Why this project is worth a look

A genuinely small estate

The historic scheme contains 16 homes. That helps a visitor grasp its scale quickly, but does not guarantee peace and quiet; the entrance, neighbouring uses and arrangements for shared maintenance still matter.

Space with clear divisions

The original four-level arrangement kept shared rooms below and private or work areas upstairs. It can suit a household with different schedules, provided the stairs and any alterations work for the actual occupants.

A specific street address

The route through Prasert Manukit Soi 29 Yaek 2 and a documented map location separate this property from similarly named Mandarina developments. That reduces one real risk of relying on recycled project names in resale advertisements.

Potential for a study

A flexible room may support working from home without sacrificing the living area. Public information does not establish that customer-facing commercial activity is permitted; that conclusion belongs to the property documents and local rules.

Price references, not promises

An older THB 6.9 million asking price and a separate THB 9 million advertisement offer some budget context. Neither is proof of today’s availability or a market valuation, and the specific plot and building condition may outweigh the headline difference.

About the project

Areeya Mandarina Kaset-Nawamin is a small collection of four-storey townhouses in the Lat Phrao part of Bangkok. The appeal is very different from a condominium: the buyer is choosing a whole vertical home rather than an apartment and a share in an extensive list of common facilities. Historical project information records just 16 houses. That is a useful starting point, but the decision turns on the particular property being offered. A family may value a separate entrance and rooms on several levels; someone who wants simple, step-free living could find exactly the same arrangement inconvenient.

The first test is whether an advertisement identifies the right project. The location is reached from Prasert Manukit Soi 29, Yaek 2, also called Soi Nok Sakun, in Lat Phrao subdistrict and district. Older descriptions also use Sukhonthasawat Road as the broad area reference. For actual navigation, the branch of the soi is the more practical clue. A historic local project review includes a map coordinate, but neither a general area name nor a map marker identifies the title deed or entrance of the individual house you may buy.

This distinction matters more than usual here. Areeya has developed other homes carrying the Mandarina name, including Ekkamai-Ramintra and Sukhumvit 77, alongside entirely different Kaset-Nawamin-branded schemes. Some property websites also attach the Kaset-Nawamin label to an advertisement on Sutthisan Road in Sam Sen Nok, Huai Khwang. The address and sales description belong to another part of Bangkok. Treating the shared marketing name as proof of identity would produce a misleading comparison, especially when a seemingly attractive price comes from the wrong project.

The original specification describes a four-storey townhouse project with 16 homes, about 225–286 sqm of usable space, three bedrooms and four or five bathrooms. Two or three parking spaces were included in the historic description. These are not verified measurements for a present-day resale property. A home that has been occupied for a decade may have a different kitchen, a converted bedroom or new internal partitions. Even well-kept renovations can change how a floor plan works, and the paperwork for those changes matters if it alters the approved building layout.

The early design offers a helpful way to understand the space. Living, dining, cooking and parking functions were concentrated on the lower level. There was room for a lounge or study farther upstairs, a main bedroom on another level, and additional bedrooms toward the top. The attraction is separation: a visitor need not pass straight into the family sleeping area, and a resident can work while other people use the living room. The price of that separation is movement between floors, several times a day, every day.

A townhouse marketed with home-office flexibility is not automatically authorised for every commercial use. Working from a spare room is different from operating a customer-facing business with regular traffic, employees, signage or deliveries. Before assigning a value to the office potential, a buyer needs to understand the registered use of the building and any community restrictions. There is room to imagine different ways of living here; there is not enough public evidence to promise a particular business can legally operate in any selected unit.

Published floor areas deserve closer attention than their neat presentation suggests. An established Thai project catalogue gives a 225–280 sqm range, six square metres below the upper figure in the 2013 overview. A more recent rental advertisement for a four-storey, four-bedroom property lists only 106 sqm. A separate resale advertisement uses 241 sqm. Those figures cannot all be treated as the same measurement of the same home. The land plot, the approved building area and the usable floor area are distinct pieces of information; each needs to be identified rather than inferred from a portal field.

