older buildings
Unlike an off-plan purchase, resale offers a chance to experience street activity, shared areas and the actual position of the house. The trade-off is that several years of use may reveal hidden maintenance and renovation issues. Independent inspection of water ingress, wiring and extensions is more valuable than an assurance that the development is already completed.
Eastern Bangkok, not downtown
The road network and airport direction will appeal to some households far more than to others. For a daily central-Bangkok commuter, the distance to the rail station adds an extra leg to every trip. The right test is the buyer’s actual weekly journey, at the hours they will make it, rather than a brochure’s best-case travel claim.
About the project
Atoll Similan Reef is a neighbourhood of detached, two-storey houses in Lat Krabang, on the eastern side of Bangkok. It is not a beachfront development despite the name, nor a condominium in which a buyer acquires an apartment. There are 243 houses in the scheme, associated with the Ananda Development group. A search for the address brings up several apparently different projects: On Nut–Romklao, Rama 9–Motorway and Rama 9–Krungthep Kreetha. These are location labels attached to Similan Reef, not evidence of three separate estates. Atoll Waikiki Shore is a genuine neighbouring development and should be excluded when checking transactions or comparing house plans. Getting that distinction right is the first safeguard against a misleading property comparison.
The estate sits along Soi Phatthana Chonnabot 4 in Khlong Song Ton Nun, Lat Krabang. This is a suburban road-based location rather than a walk-out-of-your-gate urban transit address. Motorway connections and travel towards Suvarnabhumi Airport are part of its practical appeal, but neither makes every trip quick. The Lat Krabang Airport Rail Link station is a separate journey from the houses; a project directory describes roughly 4.2 km by road. Someone commuting daily should trace the actual route from the gate to their destination, including the first and last legs of any rail trip. A marketing reference to Rama 9 does not move the property closer to central Bangkok.

Two house designs formed the original offer: SH120 and SH130, with published internal areas of 120 and 130 square metres respectively. Both had two floors, three bedrooms and two bathrooms. Plot sizes in historical project directories were broadly 50 to 60 square wah, a Thai land-area measure equivalent to four square metres per square wah. The distinction between land and usable house area matters here because listings may give both in different units. The original arrangement put everyday living spaces downstairs and bedrooms upstairs. That separation can work well for a family, while the staircase and the location of bathrooms deserve closer thought for anyone expecting to age in place or accommodate an older relative.
Today the choice is largely between individual resale homes. Some owners have adapted the houses substantially. Listings published in 2026 include four- and five-bedroom properties with reported usable areas of 220 or 244 square metres, well beyond the two initial plan sizes. Those figures describe what individual sellers are advertising, not new developer-standard models. Added rooms may be valuable, but a buyer also needs to establish which alterations were authorised, how they affect natural light and drainage, and whether the advertised floor area matches the documents and the physical building. A larger number on a listing is no substitute for seeing how the space actually works.
The lowest identified public asking price is THB 3.9 million for a three-bedroom resale house. This is a dated advertisement, not a recorded sale and not proof the home remains available in October 2026. Other advertised houses command higher sums and sometimes include very different layouts or levels of renovation. Comparisons based on the estate name alone obscure those differences. For a practical budget, the purchase price is only the starting point: there may be transfer-related costs, repairs and continuing estate charges. Historical launch prices still reproduced by some directories should not be mistaken for developer stock or for the current clearing price of these homes.
The communal facilities are more distinctive than the house elevations. Contemporary site visits recorded a clubhouse, swimming pool, fitness room, landscaped garden, children’s play space and an ornamental waterside area with an artificial beach theme. Access control, cameras and guards were also part of the original arrangement. That is good evidence of what the development provided when new, not a current facilities warranty. Swimming-pool systems, gym equipment, security contracts and shared buildings all need upkeep. A walk around the community and a look at recent management accounts tell a prospective owner more about today’s service than an old brochure can.
House position within Similan Reef affects how it feels to live there. A 2014 site inspection recorded main internal roads of 10 metres and smaller roads of 8 metres. These are historical design descriptions, not a fresh measurement, but they illustrate why the first row near a busier road may feel different from a home on a quieter stretch. The orientation of the garden, the condition of neighbouring extensions, drainage near the plot and the ability to park vehicles without obstructing access can all matter. Rather than choose between SH120 and SH130 in the abstract, compare real houses and their surroundings at the same time.
There is a useful paper trail for the estate, though it does not produce a single reliable completion year. A reviewer found an occupied early section in 2014; another site visit described move-in-ready houses in 2015. Project portals variously mark the development as completed in 2013, 2014 or 2016. An older statutory project disclosure carried in a Thai housing directory identifies Ananda Development One Co., Ltd. as the project landholding/development entity at the time and gives original title and land-subdivision references. These historical details help identify the development. They cannot confirm the current ownership, mortgage status or boundaries of a particular resale plot.
