Why this project is worth a look
Generous apartment sizes
The original unit schedule is spacious by current resort-condo standards: one-bedroom homes start around 64 sqm and two-bedroom layouts around 105 sqm. That supports longer stays and full-time living, but larger interiors also mean higher absolute maintenance and refurbishment costs.
The beach is genuinely close
Published sources place Surin Beach roughly 400–700 metres away. That is a meaningful west-coast advantage: residents can reach the beach without a long drive while living in a residential compound rather than a first-line hotel development.
Established resale market
More than a decade of operation gives buyers something an off-plan launch cannot: the actual building, management history and resale evidence are visible. The trade-off is that common-area maintenance and the condition of the selected unit deserve close inspection.
More than a condo
Surin Sabai includes conventional apartments, large pool penthouses and villas. That broadens the product choice, but ownership analysis changes with the property type: foreign quota matters for a condo, while a villa requires separate review of the land and the building.
About the project
Surin Sabai is more complicated than a conventional beach-area condominium. Current project profiles treat it as one development containing low-rise condominium buildings together with a small villa component. That matters because the queue category of condominium captures only the dominant part of the scheme. A buyer is really looking at a mixed residential project with studios, one- and two-bedroom apartments, large penthouses and private-pool villas under the same commercial name and at the same address. The ownership route, operating costs and legal due diligence are therefore not identical across every property carrying the Surin Sabai name.
The location is well established. The operating Surin Sabai website and several property databases use the address 25 Moo 3, Si Sunthon Road, Choeng Thale, Thalang, Phuket 83110. This places the development in the Surin area on Phuket's west coast, within Choeng Thale. Published distances to Surin Beach vary from roughly 400 to 700 metres depending on the source and measurement point. In practical terms, the beach is genuinely close, but the development is not a first-line beachfront project. The surrounding neighbourhood is mature, with restaurants, convenience retail, holiday accommodation and road access north towards Bang Tao and the wider Choeng Thale lifestyle area.

