Why this project is worth a look
A small residential cluster
Nine villas can offer a more personal setting than a large serviced resort. Privacy still needs to be judged lot by lot, including the position of neighbouring pools, access paths and any future construction outside the boundary.
Every home has a pool
The pool is part of the individual villa proposition rather than a shared amenity. Its pumps, water treatment, safety arrangements and maintenance costs will become regular ownership decisions, particularly if the property is let to guests.
Turnkey in principle
The latest offers describe furnished residences with appliances and work space. That is useful only when the handover specification lists exactly what remains in the villa; photographs and broad promises of a turnkey finish are not a substitute for an inventory.
An established Berawa setting
This is a location for buyers who value a working neighbourhood, dining and wellness facilities alongside beach trips. Precise convenience and noise levels cannot be established without the address and a site visit, especially in a busy part of Canggu.
A proposed operating partner
Having management marketed by the same group that develops the villas may simplify coordination. It does not settle rental licensing, fee levels, reporting rights or the owner's freedom to change operators; those belong in a separate written agreement.
About the project
A buyer considering EMA Villas is choosing a particular house in Berawa, not a share in a large resort. Art Villas Bali presents it as a nine-villa development in the Canggu area, with private pools and two- or three-bedroom homes. The distinction matters. A small cluster may offer more of a residential feel than a conventional holiday complex, but it does not by itself tell you whether every villa is finished, who owns the underlying land or which rights pass to a purchaser. Those details sit in the individual transaction, not in the project name.

Berawa gives the development its appeal. Its cafés, leisure venues and beach-oriented services make a furnished villa useful for visiting owners and potentially attractive to short-stay guests. EMA's marketing locates the homes near Nirvana Life, the fitness and wellness club, and speaks of a short walk to it. That is a helpful neighbourhood landmark rather than an address. The publicly available material has not established the project's street frontage, parcel number or a reliable project-specific map pin. Until those are known, no responsible description can settle road access, noise, neighbouring works or the route a guest would actually take home after dark.
The houses are marketed with arched openings, natural timber, stone, terrazzo and a softer Mediterranean-inspired interior palette. More tangible features include a private swimming pool, furnished living spaces, air conditioning and a dedicated work area. Rice-field outlooks are an important part of the presentation. They should be treated as views reported for the homes being offered, not as a promise that surrounding land cannot be developed. A buyer intending to spend extended periods here needs to see the finished rooms, test ventilation and drainage, and understand where each villa faces before putting a value on its outlook.
The floor-area figures deserve more attention than usual. Newer developer material offers a two-bedroom house with 242 square metres of built area on 126 square metres of land; for the three-bedroom version it gives 203 square metres of building and a roughly 125–140-square-metre plot. Ray White's listing uses a similar breakdown. Yet an older developer page shows much smaller built areas, while another agency advertises much larger ones. These are not differences to average away or explain by guessing how balconies were measured. A dated, unit-specific architectural drawing and an agreed measurement convention are needed before the advertised size can become a contractual statement.
Project status is also more nuanced than a 'ready now' label suggests. Art Villas Bali lists 2026 as the completion year. More recently indexed EMA material says construction is about 80% complete while reporting that a final villa is ready for handover; earlier site content describes a lower percentage and a different set of final lots. External listings still refer to the last quarter or December 2026. There is no verified handover record for the whole development in the reviewed sources. A prospective owner should therefore distinguish an individual house claimed to be ready from the completion, inspection and lawful operation of the nine-villa scheme as a whole.
The headline price begins at USD 315,000 for a furnished two-bedroom villa on the developer's published offer. A newer source also prices the three-bedroom option at USD 379,000. What is actually available remains unsettled: some pages speak of a final two-bedroom lot and an available three-bedroom home, while others say the three-bedroom type has sold out or is fully reserved. Brokers may carry older stock lists. The practical consequence is straightforward: before paying a reservation fee, the buyer needs a lot number, its drawings, a current signed offer, an inventory of included items and an expiry date for that offer. An advertisement is not an allocation of a unit.
Leasehold is the marketed form of tenure. It is a contractual interest and should not be mistaken for a freehold land title held personally by a foreign buyer. The newer EMA presentation describes a 28-year term with an option to extend for 20 years; older developer material and agency sheets show different figures. These numbers describe a sales proposition, not an executed lease inspected for this dossier. The start date, landowner's authority, payment for the extension, notice requirements and consequences of a dispute all matter to the value of the remaining term. The advertised extension cannot simply be added to the initial term in a resale or income model without examining its enforceability.
EMA describes a ten-percent reservation payment, forty percent on the stated transfer of leasehold rights and five further ten-percent payments over six months. Its marketing also refers to notary-supervised, milestone-based escrow. This sounds more structured than a single upfront transfer, but the protections depend entirely on the documents: the legal owner of the account, the party permitted to approve releases, independent proof of building milestones and what happens to money if the scheme is delayed or a contract is terminated. The arrangement has not been checked against a bank or escrow agreement, and the advertised schedule should not be assumed to apply unchanged to a resale or completed unit.
Art Villas Bali also pitches rental and villa management alongside the purchase. That could reduce the day-to-day burden for an absent owner, but a management proposal is not evidence of achievable net yield. Gross booking revenue, cleaning, utilities, maintenance, staffing, platform fees, local taxes and owner's personal-use periods can produce quite different outcomes from a marketing forecast. There is a second threshold before financial modelling: any proposed holiday-rental activity must be compatible with the land use and the permissions applicable to the specific property and operator. None of the reviewed materials establishes those permissions for an identified EMA villa.
EMA is therefore interesting for its combination of a private-pool home, a recognisable Berawa setting and a developer offering an integrated sales-and-management package. It is a narrower fit for someone who wants certainty on long-term tenure, immediate legal occupancy or a fixed investment return before seeing the underlying paperwork. The right next decision is not whether the architecture looks appealing; it is whether a named villa can be matched to a verified parcel, an enforceable lease, approved plans, a clear handover condition and a payment process that protects the purchaser in practice.
Ownership format
The marketed structure is a contractual long-term lease, not direct foreign ownership of the land. Newer project material advertises a 28-year initial term with a possible 20-year extension, but no unit-specific executed lease has been reviewed. The commencement date, parties and enforceability of any renewal remain unverified.
Home types & sizes
The newer developer offer identifies a furnished two-bedroom home with its own pool and workspace. The stated measurements are marketing figures, not verified as-built dimensions; a purchaser should match them to the numbered villa and an agreed specification.
Get floor plans and current pricesThis configuration is aimed at larger households or guest groups, although the newly published built-area figure is smaller than the two-bedroom's. Several listings disagree about whether a three-bedroom unit can still be purchased, so neither price nor stock should be treated as a confirmed offer.