Only a modest list of communal features can be defended with confidence. The historic project description identifies a garden and security personnel, and later project profiles still place parking and security among the facilities. Several listing platforms display a much more elaborate inventory, including a swimming pool, sauna, fitness room and various services. Those entries read like an extensive general amenity checklist and are not sufficiently corroborated for this particular 16-home scheme. A buyer should judge the actual entrance, internal roads, lighting and upkeep as they exist now.

The neighbourhood is better understood through its roads than through claims of being minutes from everything. Historic directions approach the address from Kaset-Nawamin Road and Mai Lap, before turning into the smaller soi. Kasetsart University, Satri Witthaya 2 School, Nawamin City Avenue and other northern Bangkok facilities appear in area descriptions. Their presence says something about the neighbourhood; it does not promise a pleasant walk or a fixed driving time. A local commute tested on a working day will tell you more than a map radius.

For a household, the details are very ordinary and therefore important. How do cars enter and leave the small road when schools open? Is there a practical place for deliveries to stop? Can a family member reach a clinic or supermarket without relying on the same driver as everyone else? Does the local street feel manageable after heavy rain? None of those outcomes can be read from the project name. They are the sorts of small frictions that determine whether a spacious townhouse is satisfying to live in long after the initial purchase excitement wears off.

The development is established rather than under construction. PropertyHub records completion in 2014, while a separate individual listing describes a home as completed in 2012. An original project review was already published in September 2013. A marketing date, a building completion date and an individual seller’s platform entry are not necessarily interchangeable. Without the house-specific documentation there is no sound reason to force them into a single story. What matters most to a buyer today is a competent survey of the roof, terraces, bathrooms, walls and mechanical systems.

The sale-price evidence is limited, and it spans very different years. A 2013 project overview mentions a launch price from THB 6.19 million. A four-bedroom advertisement originally listed in November 2024 asks THB 6.9 million; another three-bedroom home-office advertisement asks THB 9 million. These are asking prices, not completed transaction records. Their condition, legal arrangements and measured sizes may be different. As of the October 2026 research, the project page on one major listing site showed no sale inventory, which is another reason not to present an older advertisement as a currently bookable purchase.

Rental data is similarly narrow. A four-bedroom, four-bathroom house appeared in a September 2026 rental listing at THB 38,000 a month and was still being refreshed in October. That describes what an advertiser hoped to charge, not what a tenant ultimately agreed to pay. It does not establish occupancy, vacancy periods, repairs, management costs or net income. The unusually small 106 sqm area in that listing also deserves verification. An investment buyer would need better evidence of tenant demand for the specific home, rather than treating one asking rent as a ready-made yield calculation.

A foreign purchaser faces a structural issue that does not arise in the same form with a qualifying condominium unit. Townhouses sit on land. Thailand generally restricts direct foreign ownership of land, subject to narrow statutory exceptions, and the condominium foreign quota is not a shortcut for purchasing a landed home. Depending on the individual facts, a compliant long-term land lease and separate building rights might be considered with independent legal advice. Nothing found for this estate confirms such an arrangement is being offered, registered or transferable for a particular house.

The legal file therefore matters before negotiation becomes serious. Who is named on the land title? Is the building separately documented? Are there registered mortgages, easements or other interests? Does the seller have the right to sign the proposed contract and receive the funds? The word Chanote refers to a Thai land title deed, but there is no title extract for this project’s individual resale homes in the public material reviewed. It would be unsafe to describe the plots as Chanote land, or to promise registered lease terms, without seeing the actual documents.

A four-level building also needs a different inspection from an apartment. Roof and terrace waterproofing, drainage, stair safety, ventilation and any alterations to the ground floor deserve attention. Cooling a townhouse and maintaining its external envelope can have a different cost profile from a managed condominium. None of those costs can be estimated responsibly from the sales brochure. A sensible offer would leave room to understand not just the purchase price but the repairs, insurance, transfers and continuing bills attached to the selected property.

