Private resales of older homes sit alongside later Frasers inventory on the remaining plots. That creates genuine variation in age, condition and specification behind the same gate. A buyer gets more value from comparing the individual houses — plot, renovation history, pool, furniture and building systems — than from treating every listing as interchangeable project stock.

Mansion-scale floor areas

The current house line spans roughly 560 to 1,166 sqm of usable area. That changes the ownership equation: staff rooms, multiple living zones, extensive parking and large private outdoor areas all bring operating and maintenance requirements. The purchase price is only part of the long-term cost of owning a residence of this scale.

A substantial clubhouse

The estate offers more shared infrastructure than a typical low-density house project, including a clubhouse of over 3,000 sqm, lake, large pool, gym, tennis court, sauna, library and event spaces. For families buying very large homes, this gives the estate useful functions outside the private plot rather than merely adding a decorative list of amenities.

Price is product-specific

Developer stock at THB 100–300M and resales from THB 75M should not be read as a simple discount ladder. An older resale, a refurbished lakeside house and a later Frasers home can differ materially in land, fit-out and future capital expenditure. The cheaper asking price may not be the cheaper house to own.

The timeline changes diligence

The estate predates Frasers' current sales programme, and the remaining development company was acquired in 2021. A single portal completion year therefore tells very little. Buyers should establish the build and renovation history of the actual house they are considering, because that history affects condition, documentation and the scope of technical inspection.

About the project

The Royal Residence Kaset-Nawamin is best understood as an established gated estate with a new-development layer inside it, not as a single batch of houses completed in one year. It sits off Soi Prasert-Manukitch 27 in Chorakhe Bua, Lat Phrao, along the Kaset-Nawamin corridor. The estate contains 79 detached two-storey homes across roughly 76 rai. That background matters because a buyer may be looking at an older privately owned residence, a renovated resale, or a later house from the land bank acquired by Frasers Property Thailand. The project name is the same, but the product being bought can be very different.

The timeline is unusually important here. TCC Capital Land / TCCCL Sena originally launched The Royal Residence in 2008. In 2021, a Frasers Property Thailand subsidiary acquired 100% of TCCCL Sena; the transaction disclosure described 31 plots in the project that had not yet been sold and transferred. Frasers subsequently brought those remaining plots back to market and introduced a refreshed line of large detached houses. This is why portal labels such as “built in 2022” should not be treated as the completion year of the entire estate. Some homes pre-date the Frasers acquisition by many years, while newer inventory was developed afterwards.

The physical scale is one of the clearest differentiators. There are only 79 homes across a site of about 76 rai, and current launch material describes individual plots of roughly 184 to 374 square wah. These are not compact city houses designed around a small footprint. The proposition is space: large family rooms, staff accommodation, substantial car storage, private gardens and, on selected new house types, private pools. Buyers comparing the estate with central Bangkok condominiums are therefore making a much broader lifestyle and maintenance decision than a simple price-per-square-metre comparison would suggest.

Frasers' current house line sits at the top end of Bangkok's landed-housing market. The developer's live project page confirms the Royal Archduke at 766 sqm with five bedrooms, seven bathrooms and parking for six cars, and the Royal Emperor at 1,166 sqm with five bedrooms, nine bathrooms and parking for eight cars. Launch coverage also identifies the Royal Dame at 560 sqm with four bedrooms and five bathrooms. The jump from 560 sqm to more than 1,100 sqm is large enough that the three layouts should be treated as different household formats rather than simple size upgrades.

Pricing needs the same amount of context. Frasers is currently marketing developer inventory at THB 100–300M. At the same time, the estate has an active resale market, and DDProperty showed listings from THB 75M when checked on 4 October 2026, with larger homes asking well above THB 100M. Those numbers are not directly comparable. A lower-priced resale may be older, differently fitted out or require significant work; another property may include a larger plot, extensive renovation, a private pool, furniture or a premium lake position. The correct comparison starts with the actual house, not the headline asking price.

The common facilities are more extensive than buyers might expect from a low-density detached-house estate. Current launch material describes a clubhouse of more than 3,000 sqm, a large internal lake, a 32-metre saltwater pool, a children's pool, jacuzzi facilities, a spa pavilion, sauna, fitness room and tennis court. Social spaces include the Royal Hall, library, resident lounge and areas designed for dining and barbecues. This matters for a very large house: not every family activity has to be hosted inside the private residence, and the estate provides shared space for exercise, guests and events.

The location is a road-led Bangkok address rather than a rail-led one. The entrance is on Soi Prasert-Manukitch 27 in Chorakhe Bua, Lat Phrao. Nawamin City Avenue is immediately associated with the entrance area, while The Walk, Central EastVille and CDC are part of the wider retail and lifestyle catchment. Access to the Kaset-Nawamin road network and Chalong Rat Expressway supports driving across the city. A household that expects to use cars and values a large private compound may find that trade-off sensible; a buyer whose priority is walking to mass transit and living without a car is looking at a different type of Bangkok property.

Foreign ownership requires particular care because this is landed property. Frasers' corporate filings describe the estate as a residential development on subdivided freehold land. That tells us how the underlying development land is held; it does not create a route for a foreign individual to own Thai land directly. Under the general Thai framework, a foreign individual cannot simply take freehold title to the land beneath a detached house. The legal structure therefore has to be reviewed for the specific property, separating ownership of the building from rights over the land and avoiding nominee-company arrangements presented as shortcuts.

Due diligence should be house-specific. A buyer should verify the land title, seller, exact build year, approved house area, renovations, furniture package, private-pool condition, mechanical systems and recurring estate charges for the property being considered. The estate's long timeline makes this more important than in a uniform new launch. Two houses behind the same gate can have different construction generations, specifications and capital-expenditure needs. The useful question is not whether The Royal Residence is “luxury”; it clearly occupies that market. The useful question is which house within the estate justifies its price and ownership structure for the buyer's actual use.

Ownership format

The estate is recorded as subdivided freehold land. That does not give a foreign individual the right to own Thai land directly: direct foreign ownership of land is generally unavailable. The ownership structure for the house and land needs to be confirmed for the specific property.
