Why this project is worth a look
A property you can inspect
The developer reports completion in July 2024, and accommodation at Complex N5 is actively marketed to guests. Buyers can judge the condition and upkeep of an operating site instead of relying on a proposed handover.
About the project
Finns Complex 5 is a completed residential development in Berawa, within the wider Canggu area of Bali. Its appeal is different from that of a newly launched off-plan scheme: the buildings already exist, guest accommodation is operating, and prospective buyers can assess a real property rather than a rendering. Alex Villas Group states that the complex was handed over on 31 July 2024. It contains apartments, townhouses and villas, so there is no single answer to what buying here feels like or what it might cost to maintain. A one-bedroom apartment appeals to a different audience from a private villa. They share a location and some services, but have different degrees of privacy, upkeep, rental appeal and resale considerations.

The project's identity deserves a quick explanation because several names circulate. The developer calls it Finns Complex 5. Rental platforms present the accommodation as Alex Villas Complex N5, while property directories use Alex Villas Complex 5, AV Complex 5 and occasionally Allex Villas. These references point to the fifth development in the Alex Villas portfolio, not separate subdivisions with independent delivery dates. Alex Villas also operates other numbered complexes in and around Canggu. Marketing for those schemes can look similar, so photos, prices and facilities from Complex 4 or Complex 6 should never be quietly imported into a Complex 5 listing. What matters here is the dedicated official page for Finns Complex 5 and the corresponding operating accommodation.
According to the developer, 37 residences occupy a site described as 1,954 square metres. The published mix consists of sixteen one-bedroom apartments, ten one-bedroom townhouses, eight one-bedroom smart villas, two two-bedroom villas and a single three-bedroom villa. That breakdown changes how the project should be understood. Despite the 'Villas' branding, apartments account for a considerable part of the inventory, and it would mislead a buyer to apply a headline apartment price to the standalone villas. The figures come from the developer's commercial project page, not an independently reviewed survey or a title plan. A buyer should therefore use them for orientation and rely on the specific property's deed, floor plan and contractual area for any commitment.
The address found across accommodation sites is Jalan Pantai Berawa, Tibubeneng, Kuta Utara, Badung Regency, Bali. Berawa is the useful neighbourhood description, Canggu is the broader market label, and some agents invoke Batu Belig as a nearby destination. The differences reflect overlapping local ways of describing the area more than evidence of multiple properties. A street-level location is well supported, but the public listings do not establish a parcel number or the exact cadastral boundaries of the residential estate. The developer's sales office has its own address in Canggu and must not be mistaken for the entrance to Complex 5. This distinction is particularly relevant when organising an inspection or identifying the land documents that should accompany a resale.
This part of Berawa is practical for visitors who want restaurants, fitness venues and beach clubs in the same neighbourhood. The developer highlights Finns Beach Club; booking platforms place the property near Canggu Square and Finns Tennis, with other cafes and services on the surrounding streets. That provides a credible lifestyle context, but descriptions such as 'close to the beach' are not a substitute for checking the route from the actual unit. The beach is not a private amenity of the complex. An apartment facing a busy access road may also feel markedly different from one set farther inside the property. For an owner-occupier, road noise, late-night activity and parking convenience can matter more than the name of the nearest beach club.
The developer lists a pool, spa, restaurant, security and parking among the complex facilities. Accommodation platforms also advertise an operating reception, housekeeping and on-site guest services. This supports the conclusion that the development functions as hospitality-oriented residential accommodation, rather than just having facilities promised for some future handover. Still, a restaurant being open to paying guests does not tell a purchaser which services are included in owners' charges. Contracts can distinguish common-area access from services charged per stay, and a rental operator may control check-in processes or set standards for furnishings. Before treating the amenities as an investment advantage, the buyer needs the operating rules and the actual schedule of recurring charges for the residence being offered.
The primary launch is over. Alex Villas Group says all 37 units were sold, which makes current purchases primarily a resale exercise. The official project page marks certain categories as potentially available for resale, but it does not provide a verified, live list of individual properties with ownership documents and unconditional asking prices. A recent broker page advertises a ready one-bedroom, 80-square-metre apartment for USD 120,000. That is the lowest specific asking price identified during this review. It is an advertisement, not a commitment by the owner to sell on a defined date or a price available for every apartment in the development. Any negotiation should begin with the actual unit number, the seller's authority and the latest written offer.
