Why this project is worth a look

A traceable origin

Few older villa estates retain a contemporary source that names the developer and records the project while it was still being built. Platinum Residence Park does. That gives a buyer a useful historical benchmark for the original scale, layouts and timing, rather than forcing the entire due-diligence exercise to rely on syndicated portal descriptions written years later.

Resale variety

The estate now offers genuine variation rather than a single template. Present-day homes differ in building size, plot size, bedroom count, renovation level and ownership setup. That can create opportunities at different budgets, but it also means price comparisons only become meaningful once the physical and legal differences between two villas are set side by side.

Rawai living

This is a residential southern-Phuket location rather than a self-contained resort product. Buyers considering full-time or long seasonal stays should judge the address through everyday routines as much as through beach access: road connections, groceries, schools, healthcare and the parts of the island they visit most often will shape the experience.

Land is deal-specific

A villa purchase in Thailand requires a different ownership analysis from a condominium purchase. Foreign buyers should not assume that ownership of the structure also gives them ordinary freehold ownership of the land. Current listings within the estate show different land-holding descriptions, so the title, land owner and legal occupancy structure need to be verified for the exact property.

Maturity cuts both ways

A completed estate removes construction-delivery risk, but it replaces it with building-condition risk. A well-maintained home can be immediately usable; another house of the same age may need roof, drainage, pool, plumbing or electrical work. The inspection therefore has real financial value and should sit alongside the legal review, not behind it.

About the project

Platinum Residence Park is an established villa estate in Rawai, southern Phuket. It is no longer a developer-led launch with one price list, one specification and one payment schedule. A buyer is entering a resale market in which individual houses have had almost two decades to diverge from their original layouts through renovations, extensions, pool works, furniture changes and different levels of maintenance. The project name tells you where the property sits; it does not tell you enough about the property you are actually buying.

The development can be identified with unusual confidence for a project of this age. A September 2008 Phuket Gazette feature named Platinum Residence Co., Ltd. as the developer and quoted the project's sales director saying construction had started in early 2007. A separate Thai company database lists Platinum Residence Company Limited under registration number 0835547001891 and gives the same 76/131 Moo 2 Rawai address associated with the estate. That alignment between a contemporary news report, the company record and the physical address is more useful than simply repeating the developer name from a modern property portal.

The 2008 report also preserves the original product logic. It described an approximately 11-rai estate with three villa formats. Type A was a two-storey, three-bedroom pool villa with about 482 sqm of living space. Type B was another two-storey, three-bedroom house at roughly 327 sqm and included servant quarters. Type C was a one-storey villa with two or three bedrooms and about 220 sqm of living space. The report said plots averaged around 700 sqm. Those are historical design specifications, not a promise that every present-day resale still matches the original drawings.

Current listings show why that distinction matters. Resales now appear with materially different internal and plot sizes, including three-bedroom homes around 150, 200 and 327 sqm and a four-bedroom example around 300 sqm. Some plots are in the low 300-sqm range while another current listing is above 700 sqm. A wide spread in asking prices is therefore not surprising. Before calling one villa cheap or expensive, compare the actual land, building area, bedroom count, renovation history, pool, title documents, furniture and transfer structure.

The lowest active asking price visible on FazWaz when checked on 9 September 2026 was about THB 8.9 million. That figure is best treated as a market entry point, not as a project-wide valuation. Platinum Residence Park has no meaningful 'developer starting price' today. A lower-priced house may be smaller, sit on less land, have a different ownership setup or require more work, while a higher-priced resale may include a larger plot or substantial upgrades. The individual transaction file matters more than the estate headline.

For a foreign buyer, the land file deserves its own review. A Thai villa and the land beneath it should not be treated as a single automatically transferable foreign-freehold asset. Current Platinum Residence Park listings use different descriptions for the land holder, and Chanote title is identified only on specific homes. That is a warning against copying the structure of one resale onto another. Before paying a meaningful deposit, the buyer should see the title, current land owner, evidence relating to the building and the legal instrument that gives the purchaser continuing rights over the land.

No reliable estate-wide maintenance fee or mandatory owner-service package could be confirmed from the sources reviewed. For a mature resale development, that gap matters. A buyer should establish who currently maintains the internal roads and security, which contributions are compulsory, whether the selected property has any arrears and which services are contracted privately by the owner. These costs should come from current estate rules and seller documents, not from an old brochure or from assumptions based on another Rawai villa project.

Rawai itself is part of the proposition. The estate sits at 76/131 Moo 2, Soi Natai, with access through the local road network off Wiset Road. Modern project profiles place Rawai Beach as the nearest major coastal landmark. Historic material described internal roads, walkways, green areas and underground electrical cabling. For a buyer inspecting a mature tropical home, however, the practical due-diligence list should go beyond the estate's original specification: roof condition, drainage, pool equipment, electrical work, plumbing, termite history and the quality of any later alterations can all be more consequential than the brochure the project had in 2008.

Ownership format

A foreign buyer may be able to own the villa structure separately, but ordinary foreign ownership of the underlying land is generally not available in Thailand. The land owner, any Chanote title and the legal basis for occupying or controlling the land must be checked for the individual resale; there is no single ownership structure that can safely be assumed across the whole estate.

The original two-storey pool-villa format identified as Type A in the 2008 project coverage. The quoted area belongs to the historical specification; a current resale may have been altered since completion.

Type B, 3 bedrooms

A two-storey original layout with three bedrooms and servant quarters. A current three-bedroom resale is also listed at 327 sqm, but the matching number does not prove that every internal detail remains as originally built.

Type C, 2–3 bedrooms
Approx. 220 sqm

The original single-storey format, offered with two or three bedrooms. It confirms that the estate was designed with more than one scale of home rather than a single large two-storey villa model.

The historic types describe the original development. Today's resale stock is broader: current examples include a 3-bedroom 200-sqm villa at THB 8.9M, a 4-bedroom 300-sqm villa at THB 11.9M and a 3-bedroom 327-sqm villa at THB 23M. These are individual resales, not a standardized project price list.   • Modern project profiles state 24 villas and a June 2008 completion, while the September 2008 Phuket Gazette article described a 21-villa plan with only seven completed at that time and the remainder expected by the end of 2009. The final built count and true full-completion date need confirmation from archival project records.
  • There is no verified single land-ownership structure across all resales. Current listings describe both Thai-held and company-held land, and a Chanote title is confirmed only for specific properties. The selected villa's title and transaction structure must be reviewed individually.
  • An older Phuket.Net profile says private pools were originally optional, while modern portals commonly describe the estate as a pool-villa project. Pool existence and status therefore need to be checked for the individual house rather than assumed from the project name.
