Why this project is worth a look
A house-by-house market
This is not a new phase where every unit follows the same specification. Resale houses now differ in renovation, extensions, internal layout and inclusions, so the individual property file matters more than a generic project profile.
Small community scale
Major databases agree on 94 units. That makes the estate relatively compact, although unit count alone says nothing about current management quality; roads, security and common areas still need to be judged in their present condition.
Three-storey living
Most current stock is arranged over three floors and commonly offers three bedrooms. It can provide more separation between work, living and sleeping areas, but buyers should also decide whether daily stair use suits children, older family members and long-term living plans.
Road-led connectivity
Sukhonthasawat Road connects into the wider Kaset–Nawamin and Ekkamai–Ramintra network. The Pink Line is accessible in the broader area, but the project should be viewed as a road-oriented urban townhouse location rather than a station-front home.
Title before branding
The Q House connection is useful background, but it does not solve the ownership question for a foreign buyer. The land title, the building rights and any alterations to the specific house are the documents that determine what can actually be acquired.
About the project
Casa City 2 Sukonthasawat is an established low-rise townhouse community on Sukhonthasawat Road in Bangkok's Lat Phrao district. The same project appears online under several spellings, including Casa City Sukontasawat 2 and the Thai name คาซ่า ซิตี้ สุคนธสวัสดิ์ 2. DDproperty and ThinkOfLiving identify Casa Ville Co., Ltd. as the developer, while Quality Houses' own investor material confirms Casa Ville as part of the Q House group. That distinction matters on an older resale project because the legal company behind the development is more useful in document checks than the consumer-facing brand alone.
This is a secondary-market purchase, not a fresh launch. Major project databases consistently show 94 homes and a three-storey townhouse format, but there is no current developer sales gallery with a clean menu of original house types, finish packages or payment plans. The houses have also had years to diverge from one another. Current advertisements show renovation, extensions, altered room layouts and home-office use, so two listings with the same project name can be materially different products.

The present resale market starts around THB 3.8 million on DDproperty as of 3 October 2026. PropertyHub has also carried recent asking prices around THB 4.99 million and above, while other portals show larger or heavily altered homes at higher numbers. Those figures are asking prices, not recorded transaction prices. The useful takeaway is the breadth of stock rather than a single 'project price': condition, plot position, floor area after modification and what is included in the sale can move the number substantially.
Most live examples are three-bedroom homes with two or three bathrooms. DDproperty listings currently span roughly 144 to 210 sq m of stated usable area on plots around 16 to 19 sq wah, with some larger corner or combined properties appearing elsewhere. These are resale examples, not a verified original developer unit schedule. A buyer who needs the original building layout, permitted extensions or exact built area should use the documents for the specific house rather than infer them from neighbouring units.
The location works best for a household that expects to use a car or taxi regularly. The project sits on Sukhonthasawat Road with access toward Prasert-Manukit and Pradit-Manutham, linking into the Kaset–Nawamin and Ekkamai–Ramintra corridors. BaanFinder places the Pink Line's Maiyalap station at about 2.3 km. Rail is therefore available in the wider area, but this is not the same proposition as a townhouse or condo where the station is part of the daily walk.
What the location does offer is an already functioning neighbourhood. BaanFinder shows The Walk Kaset–Nawamin at roughly 0.7 km and Satri Witthaya 2 at roughly 1.4 km, with additional schools, markets, hospitals and retail in the surrounding area. Those are third-party map distances rather than guaranteed travel times, but they illustrate the practical character of the neighbourhood: daily services are already in place rather than dependent on future master-plan promises.
Amenities need a conservative reading. DDproperty confirms 24-hour security, CCTV and a playground. Some broker listings and PropertyHub pages describe a much broader package that can include a clubhouse, pool or fitness facilities, but we did not find an archived primary developer document for this phase that reliably settles the full list. For an older community, the more important question is not only whether an amenity once existed, but whether it is still maintained and accessible today.
Rental evidence exists, although it is too thin and inconsistent for a project-level yield claim. Recent PropertyHub advertisements show asking rents from about THB 17,000 to THB 38,000 per month, with major differences in size, furnishing, renovation and intended use. Some houses are marketed as home offices or as tenanted investment stock. Treating those asks as interchangeable would overstate the precision of the market.