Most market sources attribute Surin Sabai to Phuket Asia Land. FazWaz, Phuket.Net, Dot Property and Hipflat repeat that developer name, and the long-running Surin Sabai rental website uses a contact address associated historically with Phuket Asia Land. The legal record is less tidy. Thailand's Department of Lands has a 2007 condominium record for 37 units under the name Daiconos Surin Sabai Villa Co., Ltd., and another registration called Surin Sabai 3 for 19 units in April 2013. DDproperty also names Daiconos Surin Sabai Villa as the developer. We did not find a primary corporate document that clearly explains the relationship between that legal entity and the Phuket Asia Land brand, so the brand attribution is retained while the legal project-company relationship remains a diligence item.
Unit count is another example of why a mature project should not be reduced to a portal summary. FazWaz, Phuket.Net, DDproperty and several mirrored project databases use 53 units and six floors. Some descriptions refer to two condominium buildings, while FazWaz's headline interface shows three buildings. PropertyScout reports only 24 units and gives 2012 as the completion year. The Department of Lands records do not map neatly onto the commercial 53-unit figure either. For the registry we retain 53 as the most consistently repeated market-wide count for Surin Sabai, but a foreign buyer should never use that number to infer available foreign quota. The quota is assessed against the legally registered condominium and confirmed by its juristic person at transfer.
The apartment sizes are a defining feature. The project profile gives studios of about 32–53 sqm, one-bedroom units of 64–94 sqm and two-bedroom units of 105–150 sqm. A three-bedroom penthouse is listed at about 262 sqm and includes a private pool in the original project description. Current resale inventory also contains units with stated sizes such as 104, 110, 120, 148 and 355 sqm. Those figures do not necessarily prove that the original schedule was wrong. In an established development, units may have been combined, altered, measured differently or marketed using a different area definition. The safe comparison is the selected unit's registered title and approved plan, not a reconstructed range from advertisements.
The villas create a distinct legal and practical category within the same estate. Project profiles describe two-bedroom villas around 180 sqm and three- or four-bedroom villas around 300 sqm, with private gardens and pools. A villa is not simply a larger version of a Surin Sabai condo. For the condominium side, the core legal questions are title, foreign quota and condominium-juristic-person documentation. For a villa, the underlying land right, the building ownership and the contractual structure have to be separated. A foreign individual cannot treat a Thai land plot as ordinary personal freehold, so the villa component requires a different diligence path even though the marketing name and location are shared.
The common facilities are typical of a small resort-style residential project: swimming pool, gym, reception, garden, parking, 24-hour security and CCTV are repeated across the project sources. The current Surin Sabai operating website also advertises airport transfers, housekeeping and other accommodation services. Owners should distinguish those operator services from facilities and obligations secured through the condominium rules and common budget. A staffed reception today does not guarantee a permanent hotel-style service model. For a resale purchase, the current juristic-person budget, monthly common fee, sinking-fund position, any arrears attached to the unit and recent co-owner meeting minutes are more useful than the original amenity brochure.
The project is mature, which shifts the risk profile away from construction. Most major project databases give December 2013 as completion, although some legal registrations predate that date and PropertyScout uses 2012. A buyer is not taking the same delivery risk as an off-plan purchaser. Instead, the condition of the building systems and the management history matter more. After more than a decade of use, it is sensible to inspect façades, waterproofing, lifts, pool equipment, drainage, common-area finishes and any major maintenance already completed or planned. Upper-floor and private-pool units deserve particular attention because water ingress and waterproofing can turn an attractive feature into a material maintenance issue if the building has not been managed well.
As of 7 September 2026, the lowest active sale we could verify is THB 3.2 million for a 64 sqm one-bedroom condominium. The PropertyHub listing was refreshed on the date of research and the same unit appears on DDproperty. Other active homes are materially more expensive: two-bedroom units are advertised around the upper single-digit millions, while large penthouses and unusual layouts can move well beyond that. The spread is not surprising in a project with different buildings, views, pool configurations, renovation histories and ownership statuses. A cheap unit should therefore be tested against condition and title rather than treated as evidence that every apartment in Surin Sabai is priced at the same level.
For a foreign buyer, the condominium component can offer a relatively clear ownership route when foreign quota is available. Phuket.Net currently labels several units as Foreign Freehold, and Thai law permits qualifying foreign buyers to own condominium units within the statutory 49% foreign share of the registered condominium area. That availability is unit-specific and time-sensitive. Before transfer, the condominium juristic person must confirm the foreign ownership proportion, and the transaction also requires the usual documentation on common-fee debt and title. A neighbouring unit being foreign-owned does not automatically mean the selected apartment can be registered the same way.
Surin Sabai's appeal is therefore quite concrete: a mature Surin location, relatively generous apartment sizes, beach access without a long cross-island journey, and a range of housing formats that is broader than a standard condominium. Its weaknesses are equally concrete. Public sources disagree on buildings, units and legal developer naming, and an older resale project demands more physical and management diligence than a new launch brochure suggests. It can make sense as a personal base, a holiday home or a rental property near Surin, but the decision should be made at unit level. Title, foreign quota, building condition, common finances, actual monthly costs and the negotiated resale price matter more than the headline statistics of the project card.

Ownership format
In the condominium component, a foreign buyer may hold a unit in freehold within the statutory 49% foreign quota of the registered condominium area; quota availability must be confirmed for the selected unit before transfer. The villas are different: a foreign individual cannot simply own the underlying Thai land outright, so the land right and the building right need separate review.
Home types & sizes
The smallest format in the condominium component. Studios appear less frequently in current resale inventory than one- and two-bedroom units, so availability is highly unit-specific.

The villas are marketed within the same development but require a separate land-rights review. Project profiles describe private pools and gardens for the villa component.
