A genuinely small project
Five floors and 44 units make Surin Gate compact by Phuket standards. A buyer can understand the building quickly during an inspection, although major common-area repairs are shared across a relatively small ownership base.
Useful 50 sqm scale
The strongest evidence is for apartments around 49–56 sqm, with 50 sqm by far the most common. That is generous for a one-bedroom compared with many newer resort studios, but renovation quality and internal planning vary from unit to unit.
Between two beach zones
The building sits within practical reach of both Surin and Bang Tao. It is not beachfront, yet residents are not dependent on a single resort compound and can use the wider Choeng Thale area for daily services and dining.
Observable resale evidence
Recent listings and recorded transactions provide real price and ownership evidence, including foreign-quota units. That is more useful than launch promises, but the title, quota position and owner liabilities of the selected apartment still require transaction-level verification.

Surin Gate is a compact five-storey condominium in Choeng Thale on Phuket's west coast, positioned between the Surin and Bang Tao areas. The strongest cluster of project sources describes one building with 44 apartments, completed in 2007. This is a mature resale property, not a new launch with construction and handover risk. That changes the buyer's due-diligence priorities. The building already exists and can be inspected, but the condition of the selected unit, the condominium juristic person's finances, any outstanding owner balances, major maintenance history and actual recurring costs matter far more than a launch brochure. Two apartments with the same floor area can now have very different fit-outs, mechanical condition and post-purchase renovation budgets.
The property's history also explains why Surin Gate appears under several accommodation labels online. Older travel directories and Phuket.Net presented it as a 44-room hotel or holiday-apartment complex, and the name Surin Gate Holiday Apartment still appears in some databases. Current real-estate platforms list the same physical property as a condominium with individually traded units. The location, five-storey scale, 44-unit count, facilities and former suringate.com identity line up closely enough that we found no evidence of a separate residential phase or second building carrying the same name. For a buyer, however, the historic operating model is background only. The legal status of the specific condominium title must be verified independently rather than inferred from how the building was marketed as accommodation in the past.

