The listings found put compact units below THB 1 million. That is notable for a buyer focused on keeping the Bangkok purchase budget low, but the headline price only makes sense after allowing for the age of the building and any refurbishment the unit may need.
Easy to inspect
One eight-storey building with 187 units is relatively straightforward to assess in person. A walk through the corridors, lift, parking areas and common spaces can tell a buyer more about current management quality than a long list of portal amenities.
Existing, not off-plan
There is no delivery risk to price in. Buyers can inspect the actual apartment and the surrounding neighbourhood before committing. The trade-off is that due diligence moves to the title, physical condition, common-area finances and maintenance history.

Glory Place is interesting because of its low resale pricing and urban location, not because there is evidence of a premium amenity package or a famous developer. The condition of the building and the exact apartment should therefore carry more weight than the asking price alone.

Glory Place is a small, established condominium in Lat Phrao, on the north-eastern side of Bangkok. It is not a new launch and there is no construction story left to underwrite: the better-supported set of sources describes one eight-storey building with 187 units, completed in 2003. That shifts the buyer's due-diligence priorities. The key questions are the actual condition of the selected apartment, the state of the common areas and building systems, and how well the condominium juristic person is managing a property that has been operating for more than two decades.
The building is on Soi Sukhonthasawat 30 in Lat Phrao subdistrict and district. The project is most commonly shown as 11 Soi Sukhonthasawat 30, although an alternative street number, 464, also appears in public records for the same alley. This looks like an addressing inconsistency rather than a different project, because the project name, area, unit count and other core identifiers line up. For navigation, the project name, street and coordinates are more useful; the exact legal address should still be matched against the selected unit's title deed.

In product terms, Glory Place is a straightforward older-generation urban condominium rather than an amenity-led lifestyle scheme. The reliably supported core facilities are a lift, parking and security. Information about an on-site shop, restaurant, laundry, reception and some other services is inconsistent, so those features should not be treated as guaranteed until they are checked in person. Anyone buying specifically for a pool, a modern residents' club, co-working space or resort-style facilities should inspect the building before assuming those features exist.
The entry ticket is low by Bangkok standards, but the resale market is thin. Current available records show a 26.48 sqm apartment at THB 750,000 and a very similar 27 sqm unit at THB 790,000. Those two records may represent the same apartment duplicated in separate listings, so they should not be read as two independent pieces of stock. A larger 38 sqm one-bedroom has also been advertised at THB 990,000. These listings are useful for understanding the scale of current resale pricing, not as a project-wide price list or evidence that equivalent units will still be available when a buyer is ready to transact.
The small amount of visible resale stock also needs careful interpretation. One compact listing and one larger example do not prove either strong liquidity or a shortage of apartments; owners may simply trade infrequently through public portals. An investment buyer should therefore ask for evidence of actual transactions and leases in the building rather than infer demand from the number of online ads. No reliable current rental benchmark for this Bangkok Glory Place was confirmed, so calculating a rental yield from the asking prices would create a number that the evidence does not support. There is also another property called Glory Place in Si Racha, but it is a different asset and its rental rates should not be carried over to the Lat Phrao condominium.
The location is more naturally understood through Lat Phrao's road network and the Kaset–Nawamin area than through a proven walk-to-rail proposition. Soi Sukhonthasawat 30 connects into major urban roads, and Huamum Market is shown around 2 km away. That can work well for buyers who drive, use taxis or have daily destinations in the surrounding districts. Someone whose routine depends on walking to a current BTS or MRT station should check the real door-to-station route before buying. Older project descriptions refer broadly to rail lines in the wider area, but the practical commute today matters more than a generic claim that public transport is nearby.
Unit classification is another area where the raw portals need interpretation. The compact 26.5–27 sqm apartment is described as a studio in some places and as a one-bedroom in another listing. That can happen when agents use different labels for the same physical layout, especially if a sleeping area has been partitioned after handover. The practical questions are therefore the registered area, the actual floor plan, natural light and ventilation, and whether any internal alteration matches the condominium rules and the unit's registered documents.
Another detail is specific to the resale examples found: both the compact apartment and the 38 sqm one-bedroom are on the eighth, top floor. Having no neighbour above can be attractive for noise, but in a building of this age the top floor deserves an especially careful inspection. Buyers should look for evidence of ceiling leaks or repairs, ask about roof waterproofing, check daytime heat, air-conditioning performance and water pressure, and avoid treating an advertised open view as a substitute for technical due diligence. A freshly renovated interior can still conceal older wiring, plumbing or waterproofing, all of which can materially change the real cost of a low-priced apartment after completion.
Age is neither automatically a defect nor a bargain. An older Bangkok condominium can offer a sensible purchase price if the structure and common systems are being maintained, the juristic person has adequate reserves, and the selected unit does not hide major renovation costs. Conversely, a very low asking price does not answer any of those questions. For a building of this age, recent owners' meeting minutes, the sinking fund position, major repair plans, lift and water-system maintenance, insurance, and a clean common-fee certificate can matter more than the original marketing materials.
For a foreign buyer, the ownership route is clearer than for landed property. A condominium unit can be registered freehold in the buyer's own name provided the building remains within Thailand's statutory foreign ownership quota. The relevant ceiling is 49% of the total condominium unit area, and the condominium juristic person issues the confirmation required for transfer. One current compact listing found during this review was explicitly marked as Foreign Quota, which is encouraging for that unit, but quota availability is transactional and must be reconfirmed when the sale is prepared.
The biggest unresolved historical point is the original developer. The original developer cannot currently be confirmed from reliable public information, and no dependable official page for the older project has been found. That matters less here than it would in an off-plan purchase, because the building already exists and can be inspected, but it removes the option of leaning on a known developer track record. Glory Place should therefore be judged as an operating resale asset: verify the building, the juristic-person records, the individual title, the actual unit condition and the final negotiated price rather than assuming quality from a brand that has not been confirmed.