Community costs are another gap. The existence of security staff and a landscaped area does not tell a buyer whether there is a registered estate manager, how money is collected or what happens when repairs are needed. One older seller states that a particular home has no common fee, but it would be a mistake to apply that claim to all 16 properties. The arrangements may have changed over time. Ask how the road and entrance are maintained, whether any assessments are outstanding and who can authorise work on shared space.

For the right buyer, the strongest case for Areeya Mandarina Kaset-Nawamin is straightforward: an existing four-storey home in a known northern Bangkok location, with a small community and a layout that may separate family life from work. The equally straightforward caution is that this is a resale purchase with uneven published data. Verify the exact Soi 29 Yaek 2 address, then the land and building rights, and finally the building itself. Once those questions have real answers, the price becomes something meaningful to compare rather than an isolated number on a listing website.

Home types & sizes

Three-bedroom townhouse
225–286 sqm
4–5 bathrooms

The original four-storey concept placed shared living space below and bedrooms or study areas above. The area range comes from the early project specification; an individual resale home needs its own floor plan and measurements.

Four-bedroom house
225 sqm
5 bathrooms

A catalogue configuration with four bedrooms and two parking spaces. This describes a documented model, not every resale property in the estate; alterations and room usage need to be checked.

Three-bedroom home-office resale
241 sqm as advertised
4 bathrooms

A specific resale advertisement described a 20-square-wah plot, two parking spaces and a 241 sqm interior. The THB 9 million asking price is from that advertisement; current availability and the measured area have not been verified.

THB 9M in an earlier asking-price listing

These are historic project configurations and identified resale examples, not current available stock. The early review quotes 225–286 sqm, CheckRaka quotes 225–280 sqm, and a rental listing states 106 sqm. A selected house requires its own drawings and verified floor-area record. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The mapped approach uses Prasert Manukit Soi 29 Yaek 2 (Soi Nok Sakun) in Lat Phrao, not a similarly named listing in Huai Khwang.
  • Historic directions connect the soi with Mai Lap and Kaset-Nawamin Road; actual journey times depend on the route and traffic.
  • Kasetsart University, Satri Witthaya 2 School and Nawamin City Avenue are named in area descriptions, without verified door-to-door travel times.
  • Some portals misplace a Kaset-Nawamin-labelled advertisement on Sutthisan Road in Sam Sen Nok. It should not be used as a local comparable.
  • The historical coordinate identifies the estate vicinity; an individual property entrance and title boundary need their own confirmation.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: A household looking for its own entrance, parking and several rooms split across levels, with enough tolerance for the daily practicalities of a four-storey staircase.; A buyer whose work, schools or regular commitments make the Kaset-Nawamin side of Bangkok specifically useful, rather than someone shopping by district reputation alone.; Someone who wants a dedicated home study or flexible family room while recognising that formal business use requires separate permission and document checks.; An owner-occupier willing to inspect an established building, verify the plot and building title, and price likely repairs instead of expecting a new-build handover.; may not suit: Buyers prioritising step-free living, an apartment lift or a large managed leisure complex; those needs do not align well with a vertical townhouse and a sparsely documented facilities list.; Foreign purchasers expecting automatic freehold ownership of a land plot through the condominium quota. This is a landed property and needs its own lawful rights structure.; Investors who need verified active resale inventory or dependable net rental yield before making an offer. The public evidence consists mainly of dated asking-price advertisements..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Usable area conflicts: the 2013 review quotes 225–286 sqm, CheckRaka gives 225–280 sqm, and a separate four-storey rental advertisement states 106 sqm. No house-specific certified measurements were obtained.
  • Completion timing differs: PropertyHub lists 2014, while a townhouse sales advertisement first posted in November 2024 specifies 2012. The chosen house’s recorded completion date remains unverified.
  • No property-specific documentation confirms the land-title class, separate building rights, any registered lease term, or the lawfully transferable rights available to a foreign buyer.