Historical launch prices tell a different story. The developer lists initial figures of USD 148,000 for an apartment, USD 174,000 for a townhouse, USD 195,000 for a one-bedroom smart villa, USD 270,000 for a two-bedroom villa and USD 445,000 for the three-bedroom model. These figures describe the original product range and should not be treated as the present price list. Other secondary listings mention a 75-square-metre townhouse at USD 190,000 and a one-bedroom villa at USD 215,000. A spread between listings is not itself evidence of capital appreciation or depreciation. Unit condition, view, furniture, remaining lease term, seller circumstances and the precise rights being transferred can all affect the advertised price, even within one completed complex.
Alex Villas Management is named as the rental operator on the developer's project page. For an owner who does not live in Bali, an established operation may be easier than hiring staff and organising turnovers for an isolated villa. The accommodation has visible booking channels, a reception and services for guests. That is real operational context, although it says little about the economics of a specific apartment. The developer publishes a 78% average occupancy figure for Complex 5 and separate portfolio-wide figures for its business. These are operator-reported numbers, without the underlying property-level booking data or an independent audit provided on the page. They should not be converted into a promised rental yield, income estimate or valuation premium.
A realistic income assessment would start with the seller's actual monthly statements rather than a headline occupancy number. Gross booking receipts are only the first line. Cleaning, utilities, linens, booking-platform commissions, management fees, repairs, insurance where applicable, taxes and periods when the home is unavailable can significantly change the amount retained by the owner. A property used personally for several weeks will show different net receipts from an otherwise similar property rented without owner stays. Future bookings may create obligations that survive a sale, and pre-collected guest payments need careful treatment at transfer. The right question is how this individual asset performed after all deductions, and whether the same management agreement and pricing policy will apply to the next purchaser.
The most consequential limitation is the land tenure. The developer advertises a leasehold structure extending to September 2048, rather than outright foreign ownership of the land. Some other project directories refer to 2049 or summarise the original arrangement as a 25-year lease. These descriptions cannot simply be added together to create a longer term. The start date, end date, assignment provisions and options for renewal belong in the signed land lease and any amendments. A buyer joining the project in 2026 receives whatever rights are valid and transferable at that point, not automatically the full duration once marketed to first purchasers. Any renewal promise also depends on exactly who has authority to grant it and how the renewal price is determined.
Indonesia distinguishes ownership of land under Hak Milik, use rights under Hak Pakai, building rights under Hak Guna Bangunan and contractual land leases. Those are not interchangeable labels. For this project, the commercial description supports a contractual lease arrangement, not a verified personal land title for a foreign buyer. A buyer of a villa and a buyer of an apartment might also receive different contractual schedules even where the underlying land arrangement is shared. It would be premature to assume that an apartment is individually registered as a strata-title unit or that an overseas purchaser can acquire its underlying land directly. The actual legal position depends on the land certificate, the lease chain, any permitted assignment and the documentation for the chosen residence.
The identity of the contracting parties needs the same care. Alex Villas Group is the public-facing developer brand, and public corporate directories identify an Indonesian company called PT Alex Villas Group. Alex Villas Management runs hospitality operations at the property. Those facts do not establish which entity holds the land rights for Complex 5, who is the present seller of a resale residence, or who is authorised to receive the purchase funds. A transaction might involve the original developer, an individual leaseholder, a separate operating company or an authorised agent. A sensible paper trail should make the parties and their roles visible. The buyer needs the underlying lease, evidence of each assignment, any required landowner consent and the agreement that will govern future property management.
Completion is a meaningful advantage because the buyer can inspect the building and test what is normally invisible in brochures: air-conditioning, hot water, dampness, roof drainage, furnishing condition and the upkeep of shared areas. Guest reviews can highlight service issues, but they cannot replace a property inspection. Equally, an operating hotel listing is not legal proof of building and business compliance. Indonesia uses PBG for building approval and SLF for a building's fitness for operation, while the permitted business activity and land use can require separate documentation. Public material examined for this project did not provide the property's PBG, SLF, parcel-specific spatial approval or complete lodging permits. The correct conclusion is that these documents were not inspected, not that they do not exist.