One of Surin Gate's practical advantages is its small scale. A five-storey, 44-unit building is much easier to understand than many modern Phuket resort projects containing several hundred apartments. Buyers can walk the common areas, inspect circulation, parking, the pool and building condition without having to interpret a sprawling master plan. The trade-off is that resale choice can be thin, and major common-area expenditure is spread across a relatively small ownership base. In an older building, the current monthly common-area fee is only one part of the ownership picture. Recent meeting minutes, sinking-fund or reserve information, special assessments, lift maintenance, waterproofing work and upcoming capital repairs can be more important than a low headline fee.
The clearest unit evidence centres on apartments around 50 sqm. FazWaz describes the standard project layout as a one-bedroom, one-bathroom unit of 50 sqm, while recent resale evidence shows one-bedroom homes around 49 to 56 sqm, with 50 sqm recurring most often. Two-bedroom descriptions also appear on the secondary market. PropertyHub showed a renovated two-bedroom 50 sqm unit in September 2026, while a roughly 100 sqm two-bedroom rental has also appeared. Those listings should not automatically be read as original developer plans. A compact 50 sqm two-bedroom may be an owner reconfiguration, and the larger format could reflect a combined or substantially different unit. The dossier therefore treats two-bedroom stock as a verified resale configuration but not as a proven original project type.
Facilities are straightforward rather than resort-scale. FazWaz and Lazudi confirm a communal swimming pool, parking, 24-hour security and CCTV. Older project descriptions also mention a gym and restaurant, while current portals refer to reception and hotel-style management. That is consistent with the building's former holiday-apartment operation, but buyers should distinguish a facility that physically exists from a service that is still run on the same terms. In a 2007 property, a gym can be materially different from its original description, a restaurant may no longer operate in the same form, and staffing arrangements can change. The sensible approach is to treat the sources as evidence of the building's facility set, then verify current condition and operating hours during inspection.
Location is central to the case for Surin Gate, although it should not be oversold as a beachfront property. Several current project records and a live August 2026 resale listing use the address 20/2 Moo 3, Si Sunthon Road, Choeng Thale. FazWaz places Surin Beach at about 1.1 km from the project, while older hotel listings describe roughly 1.5 km. Either way, it is close enough for some residents to walk, but the route is part of the normal road environment rather than a private resort promenade. The building also sits between Surin and Bang Tao, giving residents practical road access to both beach zones as well as Choeng Thale's shops, restaurants and services. Buyers who require true first-line beachfront living should view that distinction clearly.
Resale pricing is wide even among units of similar size. PHUKET.PRO carried a renovated 50 sqm one-bedroom at THB 2.69 million, updated on 24 August 2026. PropertyHub's project sale page on 7 September 2026 showed two 50 sqm units at THB 3.9 million and THB 4.0 million. Hipflat's transaction history records materially lower previous sale prices for 49–50 sqm units during 2024–2026 and shows a mix of foreign-quota, leasehold and other ownership labels. These figures do not combine into a single reliable 'project price'. Condition, floor, outlook, renovation quality, furniture, seller motivation and ownership structure can all move the asking price. We therefore use THB 2.69 million only as the lowest current listing anchor we could identify confidently, not as a valuation of every Surin Gate apartment.
Ongoing ownership costs deserve a separate check. FazWaz states a common-area management fee of THB 71 per sqm per month for Surin Gate, and Hipflat shows the same figure. That is useful market evidence, but it should not replace a current statement from the condominium juristic person. Fees can change, and older buildings can also require special assessments for capital work. A buyer should obtain the latest unit account, confirmation that the seller has no outstanding common charges, and recent owner-meeting records. Those documents can reveal whether substantial work to the lift, waterproofing, facade, pool or other shared systems is being discussed. In a small 2007 building, a future special contribution can matter more to the economics than a modest difference between two asking prices.
The resale record is also useful when thinking about a future exit. Hipflat shows multiple Surin Gate transactions across 2024–2026, so there is evidence of real secondary-market turnover rather than a project supported only by isolated advertisements. That does not justify calling the building highly liquid. With just 44 units, a handful of sales can move any platform statistic sharply, while buyers will differentiate between renovation quality, floor, outlook, ownership form and price. The ownership label can also affect the buyer pool: a unit that can transfer to a foreign buyer within the available foreign quota is not commercially identical to a similar unit restricted to the Thai quota or offered on leasehold terms. Exit planning therefore starts with choosing a clean, understandable title and a unit whose condition and running costs can be explained easily to the next buyer.
For foreign buyers, the useful specific to the project evidence is that Surin Gate's sale history includes units identified as foreign-quota freehold. Under Thailand's condominium framework, aggregate foreign ownership is limited to 49% of condominium area, and the government information service notes that a buyer needs confirmation of the foreign proportion from the condominium juristic person for the transfer process. A portal label saying 'foreign quota' is therefore helpful but not sufficient on its own. Before paying a meaningful deposit, the buyer should verify the unit title, the current foreign-quota position, the seller's ownership documents and the debt-free status with the juristic person. If the selected unit is in the Thai quota or offered as leasehold, the legal route and risk profile are different.
The best way to assess Surin Gate is as an established, small west-coast condominium where the individual apartment matters as much as the project name. A good resale unit can offer useful floor area in a mature part of Phuket at a price far below many new launches, but the building's age makes physical inspection essential. Air-conditioning, electrics, water pressure, waterproofing, windows, bathrooms, balconies and renovation quality deserve close attention inside the unit. In the common areas, the lift, pool, parking, corridors, facade and visible engineering condition should be checked rather than assumed from old photos. Current juristic-person fees and planned capital works should be obtained in writing. In a property of this age, a well-maintained apartment can be compelling, while a superficially cheap unit can lose its price advantage quickly if major private or shared repairs are approaching.

Units in a registered Thai condominium can be held freehold by foreign buyers within the 49% foreign-ownership quota by condominium area. Surin Gate transaction history and listings show foreign-quota, Thai-quota and leasehold units, so the available structure depends on the specific title and the quota position at the time of transfer.
Unit types & sizes
This is the most consistently evidenced Surin Gate format. Listings span different floors, outlooks and renovation standards, so floor area alone is not enough to compare value.
Two-bedroom configurations are evidenced in resale and rental listings, but we did not find an original developer plan confirming a standard two-bedroom line. A 50 sqm example may be an owner reconfiguration, while larger units should be checked against the title and registered plan.
We did not find original project material showing the full unit schedule. The best-supported original-style format is a one-bedroom of about 50 sqm; two-bedroom examples are presented only as resale configurations because owner alterations or combined units may explain some of the layouts.