Location
- The supported location is Berawa within Tibubeneng, Kuta Utara, Badung Regency. That is specific enough to understand the neighbourhood, but not to identify the parcel or draw an accurate route to a numbered villa.
- Nirvana Life is the principal landmark used in EMA's own material. The developer quotes a walk of a few minutes and offers an introductory membership; both the route and the membership conditions need checking against the selected home and the final contract.
- Berawa's established mix of cafés, wellness venues and beach-oriented businesses makes the area practical for extended visits. It also brings scooters, vehicle traffic and neighbouring development. An exact street entrance matters more than generic promotional driving times.
- A rice-field aspect adds value only while the view remains available. No reviewed site plan establishes control over the land beyond EMA's boundary, so a buyer who is paying for the outlook should examine neighbouring parcels and permitted land use.

Best for: The clearest lifestyle fit is someone who wants an individual pool villa in a sociable part of Bali rather than a serviced apartment or a remote retreat. Two- and three-bedroom options allow different guest arrangements, but the useful layout must be established from the actual rooms and an accurate plan.; A buyer comfortable with leasehold, including its finite term and uncertain renewal cost, may find the proposition worth examining. Such buyers model the years they will actually control the property, their options to assign the lease later and the capital needed for future maintenance.; It could also work for an owner living abroad who prefers to delegate bookings and upkeep. That only becomes a real benefit after management charges, owner-use periods, repair approval limits, reporting access and termination rights are written down.; The project is best approached by someone prepared to evaluate a named lot, not merely a brochure. Independent checks of land rights, building approvals, handover and the destination of each payment are especially important while the public project information remains inconsistent.; may not suit: It is not a substitute for personally owned Indonesian freehold land. The proposal is a lease, and no unconditional right to the advertised extension has been verified.; Anyone needing a fully completed, officially cleared property for immediate occupation or rental should not rely on 'ready' in an advertisement without the unit-specific handover and relevant occupancy documentation.; The scheme is a poor fit for an investor demanding a guaranteed net return. The developer's projections are assumptions, not an examined rental history or a binding payment obligation.; Buyers whose decision depends on a permanently protected rice-field view or a precisely surveyed area need additional material before treating a quoted price as comparable with other homes..

Current lot-specific prices and availability remain unconfirmed.
- Lease terms vary between sources: 28 years plus a possible 20-year extension, 29 plus 25, and a 28-year term with 5/10/15-year extension options. No executed unit-specific lease or confirmed commencement date is available.
- The exact street, land parcel and selling legal entity remain unverified. Neither a building approval (PBG), an occupancy fitness certificate (SLF) nor an escrow account agreement has been reviewed; construction progress and unit availability are described inconsistently.
