Why this project is worth a look
Low-density by design
Only 27 residences are spread across three small buildings. That supports a quieter, more private residential feel, although it naturally comes with fewer shared amenities than a large resort condominium.
Space with sea exposure
The hillside layout was designed around wide terraces, sea views and private pools in most homes. The benefit is highly unit-specific, so the actual outlook and privacy from the selected residence matter more than the project headline.
Completed and inspectable
A buyer can inspect the access road, common areas, lifts, parking, services and pool systems before committing. That removes much of the construction-risk uncertainty that comes with off-plan property, but it makes condition due diligence essential.
Unit-level due diligence
Current resales do not map neatly onto the original marketing typologies. Registered area, title, layout, pool and terrace treatment, foreign-quota status and renovation history should all be verified for the individual apartment.

Andamaya Surin Bay is a small completed condominium set on the hillside above Surin on Phuket’s west coast. The project comprises three low-rise buildings and 27 residences. The main project website gives 2021 as the completion year, which is also the date used by current major property platforms. That changes the buyer’s job completely compared with an off-plan purchase. There is no construction promise to underwrite; instead, the value lies in being able to inspect the actual building, common areas, access road, management condition and the exact apartment being offered. Andamaya was conceived as a low-density alternative to large resort residences. Its buildings step down the slope and the original plan placed only one or two homes on most floors. The trade-off is clear: the shared amenity list is shorter than at a 300-unit resort, while private space, terraces, sea exposure and pools attached to most residences play a much bigger role.
The project’s own contact page gives the address as 124/50 Moo 3, Srisoonthorn Road, Choeng Thale, Thalang, Phuket 83110. It sits in the hilly area between Surin and Bang Tao rather than directly on the beach road. Andamaya states that the sea is about 700 metres away, but a buyer should not translate that distance into an effortless beach walk. The site is elevated and reached by local hillside roads, so a car or taxi is a more realistic part of everyday life. That same elevation is central to the project’s appeal. The buildings were positioned for open views toward the Andaman Sea, Surin and Bang Tao. Views still need to be checked apartment by apartment: floor level, vegetation, neighbouring construction and the angle of each terrace can materially change what a buyer actually sees.

The residences are unusually large by current Phuket condominium standards. Original project material described a range from studios of about 50 sqm and one-bedroom homes around 100 sqm through to penthouses of roughly 386 sqm and a very large sky residence at the top of Building A. The 2026 resale market tells a more nuanced story. Current stock includes one-bedroom homes around 86.7 sqm, two-bedroom units around 106.6 sqm, three-bedroom homes around 154.4 sqm and larger residences above 200 sqm. That variation is not surprising in a boutique completed development where interiors, room divisions and sales descriptions may have evolved over time. It does mean that a generic brochure label is not enough. Buyers should match the advertised floor plan against the registered area, title documents and the physical apartment, particularly where terraces, pools or ancillary spaces form a substantial part of the usable footprint.
Shared facilities are focused rather than extensive. The developer’s project material confirms a 26-metre outdoor pool with a sun deck, a sea-view fitness room, 24-hour security, private road access and covered parking. Building pages also refer to resident use of the common pool and gym, a beach shuttle and transport services on request. Private pools are one of the project’s defining features: the original concept placed them in every residence other than studios. That is attractive for owner-occupiers and holiday-home buyers, but it also creates a larger inspection checklist. Waterproofing, pool finishes, pumps, drainage, exterior surfaces and responsibility for ongoing pool maintenance all matter in a completed property. At Andamaya, these physical checks are more useful than relying on old renderings because the buyer can see what has actually aged well and what may require work.
There is active resale stock in 2026. Home In Phuket showed a one-bedroom 86.74 sqm residence at THB 9,020,960 when checked on 5 September 2026, while other listings for comparable and larger apartments were priced higher. That number should be treated as a lower market marker, not a project-wide starting price. With only 27 residences, pricing is highly sensitive to building position, area, view quality, private pool, renovation, furniture and tenure. A single oversized penthouse can also distort any project average. The more useful comparison is therefore between several live listings with similar ownership status and condition on the same date. A low asking price is only interesting if the title, registered area, common-fee position and physical condition are equally clear.
For a foreign buyer, tenure needs to be confirmed at unit level. Thai condominium law allows qualifying foreign purchasers to hold a condominium unit as freehold, but foreign ownership in the registered condominium is capped at 49% of the total unit area. A current listing at Andamaya is explicitly offered under the foreign quota, showing that foreign freehold exists within the project, but that does not mean every resale unit can transfer in the same way. The condominium juristic person’s foreign-quota confirmation is part of the transfer process. Andamaya’s historic sales material also promoted leasehold with two contractual renewals. A buyer should separate the first registrable lease term, normally up to 30 years, from future renewal promises. Those renewals are contractual rights that must be reviewed in the actual agreement; they should not be treated as the legal equivalent of an automatically registered 90-year title.
The strongest argument for Andamaya today is that it can be judged as a real home rather than a concept. A viewing can reveal the steepness of the access, traffic and noise, the condition of façades and common areas, lift operation, parking practicality, water pressure, air-conditioning, pool condition and the true sea outlook. The completed status also makes due diligence more apartment-specific. Two homes in the same building may have different renovation histories, furniture packages, title structures, outstanding common charges and maintenance needs. This is a project where the selected unit and its documents matter more than the general sales narrative. Andamaya is a credible match for buyers who want a spacious sea-view residence in a private, low-density setting and are comfortable with a hillside lifestyle. It is less obvious for someone who wants a flat walk to the beach, a large resort amenity programme or a highly standardised small unit with many comparable transactions.

Ownership format
A foreign buyer may hold a condominium unit as freehold only within the statutory foreign quota, capped at 49% of the total unit area in the registered condominium. If the selected resale unit is outside the available foreign quota, a leasehold structure may be offered, normally registered for up to 30 years; any contractual renewal promises need to be read as contract terms rather than as an automatically guaranteed new 30-year registration.

One of the current resale configurations. It is smaller than the roughly 100 sqm one-bedroom type in the original project material, which is why the registered area and actual plan should be checked unit by unit.
Current resale stock includes two-bedroom homes well below the 185–220 sqm range seen in the original Building B and C material. Buyers should establish whether the difference reflects a different original type, later reconfiguration or a different area convention.
A mid-sized three-bedroom resale for Andamaya. It is materially smaller than the roughly 300 sqm three-bedroom category in early project material, reinforcing the need to treat live inventory as unit-specific rather than brochure-standard.
The project is most distinctive at the large-residence end of the range. Official Building B and C plans show homes around 130–220 sqm and 386.02 sqm penthouses, while Building A includes a top residence stated at 959 sqm.
