SAWANA Ekkamai–Ramintra is best understood as the current high-end house offering on the long-established site widely known as Sawana 3 in the Kaset–Nawamin area, rather than a completely new greenfield estate. That distinction matters because older property databases describe the wider Sawana 3 community, while Areeya’s current page focuses on its A-EDITION custom-built series. The names, address, map references and developer all point to the same location, but some online statistics clearly belong to the historic estate and should not automatically be treated as specifications for today’s available houses. This dossier therefore separates confirmed current product facts from legacy estate data instead of blending everything into one neat but misleading profile.
The current product is aimed at households that genuinely need very large internal areas. Areeya lists three house models: A-THENA modern luxury series at 498 sqm on land from 82.5 sq wah; A-VERY minimal series at 715 sqm on 170 sq wah; and A-VERY modern luxury series with the same 715 sqm and 170 sq wah base figures. All three are presented with five bedrooms and six bathrooms. A-THENA has four parking spaces, one multipurpose room and a maid’s room. The A-VERY versions add five parking spaces, double-volume living and two multipurpose rooms. Those numbers make this a very different ownership proposition from a normal Bangkok detached house. The issue is not simply whether the plan looks spacious; it is whether the family actually wants to operate, furnish, cool, clean and maintain nearly 500 to more than 700 square metres.

The defining feature is flexibility rather than a long list of shared amenities. Areeya positions A-EDITION as a custom-built format in which functions can be adjusted, while the detailed model specifications mark the swimming pool as an option. That is commercially important. A buyer should not assume that the house shown in imagery, the model name and the final contracted specification are identical. The scope should be broken down into structure, internal finishes, MEP systems, pool, landscaping, kitchen, built-ins and any client-requested changes. In a product with this much customisation, the headline price is only meaningful when matched to a written specification and a specific plot.
The site sits in north-eastern inner Bangkok, between the Kaset–Nawamin, Lat Pla Khao and Ekkamai–Ramintra corridors. The address published with the 2022 A-EDITION launch was 80/23 Areeya Sawana 3, Soi 2, Lat Phrao, Lat Phrao, Bangkok 10230. Current resale listings for the same estate also place it off Prasert Manukit 29 and the Kaset–Nawamin road. In practical terms, this is a car-led location. Connections via Pradit Manutham and the Chalong Rat Expressway make Ekkamai and other central districts accessible, but the project is not directly beside a rail station. That transport pattern is consistent with house plans offering four or five parking spaces rather than designing around a walk-to-transit lifestyle.
The benefit of the location is the maturity of the surrounding urban area. Central EastVille and The Crystal are recurring retail anchors in the project material. Schools and education options named around the project include Satri Wittaya 2, Keerapat International School, Kasetsart University and Sripatum University. The medical catchment includes Paolo Hospital Chokchai 4, Phyathai Nawamin and Synphaet Hospital. The appeal is therefore not resort-style seclusion. It is the ability to combine a genuinely large private house with established everyday services inside Bangkok, without pushing the household far into an outer suburban ring.
Transport marketing needs to be read carefully. Earlier Areeya material referred to several future rail projects, some of which were only proposals at the time. The Pink Line is now operating along the Ramintra corridor, but project databases place the nearest stations several kilometres from Sawana 3 rather than at its entrance. A buyer should therefore treat rail as a secondary connection, not the defining mobility advantage. Daily life is likely to depend on private cars, ride-hailing or a short transfer to rail. Likewise, promotional statements about reaching Ekkamai in roughly ten minutes should be read as ideal-condition marketing, not a reliable peak-hour journey time.
Pricing is one of the biggest due-diligence points. When the A-EDITION New Series was publicised in March 2022, specialist property media quoted a starting level of about THB 60 million. Areeya’s current project page and the more recent Home.co.th profile now show a starting price of THB 25 million. That difference is too large to assume the figures describe exactly the same package of land, house and specification. It could reflect a different plot size, a different construction scope, remaining stock or a revised commercial offer, but the public material does not provide a definitive explanation. For that reason, THB 25 million is used here only as the current advertised lower anchor, not as a promise that any particular 498 or 715 sqm house can be bought at that figure.
The secondary market also shows why the project should not be treated as a simple new-build dataset. A 2026 listing in Areeya Sawana Ekkamai–Ramintra asked around THB 28 million for an existing two-storey house on 180 sq wah near Prasert Manukit 29. That does not make it a like-for-like comparable for a current A-EDITION house; the age, floor area, condition and internal layout differ. It does, however, confirm that Sawana is an established residential environment with older homes trading alongside the newer custom-built proposition. During a viewing, the first question should be what is actually being sold: an older Sawana 3 house, a current A-EDITION house, or a land-and-build package.
Foreign ownership also requires more work than a condominium purchase. Project portals label the houses as freehold, which is a normal description for a Thai-qualified buyer who can own the land, but it does not remove Thailand’s restrictions on foreign land ownership. A foreign buyer should separate the legal analysis into the land, the building and the right to occupy the land over time. If the structure relies on a registered lease, the buyer should review the registered term, renewal wording, transferability when the house is sold and succession treatment. A marketing label alone is not enough to establish what a foreign individual will actually own.
SAWANA Ekkamai–Ramintra therefore makes the most sense as a large-format family residence in Bangkok rather than a standard yield-led new development. Its strengths are concrete: 498–715 sqm house plans, five bedrooms, four to five parking spaces, configurable internal functions and a mature Lat Phrao / Kaset–Nawamin setting. The trade-offs are equally clear: reliance on cars, a more complex land structure for foreign buyers, no transparent public payment schedule, and conflicting legacy versus current information on price, completion and unit count. If those issues are resolved against the documents for a specific plot and house, the project offers something difficult to replicate closer to the core city: a truly large private residence without moving far beyond Bangkok’s established urban fabric.

Ownership format
Project portals describe the houses as freehold, but that does not mean an ordinary foreign individual can directly own the land. Thai law generally restricts foreign land ownership, subject to narrow statutory exceptions; a compliant purchase may instead use a registered land lease of up to 30 years, with contractual renewal terms, and separately documented rights to the building. The exact structure for the selected house needs to be checked before any material payment.

This likely reflects the difference between a model specification and currently offered plots, so the actual plot area should be confirmed for the selected house. The same page markets private pools broadly but marks the pool as optional in the model cards.