Foreign buyers face a different legal question here than they would with a Bangkok condo. There is no condominium foreign quota to rely on when the asset is a landed house. In general, a foreign individual cannot simply register freehold title to Thai land; narrow statutory exceptions are not the normal purchase route. A registered land lease may be possible, potentially alongside separate rights to the building, but the enforceable term and any future renewal depend on Thai law and the actual documents. There is no project-wide public evidence proving the tenure available on a specific resale. Before paying a deposit, the buyer needs an intelligible account of who owns the land, what is transferred, who signs, and which rights can actually be registered.
Home types & sizes
An original two-level design with living, dining and kitchen space on the ground floor and three bedrooms upstairs. A contemporary site reviewer described one covered car space, while a separate catalogue gave a different figure. Verify the actual bay and any alterations on the property being sold rather than treating the historic model code as a current inventory specification.
The larger of the two published starting designs, with a similar room arrangement and historically advertised space for two cars. A bigger original floor plan does not guarantee a larger present-day plot or that the building remains unaltered. Pay attention to documented floor area, the treatment of any extension, kitchen layout and the ease of parking in daily use.
These are the initial developer layouts, not a live list of saleable houses. In 2026, individual owners have advertised enlarged four- and five-bedroom homes, including listings claiming 220 and 244 sqm. Such offerings do not establish additional standard developer models. Historic descriptions also disagree on some parking details. Confirm the measured and legally documented area, authorised extensions and parking at the specific resale house. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate is on Soi Phatthana Chonnabot 4 in Khlong Song Ton Nun, Lat Krabang. An individual house can sit well inside the gated development, so its plot number and entrance route will matter more for a viewing than a generic estate map pin.
- Lat Krabang Airport Rail Link is the relevant rail connection, but not an on-site station. A project directory puts the drive at approximately 4.2 km. That extra road segment may be perfectly manageable for some households and an unwelcome daily complication for others.
- Motorway access and the general direction of Suvarnabhumi Airport define this part of eastern Bangkok. Journey time will still depend on the interchange, traffic and destination; airport proximity on a map should never be converted into a guaranteed door-to-door time.
- Sarasas Witaed Romklao school is mentioned as a nearby landmark in early project reviews. Families should establish which programmes operate there now and whether the journey from their chosen house is safe and practical at school hours.

Price & purchase terms
- Current price: From THB 3.9 million in a resale listing checked on 10 October 2026. This is an asking-price floor, not a verified transaction price; confirm that the house is still offered and agree the actual price and terms with the seller.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Households wanting a private plot and room for children, a home office or visiting relatives without leaving Bangkok altogether. The original three-bedroom format is easy to understand, and shared leisure facilities may add useful space outside the home. The right choice is still highly individual: privacy, nearby extensions, car parking and the state of the interior can vary substantially from one house to the next.; Residents with commitments around eastern Bangkok, particularly those who already drive. For them, the motorway network and links in the airport direction may outweigh the absence of a station at the gate. The location makes less sense as an abstract “Bangkok investment” than as a response to a real commute, school choice and family routine.; Buyers who prefer an established community to a construction promise and are prepared for normal resale due diligence. They can meet the property as it stands, examine shared facilities and ask existing owners about maintenance. That advantage is strongest when combined with independent building inspection and a clearly documented method of acquiring the rights on offer.; may not suit: A buyer seeking a condominium-style life beside an urban rail station. The extra road journey is built into daily travel, and a central-Bangkok commute needs realistic testing.; Someone who wants a newly delivered, standardised developer unit with a uniform specification and sales price. These are individual existing houses, and maintenance and alterations create meaningful differences.; Foreign buyers whose non-negotiable requirement is straightforward personal freehold of the land plot. A landed estate does not confer the condominium foreign-ownership privilege..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The completion date is inconsistent across sources: 2013 appears in some directories, 2014 in the descriptive project history and 2016 in other listings. Period site visits establish that parts were occupied and houses were ready, but not a verified single handover date for every section.
- Current estate charges and bylaws have not been established. A launch-era review recorded a maintenance rate of THB 20 per square wah of plot area, while another directory shows zero. Neither proves today’s fee, and public descriptions of pet permissions also disagree.
- No public title documents establish the rights attached to an individual house offered for resale. A historic developer disclosure identifies the original development entity and land references, but current ownership, encumbrances, permissions for extensions and the tenure legally available to a foreign purchaser must be established separately.