Whether Finns Complex 5 suits a buyer depends on how the property will be used. A one-bedroom apartment is more straightforward for an individual, a couple or a small managed rental. A townhouse may offer a more independent entrance and a different sense of separation, subject to its actual layout. The two- and three-bedroom villas may work better for families and groups, but their maintenance burden and vacancy pattern need a separate assessment. Short holidays and full-time living are also different tests of comfort: storage, work space, privacy, cooking facilities and a quiet night can matter far more to a long-term resident than to a weekend guest. A site visit should therefore be tailored to the intended use, not just to the architecture of the communal pool.
Resale due diligence adds another dimension that is absent from off-plan brochures. The buyer should learn what has happened to the particular home since its 2024 handover: how heavily it has been used, whether maintenance has been postponed, what warranties remain and whether there are unpaid charges or disputes. If the seller's rental account has existing bookings, those need to be reconciled before completion. Service contracts should explain whether management transfers on the same terms and whether the owner can choose a different operator. The remaining lease period makes these questions especially material; substantial renovation spending has to be weighed against the number of years of contractual use still available. The right comparison is therefore not just an asking price per home, but the price of a clearly described bundle of rights and obligations.
Finns Complex 5 is most compelling as an established choice for someone who values Berawa's hospitality infrastructure and wants to evaluate a real apartment, townhouse or villa today. Its mixed housing stock provides options, and the rental operation is visible rather than hypothetical. Yet these strengths cannot answer the core questions of a purchase: the remaining legal term, transferability of the lease, actual holding costs, vendor authority and documented net income. Once the chosen unit and its papers are available, it can be compared meaningfully with alternative finished properties. Until then, the published prices and attractive neighbourhood describe an opportunity to investigate, not a verified investment outcome.
Unit types & sizes
The developer lists sixteen apartments of this type, making it the most numerous category in the scheme. It is a compact option for couples, solo users and managed short stays. An advertised resale may differ substantially from the historic launch price, while the outlook, furnishings and exact lease rights remain property-specific. The project schedule is not a substitute for the chosen unit's documents.
Get floor plans and current pricesTen one-bedroom townhouses appear in the official schedule. A more independent entrance may be attractive to longer-stay residents, although privacy and circulation depend on the actual residence. A resale listing describes 75 square metres, rather than the developer's 76-square-metre category size. Obtain the unit-specific drawing and lease rather than treating the model description as a measured fact.
Get floor plans and current pricesEight one-bedroom smart villas are listed by Alex Villas Group. Their main attraction is a more private style of stay than a standard apartment, but any pool, terrace or garden entitlement has to be checked against the chosen villa's plan and lease. A compact footprint does not necessarily mean apartment-level maintenance costs, particularly where outdoor equipment and guest turnovers are involved.
Get floor plans and current pricesOnly two villas of this size appear in the original development schedule. The additional bedroom may broaden the audience to families or pairs travelling together, but bathroom arrangements, outdoor space and privacy should be assessed on site. The historic price helps identify the original product positioning; it does not establish that either of these homes is currently offered for resale at that figure.
Get floor plans and current pricesThe developer identifies a single three-bedroom villa, so any resale concerns a particularly individual property rather than a repeatable stock type. Condition, views, furniture, outdoor space and ongoing maintenance may matter as much as room count. The original quoted price belongs to the launch period. No verified present asking price or full unit-specific legal pack was identified for this particular residence.

Best for: A couple or solo owner who wants a finished one-bedroom base in Berawa and values an established hospitality setting more than owning a freestanding house with its own maintenance team.; A purchaser who prefers inspecting existing buildings, speaking with an operating manager and examining actual rental statements before placing money at risk.; A family looking at the less common two- or three-bedroom villa options, provided that the availability, condition, layout and recurring costs are verified for the exact home.; An experienced resale buyer who understands that a lease ending in 2048 is a time-limited contractual asset and wants to evaluate its price against the remaining years and enforceable transfer rights.; Buyers whose central requirement is perpetual, directly registered foreign ownership of the underlying land. The public offer describes contractual leasehold instead.; Anyone expecting guaranteed occupancy, an audited annual yield or unrestricted freedom to replace the management company without reading the contract.; People seeking an isolated retreat with very little passing activity; Berawa is a functioning hospitality and nightlife neighbourhood.; may not suit: .
