Why this project is worth a look
A mature estate
The 129-home community already exists as a lived-in environment rather than a promise on a masterplan. Buyers can inspect the real streetscape and shared areas, while also accounting for the age and maintenance history of the specific house.
Substantial house sizes
Original layouts run from 225 to 280 sqm, with plots historically starting from 60 sq wah. Resale homes may have changed over time, so the actual land parcel and current configuration matter more than the original model name.
Road-led location
Prasert Manukit and the Kaset–Nawamin corridor connect the estate into Bangkok’s northern and eastern road network. It fits a car-based household better than someone whose first requirement is walkable rail access.
Asset-specific resale
There is no single developer price list now. Visible resale homes differ in asking price, land size and specification, so value has to be judged house by house after inspecting condition, alterations, documents and recurring estate costs.
About the project
AREEYA SAWANA KASET - NAWAMINTR is an established gated community of two-storey detached houses in Lat Phrao, in Bangkok’s north-eastern urban belt. Historic project material describes a site of roughly 40 rai with 129 homes, and current project databases continue to carry the same 129-home figure. That makes it a very different buying exercise from a newly launched estate: the product is already built, occupied and ageing, so the condition of the individual house, its plot and the shared environment matters more than a launch brochure.
The original project line-up contained four house designs: Chomali at 225 sqm, Chomphu Phrai and Dahla at 242 sqm, and Phutthachat at 280 sqm. Each was shown with three bedrooms, four bathrooms and two parking spaces, while plots originally started from 60 sq wah. Those figures are useful for understanding the estate as designed, but they are not a promise about today’s resale stock. One current listing, for example, is a four-bedroom, four-bathroom home with about 250 sqm of internal area on 180 sq wah of land, indicating that individual houses may have been extended, reconfigured or simply marketed differently over time.

Completion timing is less tidy than the basic project facts. Two independent project databases date the estate to 2011, another current database leaves the completion year blank, and a September 2013 review already described the project as completed and ready to occupy without publishing a finish year. we therefore use 2011 as the most specific repeated date, while treating it as an aggregator-supported value rather than a substitute for property documents.
As of 7 October 2026, this is a secondary-market project. Public listings show asking prices around THB 23.6M and THB 28M, but these are not developer price points and should not be treated as a clean project-wide range. Detached houses can differ materially in plot size, renovation level, extensions, pool installation, frontage and maintenance. A buyer comparing two listings here needs to compare the actual asset, not just divide asking price by floor area.
The estate sits off Prasert Manukit Road, the corridor widely known as Kaset–Nawamin. A current resale listing gives a more usable address at Soi Prasert Manukit 29 Yaek 2, Lat Phrao, Lat Phrao, Bangkok 10230. The older project review provides coordinates at 13.831274, 100.619533 and describes the approach from the Kaset intersection along Prasert Manukit Road. This is primarily a road-connected residential location rather than a station-led one; its practical appeal is access across the northern and eastern side of Bangkok, especially for households whose daily routine is car based.
The shared facilities are reasonably consistent across the better project profiles: clubhouse, swimming pool, fitness room, landscaped common space, tennis and basketball courts, security and CCTV. The historic project material also mentions badminton facilities and key-card access. With a mature estate, however, the useful question is not whether an amenity appeared in the original specification. Buyers need to see what is operating now, how well it has been maintained and what owners are currently charged for common-area upkeep. Reliable current common-fee figures were not found in the public sources reviewed.
The developer identity is unusually easy to verify for an older estate. Areeya Property Public Company Limited remains an active Thai listed property developer working across detached houses, townhouses and condominiums, with Kaset–Nawamin still represented in its location coverage. That continuity does not guarantee the condition of a resale home, but it does remove uncertainty about the original developer. Once a house is being sold by a private owner, the relevant questions shift to that asset’s documents, maintenance history and transfer terms rather than the brand alone.
For a foreign purchaser, land is the decisive legal issue. This is not a condominium where a foreign-freehold quota solves the ownership question. The transaction concerns a detached house and its land plot. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions that are not the normal route for purchasing a house in an estate like this. Any real deal therefore needs a property-specific review of the land title, registered landowner, building ownership and any legally valid lease structure. A nominee-company arrangement should not be treated as a shortcut or recommendation.
A mature detached house also carries a layer of due diligence that is easy to miss when reading an old project specification: changes made after handover. A kitchen extension, covered terrace, pool, extra bedroom, altered wet area or enlarged roofed space may make the home more useful, but the buyer needs to know whether the current physical layout is properly reflected in the documents and approvals that apply to the property. The same applies to land size. The original material says plots started from 60 sq wah, while a current listing advertises 180 sq wah. Within this estate, comparing resale homes therefore works better as a combined assessment of land, building, condition and documentation than as a simple price-per-square-metre exercise.
AREEYA SAWANA can make sense for someone who values an established low-rise residential environment, substantial internal space and a private plot inside Bangkok more than the freshness of a new launch. Its maturity is also an advantage for due diligence: the actual street, neighbours, traffic pattern, garden condition, drainage, roof, extensions and shared facilities can all be inspected rather than imagined. The trade-off is that house-by-house technical condition matters much more. A well-maintained home and a neglected one in the same estate can have very different real ownership costs even when the headline specifications look similar.
Ownership format
This is a detached-house project where the land is a core part of the transaction. A foreign buyer generally cannot register Thai land directly in their own name, apart from narrow statutory exceptions. For any specific house, the land title, registered owner and any structure for building ownership or registered lease need to be checked separately; public sources do not confirm a project-wide foreign-buyer structure here.

These cards describe the original project line-up. Resale houses may have a different bedroom count, larger plots, extensions or different internal areas, so each property should be checked against its own plans and documents. Price & purchase terms
- Current price: From THB 23.6M on FazWaz when checked on 7 October 2026. This is a lower secondary-market asking-price anchor, not a developer price; the specific house, condition, land plot, documents and transaction terms need separate verification.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing is inconsistent across sources: FazWaz and Dot Property state 2011, PropertyHub publishes no year, and Homenayoo only confirms that the estate was completed by September 2013. The main field uses 2011 with this caveat.
- Public sources do not provide a current land-title document or a project-wide foreign-buyer structure for this estate. Any selected house requires the actual land title, registered-owner details and building documents.
- Current resale listings show specifications that differ from the four original house designs. The original 3-bedroom / 4-bathroom configuration should not be automatically applied to a specific resale property.
