Why this project is worth a look
An operating asset
The project has been completed since 2018, so buyers can inspect what actually exists. Building condition, common areas, management quality, unit fit-out and the real view matter more here than launch brochures. Construction risk is largely behind the project, while unit-level due diligence becomes more important because the market is now dominated by resale stock.
Full resort infrastructure
The current resort operation includes multiple pools, two gyms, children's facilities, sauna areas, workspace, restaurants and bars. That is a meaningful advantage for family holidays and longer stays because owners are not relying on a minimal condominium amenity package. The same operating model also brings hotel guests and a busier hospitality environment, which some full-time residents may prefer to avoid.
Close to Surin
Mida Grande sits in Hat Surin Soi 4 on the hillside above the beach rather than directly on the waterfront. This gives the development its elevated views and rooftop character, but it also makes the last part of the route more important than a simple distance figure suggests. Anyone prioritising effortless beach access should walk the route from the exact building before buying.
A broad resale market
Inventory ranges from compact one-bedroom apartments to much larger two- and three-bedroom layouts. That creates useful choice but makes project-wide averages less meaningful. A sensible comparison needs to match building, floor, view, condition, furniture, tenure and management arrangement before deciding whether one listing is genuinely cheaper than another.
About the project
Mida Grande Resort Phuket is a completed resort-residential complex on the hillside above Surin in Choeng Thale. The first thing a buyer needs to understand is the name history. The residential development was originally marketed as The Panora Phuket, while the same site now operates under the Mida Grande Resort Phuket hospitality brand. These are not two neighbouring developments and not separate phases that should be treated as independent projects. Older title searches, floor plans and resale advertisements may still use The Panora Phuket, while current hotel operations and many listings use Mida Grande. Silvan Property Co., Ltd. is consistently identified as the developer, and the Thai environmental-approval database also records The Panora Phuket under that company.
Construction was completed in December 2018, so this is no longer a developer-delivery story. Buyers can inspect the actual buildings, common areas, management operation and individual unit condition instead of relying on construction promises. The trade-off is that there is no single current developer price list that defines the market. Resale units come from different owners and can differ materially in furnishing, view, floor, maintenance history, title status and seller motivation. A low asking price therefore needs to be checked at unit level rather than treated as a new project-wide benchmark.

The most consistently reported project configuration is seven buildings, each rising to eight storeys, with 448 residential units on roughly 20,800 square metres of land. That figure is repeated across several major Phuket property databases. Some portals list 450, 115 or 104 units, while the operating hotel website publishes its own room counts. Those numbers are not safely interchangeable: hotel keys, residential condominium units and database inventory scopes can be different things. For this dossier, 448 is used as the strongest cross-checked residential figure, while the conflicting counts remain a documented limitation rather than being averaged into a new number.
The setting is typical of the Surin hillside rather than beachfront frontage. The official address is 179/450 Hat Surin Soi 4, Moo 3, Choeng Thale, Thalang, Phuket 83110. The resort itself places The Plaza Surin at about 0.5 km and Surin Beach at about 1.1 km. The site is elevated, which helps explain why sea-view units and rooftop facilities feature so prominently in the project, but it also means that a simple map distance does not describe every walk equally well. Buyers who want a lobby-to-sand beachfront experience should view Mida Grande as a near-beach hillside resort, not a first-line condominium.
What distinguishes the property today is the scale of the operating resort infrastructure. The official resort site lists a main swimming pool, four rooftop pools, a children's pool, two gyms, two kids' clubs, sauna facilities, workspace, restaurants and several bar areas including a rooftop venue. For an owner, that creates a very different day-to-day environment from a small residential condominium with one pool and a basic fitness room. It can work well for holiday use and family stays. It also means more guest movement and a hospitality rhythm across the common areas, which will not suit everyone looking for a quiet owner-occupied building.
The residential layouts cover a broad range. Project databases describe studios at roughly 36–40 sqm, one-bedroom units at roughly 36–93 sqm, two-bedroom units at roughly 54–167 sqm and three-bedroom units at roughly 107–111 sqm. The spread reflects the fact that the complex contains both conventional apartments and much larger configurations. The operating resort also markets suites and pool villas, but hotel room labels should not be treated as proof of the legal form of a resale property. The decisive documents are the title, condominium records and sale agreement for the exact unit being purchased.
