There is no construction-delivery risk: buyers can inspect the actual roof, pool, drainage, electrical systems, air-conditioning and layout. The estate's age, however, makes a proper building survey part of the purchase process rather than an optional extra.
Resales vary widely
Current stock ranges from renovated family houses to much larger villas with private pools and materially different plots. Price dispersion reflects condition and land as much as bedroom count, so the individual asset matters more than a project average.
Title before tenure label
A portal-level 'freehold' label does not solve foreign land ownership. A foreign buyer needs the actual land title, registered owner and a lawful structure for the house and land, assessed on the documents of the specific resale.
About the project
Anuphas Golf Ville is a mature residential estate in Kathu, in Phuket's inland central corridor. The development sits off Vichit Songkram Road on the route between Phuket Town and the west-coast side of the island. The strongest recurring project records date completion to September 2005 and describe roughly 250 detached homes across more than 50 rai. That age changes the buying proposition. In 2026 this is not a developer-delivery story; buyers are selecting an individual resale house with its own land plot, renovation history, extensions, roof and systems condition, pool or no pool, furniture package and title documents. The estate name explains the setting, but after two decades it is a poor substitute for inspecting the exact property.
The original product was a mix of one- and two-storey detached houses starting at three bedrooms, with some project descriptions stretching to seven-bedroom homes. Legacy profiles repeat three reference configurations: a one-storey three-bedroom, two-bathroom house of about 180 sqm; a two-storey three-bedroom, three-bathroom house around 504 sqm; and a two-storey four-bedroom, two-bathroom house around 400 sqm. The sources do not clearly identify whether every quoted figure is internal usable area, gross built area or another project measure, so these should be treated as historical reference formats rather than audited floor plans. Today's resale stock makes that caution especially relevant: houses have been renovated, extended and reconfigured, and current listings show different bedroom counts, bathroom counts, plot sizes and private-pool layouts.

The estate appears substantial for a low-rise housing community. FazWaz and Dot Property repeatedly show about 250 homes and a site of roughly 50 rai. Hipflat is less clean: its dynamic project header has recently displayed only around 11 to 14 units, while the descriptive project text on the same record repeats the 250-unit figure. The smaller number appears to reflect portal inventory or feed records rather than the physical development. We therefore use 250 as the best-supported project count. For a buyer, the more useful implication is that this is not a ten-home boutique compound. Street position within the estate, neighboring plots, traffic, drainage and the condition of the immediately surrounding common areas can matter as much as the overall project label.
Shared facilities are straightforward rather than resort-heavy. Current project pages repeatedly list 24-hour security, CCTV and parking. FazWaz and related portals also show a communal pool, while older descriptions refer to a park or landscaped common area. Much of the lifestyle value sits inside the private plot instead: current resales may include private pools, gardens, terraces and covered parking, but those are property-specific features and should not be assumed across all 250 homes. Several listings show a THB 500 monthly common-area charge. No first-party management schedule was found, so that figure should be verified against the actual house, current bills and estate rules before it is used in a holding-cost model.
Kathu is the key location story. Anuphas Golf Ville fronts the Vichit Songkram corridor rather than a beach road. Dot Property's directions place the estate about 2.9 km from the Central Festival Phuket intersection along that route. FazWaz gives approximately 2.6 km and an eight-minute drive to Prince of Songkla University Phuket Campus, while Phuket International Airport is listed at roughly 33 km and about 44 minutes by car, traffic permitting. The location can work well for households splitting time between Phuket Town, central shopping, schools or universities and west-coast destinations via Kathu. It is not a walk-to-the-beach product, and a car is generally more important here than it would be in a compact coastal neighborhood.
The address trail is useful for separating the estate from similarly named Anuphas developments. Sources use Anuphas Golf Ville, Anuphas Manoram Golf Ville and internal references such as Manorom 5, Soi 7 and Manorom 10. Historical consular directories place the Italian honorary consulate at 113/40 Wichitsongkram Road, Anuphas Golf Ville-Manorom 5. Active golf businesses use addresses such as 113/64 and 113/152 inside Anuphas Golf Ville. This strongly suggests that the different 113-series house numbers belong to individual properties within the broader estate, not a single official project entrance. For mapping, the dossier therefore uses 7.90108, 98.349527, a published coordinate for an address inside Anuphas Golf Ville, with a 500-metre radius rather than presenting it as a surveyed gate pin.
Developer attribution is the weakest factual field. FazWaz, Dot Property and a number of portals that reproduce the same project copy identify 124 Privacy Condominium Company as the developer. We could not find a first-party project page, archived developer document or corporate record directly linking that entity to Anuphas Golf Ville. Separately, Anuphas Manorom Company Limited is a real Phuket company active in real estate and the Anuphas name is embedded in local addresses and developments, but no source located in this research directly ties that company to this estate either. The registry record therefore omits the developer field and keeps the conflicting secondary attribution in the unresolved-data section instead of converting a repeated portal claim into a verified fact.
Resale pricing is highly dispersed. A newly listed five-bedroom house on Dot Property was offered at THB 12.9M in mid-September 2026 on a plot of about 484 sqm. A fully renovated three-bedroom resale associated with the estate was shown at THB 8.59M and had been refreshed on Hipflat on the day of this review. Meanwhile the main FazWaz project inventory for larger villas was clustered from about THB 19M up to THB 49.5M. These numbers are not necessarily inconsistent; they refer to different land sizes, house sizes, levels of renovation and amenity packages. Anuphas Golf Ville should not be underwritten using one project-wide price. The useful comparison is house against house: land, legal status, built area, renovation scope, pool, furniture and immediate post-purchase capex.
Ownership needs the same property-by-property approach. PropertyScout labels the development tenure as freehold, and Hipflat's historic transaction table includes a resale tagged under Thai ownership. Neither point gives a foreign buyer automatic direct ownership of the underlying land. Thailand's Department of Lands maintains separate rules and procedures for the limited cases in which foreigners can acquire land. For a normal resale house, the buyer needs to see the actual land title, the registered landowner, the building documents and the legal structure by which the foreign buyer will hold or use the house and land. If a seller proposes a registered land lease, separate building ownership or another lawful arrangement, that structure should be reviewed on the documents of the specific property, not inferred from a portal's project-level tenure label.
The practical appeal of Anuphas Golf Ville is that buyers can inspect a real house in an established central-island neighborhood instead of taking construction risk. The trade-off is age. A 2005 house that has received proper waterproofing, roof work, electrical upgrades, new pumps, modern air-conditioning and documented extensions can be a very different asset from a neighboring home that has had only cosmetic work. The 2026 renovated three-bedroom resale is a good illustration of how far an original house may have evolved. A sensible acquisition process here includes a building inspection, a comparison of the physical layout with title and building documents, verification of major alterations, a wet-season look at drainage where possible, and evidence of actual recurring costs. In an older estate, that diligence often matters more than the original brochure specification.
Ownership format
These are landed houses rather than condominium units. PropertyScout labels the project tenure as freehold, but that does not mean a foreign buyer automatically acquires the underlying land in direct ownership. Each resale needs a separate review of the land title, registered landowner, building rights and the buyer's lawful land-use structure; Thailand's general restrictions on foreign land ownership still apply.
