The smallest published home is 89.14 sqm with two bedrooms, while the three-bedroom layouts are around 132.55–133.10 sqm. That makes the scheme more relevant to longer stays and family use than to buyers chasing the cheapest entry ticket into the Phuket condo market.
A genuinely small building
With 34 residences, Surin Top is materially smaller than many recent Phuket launches. Fewer units may appeal to owners who prefer a quieter residential feel, but the trade-off is a simpler amenity package rather than a full resort environment.
Surin, not beachfront
The official project record places the site on Soi Hat Surin 8/10 in Choeng Thale, with Surin Beach as the closest major landmark. It is a near-beach location rather than a confirmed beachfront site, so the actual walking/driving route and the outlook from the chosen floor matter.
Unit-specific pricing
THB 14.7081M is the lowest current asking point, not a universal project price. Listings for the same 89.14 sqm plan move higher on upper floors, so a meaningful comparison has to use the exact unit, floor, furnishing, view and ownership route.
Legal status is moving
The current government EIA entry is filed as Surin Top Hotel and names Surin Top Condominium as the previous project name. Until the amendment is resolved and the transfer structure is documented, ownership verification is a more important part of the purchase decision than any projected yield.
About the project
Surin Top Condominium is a small-scale residential scheme in the Surin area of Choeng Thale on Phuket’s west coast. The current sales inventory is unusually focused: there are no studios or one-bedroom apartments in the published mix. Instead, the project is built around two-bedroom homes of 89.14 sqm and three-bedroom homes of roughly 132.55–133.10 sqm. For a buyer, that changes the character of the product. This is not primarily a low-entry-price holiday-condo proposition; it is aimed at people who want enough space for longer stays, family use or a genuine second home.
The project is consistently described as having 34 residences, which is a useful fact in a market where many new launches run into several hundred units. The amenity package is correspondingly compact. A shared pool, gym, reception/lobby and café appear across the main project listings, while a current CBRE-marketed unit also lists parking, 24-hour security and CCTV. Buyers looking for extensive resort grounds, multiple leisure zones or a long list of family facilities may find the scheme limited. Buyers who would rather have a smaller building with fewer neighbours may see the same point differently.

Location evidence is reasonably strong even though the street number is not presented consistently. The current Smart EIA record places the scheme on Soi Hat Surin 8/10 in Choeng Thale, Thalang, Phuket 83110. A CBRE listing uses 10 Moo 3, Soi Hat Surin 8, while syndicated project portals use 106/48 Soi Hadsurin 8/10. Surin Beach is the nearest major landmark; published project pages place it roughly 0.7–1 km away depending on the mapping point. Bang Tao is to the north, and the wider Choeng Thale/Laguna area provides the larger cluster of shopping, dining and everyday services.
Current asking prices start at THB 14.7081M for an 89.14 sqm two-bedroom unit. Published three-bedroom inventory starts at THB 21.87075M for 132.55 sqm and THB 21.9615M for 133.10 sqm. Higher-floor listings move upward, with two-bedroom asking prices reaching roughly THB 16.0452M and three-bedroom listings reaching about THB 23.958M in the inventory checked. A separate CBRE listing on DDproperty was asking THB 16.05M for an 89.14 sqm unit in September 2026. That spread matters: the headline “from” price is only a starting point, and the actual decision should be made on a named unit with its floor, outlook, furnishing, title route and full contract price.
The delivery date is not as settled as the marketing shorthand suggests. FazWaz, LivePhuket and related portals still show the project as off-plan with October 2026 as the expected completion month. Storm Phuket uses Q4 2026, while Thai Estate lists December 2026 and describes the building as under construction. Hipflat, meanwhile, already labels it completed in October 2026. The practical implication is straightforward: a buyer should treat Q4 2026 as the broad working window and obtain fresh construction evidence plus the contractual handover date for the exact unit rather than relying on one portal status.
Developer identification also needs more care than a normal project card gives it. Several aggregators attribute the development to “Surin Top Condomunium”, a misspelled project-style label rather than a clearly identified legal developer. The current government EIA record is more useful: it names Bexley Ventures Thai Co., Ltd. as the project owner, and the linked owner profile records Thai company registration number 0835561019026 with active status. What the public material does not establish clearly is whether that same company is the contracting seller of the units. A reservation or sale agreement should therefore be checked against the landholding, approvals and the legal entity receiving the buyer’s money.
There is a more important issue than branding. Smart EIA Plus currently shows report 256704-45 CH2 under the name Surin Top Hotel and identifies Surin Top Condominium as the previous project name. The record also shows that a request to amend project details has been submitted, while earlier Surin Top Condominium reports were approved in September 2024 and April 2026. At the same time, active property portals continue to market units as condominium freehold, including units labelled for the foreign quota. Those two strands of information need to be reconciled before a buyer treats the advertised ownership form as established.
This matters because foreign freehold ownership in Thailand depends on the building being registered as a condominium and on the foreign ownership quota remaining available. The general statutory ceiling is 49% of the aggregate unit area in a registered condominium. That rule is well established, but it does not answer the project-specific question here. If the current amendment changes the approved use or title structure, the buyer needs documentary confirmation of what will actually be registered and transferred. A portal badge saying “Foreign Quota” is useful market information, not a substitute for the current title and project documents.
Seen purely as a physical product, Surin Top is easy to understand: 34 units, large two- and three-bedroom layouts, a west-coast Surin location and a compact set of shared facilities. The decision becomes more document-heavy because the official project record is changing at the same time that residential units are still being marketed. If the selected unit’s condominium status, foreign-quota eligibility and contracting entity are confirmed, the next comparison can focus on layout, view, fit-out and total price. Until then, the legal structure deserves more weight than projected rental returns or scarcity claims.
