A buyer should therefore judge them as operating assets rather than brochure features: cleanliness, lift reliability, drainage, maintenance quality and the juristic person's budget are more relevant today than how the facilities looked at launch.

Registrable condo title

D Condo Mine is a registered condominium with Land Office evidence, which is the right legal framework for a foreign buyer seeking direct condominium freehold. The building-level foreign quota and the exact title of the chosen resale unit still have to be checked independently; an online listing that says 'freehold' is useful screening information, not the final legal confirmation.

About the project

D Condo Mine is a completed Sansiri condominium in Kathu, in the central part of Phuket island. It is no longer a developer-sale story: the two eight-storey buildings, with 436 units in total, were completed in June 2014 and the market today is predominantly resale. That maturity is useful because a buyer can inspect an operating property rather than rely on a launch brochure. Building upkeep, lift performance, the condition of common areas, the juristic person's finances and the history of the exact unit are all observable. The trade-off is equally clear. A building that has been occupied for more than a decade deserves a closer technical inspection than a new launch, and two apartments with the same floor area can differ materially in renovation quality, moisture history, equipment and ongoing maintenance needs.

The project sits in Kathu on Phra Phuket Kaew Road, on the inland corridor between Phuket Town and the western side of the island. This is not a walk-to-the-beach address. Its practical appeal is access to everyday Phuket infrastructure, schools, shopping and road connections toward Patong. Plus Property places Kajonkiet International School close to the project, while the current FazWaz profile puts the school at roughly one kilometre. FazWaz also identifies Patong Beach, about 6.5 km away, as the nearest major beach landmark. The location therefore makes more sense for full-time island living, staff or family accommodation and longer-term rentals than for a buyer whose main requirement is a resort-style beach routine on foot.

The original unit mix was relatively simple. A detailed historical DDproperty project review describes two main layout families: compact units from about 29.39 to 38.30 sqm and two-bedroom, two-bathroom units from about 59.75 to 61.01 sqm. The smaller layouts were marketed as studios, but the review notes internal zoning and a glass sliding partition, which helps explain why current resale portals sometimes call similar 29–32 sqm apartments one-bedroom units. That naming difference matters when comparing listings. A buyer should compare the registered plan and the actual interior arrangement rather than assume that every listing labelled 'one bedroom' represents a separate original floor-plan type.

Resale pricing varies widely even within the compact layouts. On 4 September 2026, active Plus Property and DDproperty inventory included smaller units around 29–30 sqm from roughly THB 1.89M, while two-bedroom units around 60–61 sqm were being offered from about THB 3.69M and upward. Those figures are market observations, not an official project price list. Floor, view, renovation, furniture, building position, ownership quota and seller urgency can all move the asking price substantially. The sensible use of the lowest listing is as a market anchor: shortlist genuinely available units of comparable size and legal status, inspect them, and only then decide whether the discount or premium on a particular apartment is justified.

The shared facilities are straightforward for an established mid-market condominium: a central swimming pool, clubhouse, gym, lobby areas, parking, key-card access, CCTV and 24-hour security. FazWaz and the historical DDproperty review also report two passenger lifts in each building. PropertyHub currently lists the common-area fee at THB 40 per sqm per month, the same figure shown in the older DDproperty review. For a resale buyer, the headline fee is only part of the picture. It is worth checking that the seller has no outstanding juristic-person debt, asking for the current fee invoice and annual budget, and looking closely at the pool, lifts, façades, drainage and other shared systems. The quality of those systems after more than a decade of use can matter more than the original specification.

Foreign ownership needs to be checked at two levels: Thai law and the title of the selected apartment. Thailand still allows qualifying foreigners to own condominium units in registered freehold, but foreign ownership is capped at 49% of the total unit area in the condominium. D Condo Mine is clearly a registered condominium: a 2025 Phuket Provincial Land Office notice concerning replacement of a title document for a unit in the building records condominium registration 10/2557 and a Kathu address. That establishes the legal condominium identity, but it does not guarantee foreign freehold for every resale unit. Current listings carry different quota or tenure descriptions, so a foreign buyer should obtain a fresh foreign-quota confirmation from the condominium juristic person and review the specific title before paying a reservation deposit.

The case for D Condo Mine is therefore practical rather than promotional. It combines a central Kathu location, relatively accessible resale pricing and an established operating history. The same maturity creates the main buying risk: condition varies by unit and by building position, and a polished listing can hide deferred maintenance. A physical inspection should cover moisture, air-conditioning, electrical points, plumbing, windows and doors, road or neighbour noise, sunlight, furniture condition and the actual outlook. Documentary checks should cover the title, foreign quota, juristic-person debt clearance and current building charges. If those checks are clean, the project can be a sensible alternative to paying a premium for a newer inland condo; if the goal is a new-build experience or a beach-first lifestyle, there are better-matched parts of Phuket.

Ownership format

A qualifying foreign buyer can hold a unit in registered freehold while the building has room within Thailand's 49% foreign-ownership quota by unit area. For the selected resale unit, the condominium juristic person should confirm quota availability and the title must be checked; Thai-quota or leasehold listings are not equivalent to foreign freehold.
