Comparing usable layout, floor and orientation is more informative here than simply comparing 'one-bedroom' asking prices.

The communal pool and gym are specifically identified on the rooftop, with restaurant and bar facilities also repeated across project profiles. For a compact building, that concentrates much of the shared leisure space in one place. Because the public completion dates conflict, buyers should inspect whether every advertised facility is actually finished and available rather than assume that a facility list proves operational readiness.
Known running costs
The available management data is unusually practical: THB 60 per sqm per month for common-area management, THB 600 per sqm for the sinking fund, two passenger lifts, one service lift and a published 50% parking ratio. Those dates cannot be reconciled by averaging them. They affect whether a buyer is purchasing a finished, inspectable home or taking construction and handover risk. For this dossier, the working registry status is therefore under construction with an expected November 2026 completion, because that is the status carried by the freshest dedicated project profiles. It should not be treated as documentary proof of handover. The first clearly separated one-bedroom format, with a current fourth-floor example at THB 5.244M. It changes the living pattern more than the area jump suggests because the bedroom can be closed off from the living space. When comparing it with the 40 sqm Type C, room proportions and orientation may matter more than the extra two square metres alone.
A mid-sized one-bedroom layout. The current catalogue example is on the seventh floor at THB 6.24M, so its asking price is tied to a specific unit rather than a generic Type C tariff. For personal use, the top residential floor can be attractive, but heat exposure, outlook and proximity to rooftop technical or leisure areas should be checked on site.
A larger one-bedroom layout that appears in the current catalogue as the separate E-2 type. The example shown is on the third floor at THB 6.336M. It is a useful comparison with the 51 sqm Type D because the area gap is small; room geometry, balcony, exposure and the specific asking price are likely to matter more than the headline size difference.
The largest verified one-bedroom in the core plan set. A current third-floor example is advertised at THB 6.936M. For someone expecting longer personal stays, the extra space may be more valuable than the lowest entry price, but the plan should still be read carefully: 51 sqm only improves liveability if the area is used efficiently rather than lost to circulation.
The largest consistently verified layout in the current range, with two bedrooms and two bathrooms. A sixth-floor example is listed at THB 12.558M. This supports family use or two-couple stays, but the budget is materially above the compact units. At this level, view, tenure and actual completion condition should be checked carefully because they can explain large differences between seemingly similar listings.
Public catalogues do not group every layout in exactly the same way.
