Four households share a gate, internal road and a small amount of common estate infrastructure. That keeps the project intimate, but it also means the management model cannot be assumed to function like a large master-planned estate with a deep service team.

Built for families

Five bedrooms, six bathrooms, service space and 450–500 sqm of usable area make the house workable for a multi-generational household. The lift reduces dependence on stairs, while bedrooms spread across upper floors can separate parents, children, guests and staff.

Private core amenities

The pool and lift belong to the individual house rather than to a shared amenity deck. That improves privacy and access, but maintenance of those systems belongs in the household operating budget instead of being treated as somebody else’s facility cost.

A driving location

There is no large shared clubhouse, estate gym or communal park. The purchase is mainly about the private house, plot, pool, lift and low-density setting rather than a broad package of communal lifestyle facilities.

About the project

The standard layout is built around a multi-generational family rather than a compact urban household. The ground floor combines the main living and dining spaces with a pantry, an enclosed Thai kitchen, a guest powder room and service access, while the living area opens towards the private pool. The standard second floor is described with the principal bedroom plus another ensuite bedroom. The third floor carries three further ensuite bedrooms. The show house seen by ThinkOfLiving was modified by combining the second-floor rooms into a much larger principal suite, so buyers should not assume that every home has the exact show-house configuration.

Much of the value proposition sits inside the individual house rather than in communal facilities. The pool is described as a saltwater pool; in the reviewed show house it measured roughly 2.5 by 5.5 metres and about 1.2 metres deep. The private passenger lift is rated for five people and 400 kg. The main living room has a double-height volume of about 6.95 metres, while typical ceiling height elsewhere was reported at around 3.2 metres. The specification reviewed in late 2025 also included three-phase power and preparation for an EV charger, alongside three dedicated car spaces.

Outside the houses, the scheme is intentionally simple. The four homes face an internal road of about seven metres, the site is enclosed and access is controlled by a sliding gate. There is no clubhouse, large communal garden or resort-style amenity deck. That can be attractive to a buyer who does not want to pay for facilities they will rarely use, but it is a genuine trade-off for households that expect an estate gym, children’s room or large shared green space. Security staff and CCTV were mentioned in late-2025 reporting, but the exact operating arrangement was not described consistently enough across sources to treat every detail as fixed today.

There is a timing discrepancy in the public record. ThinkOfLiving inspected the project on 26 November 2025 and still described construction work on site, even though the stated target completion was 2025. PropertyHub lists 2025 as the completion year. Zmyhome and Connex, by contrast, list 2026, and fully furnished homes were being marketed for sale in spring 2026. The sensible current reading is that the project is completed, but we did not find a primary document establishing one definitive official completion date for all four homes. For an actual purchase, completion certificates, the building registration, land title and handover status of the selected house matter more than the year shown on an aggregator.

The THB 36.9M starting figure has been unusually consistent across the available public material: it appeared in 2025 project reviews, on a Home.co.th profile updated in February 2026 and again in May 2026 sale listings. At the same time, another 2026 listing asked THB 37.5M for a 481 sqm house on 57.7 sq wah of land. With only four homes, that spread is more useful than a theoretical average price per square metre. A buyer needs to identify which plot is being offered, what the exact land and internal area are, whether the house follows the standard or modified layout, which furniture and appliances are included, and how transfer-related costs are allocated.

Ownership format

Public listings describe the houses as freehold, but that does not mean a foreign buyer can routinely take direct title to the underlying land. Thai law generally restricts foreign land ownership, subject to narrow statutory exceptions; for a foreign purchaser, the land right and the ownership of the building need to be checked separately in the documents for the selected house. We did not find a published specific to the project long-lease structure.

The only confirmed base house type in the project: five bedrooms, a separate maid’s room, three car spaces, a private pool and passenger lift. Public sources place plot sizes at roughly 56.7–61.3 sq wah. The standard second-floor plan differs from the show house, where rooms were combined into a larger principal suite, so the selected home’s actual floor plan and specification need to be checked.

A May 2026 listing offered a 481 sqm house on 57.7 sq wah at THB 37.5M, while another marketed house remained at THB 36.9M.
