The project was launched and sold as The Panora Phuket, while the same site is now widely operated and marketed as Mida Grande Resort Phuket. The former and current names point to the same address, and the developer, building count, floor count and completion year align. In practical terms, a resale search should use both names; restricting the search to Panora alone can hide units currently advertised under Mida Grande Resort.

The project's legal identity is unusually well supported for an older resort-style condominium. The Panora Phuket has an approved environmental-impact record dated 30 September 2016 under Silvan Property Co., Ltd., with the project located in Choeng Thale, Thalang, Phuket. The Panora Villa Phuket is a different project on the same soi, with a different project owner and a separate approval record. That distinction matters because villa marketing and condominium listings are easy to mix when the names and location are similar.

The most consistent project data points to completion in 2018, seven buildings and a maximum of eight floors. The figure most consistently published for the complex is 448 units, although other project cards show 450 and 431. The 448 figure is used as the main reference, but the discrepancy remains material. A buyer relying on the foreign ownership quota should ultimately work from the condominium juristic person's current records rather than a portal's unit count.

This is a resort-style complex rather than a single residential block with a minimal amenity deck. The site spreads across a hillside with several buildings, landscaped areas and multiple shared facilities. The current resort operation includes a main swimming pool, four rooftop pools, a children's pool, two gyms, two kids' clubs, a work area, a restaurant, a pool bar and a rooftop bar. Project descriptions also confirm a clubhouse, sauna, jacuzzi, landscaped gardens, parking, security, CCTV and a shuttle service to the beach. That operational resort layer explains why the property appears both on residential resale portals and on hotel booking channels.

The hotel presence is useful, but it should not be interpreted as a blanket rental or management promise for every privately owned unit. A complex like this can contain private residences, units enrolled in management schemes and hotel inventory at the same time. The public sources reviewed do not establish that every condominium owner receives identical hotel services, can use the unit for short-term rentals, or is automatically part of a Mida rental programme. Those rights are unit-specific and should be checked against the condominium rules, the selected unit's management agreement and any operating contract attached to the property.

The resale market is active and quite wide in price. On 7 September 2026, an active one-bedroom unit was offered at THB 3,982,860 for 36 sqm. Other live Panora listings were in the low-THB-4M range, with larger homes moving substantially higher. The spread is not only about size: floor, building, view, furnishing, condition, ownership status and any management arrangement can all change the value proposition. The lowest listing is therefore useful as a live entry point into the market, but it is not a developer price list and should not be treated as a promise that similar stock will be available at the same level.

The accommodation mix is broad. The confirmed accommodation mix includes studios plus one-, two- and three-bedroom condominiums. Current and recent resale evidence confirms compact one-bedroom units around the mid-30 sqm range, larger one-bedroom layouts, two-bedroom units from roughly the mid-50 sqm range upward, and a 107 sqm three-bedroom example. Some very large one- and two-bedroom listings appear to be atypical layouts or combined stock, so they should not be used to infer a standard project floor-plan range. We did not find a complete original unit matrix covering every building, which is why the registry uses verified examples rather than presenting an invented exhaustive range.

Ongoing costs need the same unit-level approach. Published project data states a common-area fee of THB 50 per sqm and a sinking fund of THB 500 per sqm; a current 36 sqm listing displays a monthly common-area charge of THB 1,800. Those figures are useful benchmarks, but they are portal data rather than a current statement from the condominium juristic person. For a resale transaction, the cleaner approach is to request the latest fee schedule and a no-debt certificate, then confirm whether any additional hotel, management or service charges apply to the selected unit.

Ownership follows Thailand's condominium framework rather than the land rules that apply to villas. A foreign buyer can register condominium freehold in their own name only while the building remains within the statutory foreign quota. Government guidance sets that foreign share at no more than 49% of the condominium's aggregate area. The title and current quota availability still need to be checked for the selected unit. That distinction is particularly relevant here because the cheapest active listing does not specify its ownership status, while other Panora and Mida listings are advertised as freehold. Project-level tenure is not a substitute for unit-level evidence.

For a buyer, the strongest feature of The Panora Phuket is that the asset is already built and operating. You can inspect the actual access road, slope, building condition, common areas, lift, view, noise and apartment fit before committing capital. The main uncertainty has moved away from construction risk and into resale structure: one complex marketed under several names, units with different ownership status, and potential differences between private residential and hotel-managed inventory. A sensible purchase process therefore starts by identifying the exact building and unit, then verifying title, foreign-quota availability, outstanding fees, rental rules and the services that genuinely transfer with that specific property.

Ownership format

The Panora Phuket is a registered condominium. A foreign buyer may own a unit freehold within the statutory foreign quota, capped at 49% of the condominium's aggregate saleable area. The selected unit must still be checked for available foreign-quota status; if it is outside that quota, the transaction structure depends on the unit documents and may involve leasehold where offered.