Foreign ownership requires particular care here because the asset includes land. Portals describe the project tenure as freehold, but Thailand's Department of Lands restricts direct land ownership by foreigners except under narrow statutory conditions. A foreign buyer therefore cannot rely on the portal's tenure label alone. The land title, ownership of the building and the legally available structure for the specific buyer have to be reviewed separately for the chosen house.
Due diligence on an older townhouse is different from checking a newly completed condominium. The land title, the legal record for the house and the building that physically exists today all need to line up. Years of ownership can bring covered terraces, added kitchens, enclosed spaces, moved walls or other alterations. Some may be entirely routine, but the point is to understand whether the current layout is properly documented and whether anything could complicate financing, transfer or a later resale. Building condition also deserves its own attention: roof and drainage issues, electrical work, water systems and signs of prolonged moisture can matter far more than fresh paint or staged furniture. None of that is visible in a project-level database.
Price comparisons should therefore be normalised house by house rather than reduced to one project average. Plot size, corner or mid-row position, stated usable area after extensions, parking, renovation quality and furniture can all change the asking price. An online listing is also only a seller's ask, not evidence of the final registered transaction value. Casa City 2 Sukonthasawat's current stock makes that distinction useful because the spread between listings is meaningful. A higher price needs an identifiable reason; a lower one is not automatically a bargain until the physical and legal differences are understood.
The decision case for Casa City 2 Sukonthasawat is therefore fairly specific. It offers a compact townhouse community in a mature Lat Phrao location, with three-storey family-sized homes and active resale supply. It is less suitable for someone who wants a brand-new product, a developer warranty, a verified original specification pack or a walk-to-rail lifestyle. The value of any individual purchase will depend much more on the actual house, its legal file and its condition than on the project name by itself.
Ownership format
DDproperty labels the project tenure as freehold, but for a townhouse that does not mean a foreign buyer can automatically register the underlying land in their own name. Thailand's Department of Lands allows direct foreign land ownership only in narrow statutory cases, so the land title, building rights and buyer-specific ownership structure must be checked for the actual house.
Home types & sizes
Current DDproperty stock includes three-storey homes on plots of roughly 16–19 sq wah. Stated floor area and internal configuration vary materially, so this describes live resale inventory rather than a verified original developer type.
We did not find an archived official Casa City 2 Sukonthasawat brochure that reliably lists the original house types and floor areas. Resale homes include extensions, reworked layouts and even combined properties, so one listing's area should not be assumed to apply to another unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.8M in active DDproperty resale listings as of 3 October 2026. This is a lower secondary-market anchor, not a developer price; the specific house, condition, availability, inclusions and transaction terms need to be checked separately.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families wanting a three-storey house in an established Lat Phrao neighbourhood and expecting to rely on a car for many daily trips.; Resale buyers who are comfortable comparing individual homes by condition, alterations and legal documents rather than choosing from standard new-build stock.; Households that value three bedrooms and the ability to separate work space from living and sleeping floors; some resale stock is already used as home-office space.; Buyers who prioritise the existing Sukhonthasawat and Kaset–Nawamin urban environment over immediate walk-to-rail access.; may not suit: Buyers who specifically want a new development with a developer warranty, current specification pack and standardised inventory.; Anyone whose daily routine depends on having rail within a short walk and avoiding car travel.; Foreign buyers expecting the townhouse land to be registered in their own name as straightforwardly as a qualifying condominium unit..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year conflicts across sources: DDproperty, ThinkOfLiving and LivingInsider show 2005, while Zmyhome shows 2009. We did not find an archived developer document for this phase that conclusively resolves the discrepancy.
- The original developer house-type schedule, original floor areas and full project plan were not found in an accessible archived brochure. The 144–210 sqm range comes from current resale advertisements only.
- Amenity lists are inconsistent. DDproperty confirms security, CCTV and a playground; broader claims including a pool and fitness facilities appear on portals and broker listings but were not added to the confirmed fields without primary support.