As of 6 September 2026, there is clear active resale inventory. FazWaz shows a lower asking level of about THB 3.555 million for a 36 sqm one-bedroom unit. Fresh DDproperty listings begin around THB 4.8 million, while PropertyHub's current set begins around THB 5.5 million. These are different listing pools, not contradictory official prices. The cheapest offer is useful as a market anchor, but it needs live confirmation before any decision because a listing can be sold, withdrawn, tied to a particular rental arrangement or offered under a tenure that differs from what a foreign buyer expects.
Foreign ownership needs to be checked at unit level. Thailand permits qualifying foreign buyers to own condominium units in their own name within the statutory foreign quota, capped at 49% of the aggregate area of all units in a condominium. Some Mida Grande resale listings expressly state foreign freehold, but that does not make every available unit automatically eligible. The condominium juristic person should confirm the quota position for the selected unit as part of the transfer process. Villas are a separate case: foreigners do not directly own Thai land, so the land and building structure must be examined independently before treating a villa offer as equivalent to a condominium freehold.
The fact that Mida Grande operates as a functioning resort is useful for buyers who want immediate usability rather than a future promise. Mida Hospitality Group lists the property within its hotel portfolio, and the resort is actively taking bookings with its restaurants, pools, fitness and family facilities in operation. That operational status should not be confused with a guaranteed investment return. Older sales material and some property portals still display rental-return programmes, but a resale buyer should not assume those terms automatically transfer. Any management arrangement, revenue split, owner-use restriction, fee schedule or rental commitment needs to come from the current contract attached to the specific unit.

Ownership format
Condominium units can be held by a foreign buyer as freehold within the statutory 49% foreign-ownership quota measured by the aggregate unit area in the condominium. The quota position and title of the selected unit must be confirmed before purchase. Villas are different: a foreign buyer does not directly own Thai land, so the land and building tenure must be checked separately.
Unit types & sizes
The smallest historical project format. In current resale listings, units around this size are often marketed as one-bedroom apartments, so the actual floor plan and title of the selected property matter more than the listing label alone.
The most visible resale category, ranging from compact apartments around 36–40 sqm to much larger configurations. The size spread is wide enough that bedroom count alone is a poor comparison tool; building, floor, view and condition materially change the product.
This category covers both relatively compact family apartments and much larger layouts that feel closer to resort suites. Buyers should check bathrooms, kitchen specification, balcony space and the actual internal plan because the headline bedroom count covers very different products.
A larger format suited to families and longer stays. The operating resort also markets large suites and villas, but those hotel categories should not automatically be treated as the same legal product as a resale condominium. The selected unit's documents determine what is actually being acquired.
The layout ranges refer to the residential project data reported by multiple property databases. The operating hotel uses a separate room, suite and villa classification, which should not be treated as a legal classification of the units offered for sale. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.555M in the current FazWaz inventory checked on 6 September 2026. This is a lower resale-market anchor; the specific unit, availability, condition, tenure and final terms need separate confirmation.
- Completed: 2018
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A lifestyle buyer who wants a completed home near Surin with the facilities of an operating resort.; Families who value multiple pools, children's spaces, dining and enough on-site infrastructure to spend substantial time within the complex.; Resale buyers who prefer to inspect the actual building and unit rather than take construction delivery risk.; Foreign buyers willing to select a unit based on verified foreign-quota availability rather than a generic freehold label.; Owners considering rental use who are prepared to review the current management agreement, costs and owner-use conditions separately.; may not suit: Buyers who require true beachfront frontage with direct access from the property to the sand.; Those looking for a small, quiet residential condominium without hotel guests or resort operations.; New-build buyers who need a long developer instalment plan; the project is completed and current availability is primarily resale stock..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Published residential counts conflict: several major databases report 448 units, PropertyScout reports 450, while some LivePhuket and Hipflat records show 115 and 104. The dossier uses 448 because it is the most consistently cross-checked figure.
- Lower asking prices differ by portal: FazWaz shows THB 3.555M, DDproperty starts at THB 4.8M and PropertyHub at THB 5.5M. These are different listing pools, so the availability of the cheapest unit must be confirmed before purchase.
- The official resort site confirms villas as part of the hospitality product, but the available primary material does not establish which villas, if any, are separately titled sale assets or what land tenure applies to them.
