PENTON separates family houses from business-and-residential buildings instead of forcing one plan to do both jobs. Six properties are private residences and six are five-storey home offices. That makes the buying decision more disciplined: decide first whether the business component is genuinely needed, then compare the relevant house types.

Scale is the product

Usable area runs from 479 to 1,077 sqm. Laurel is already a very large urban home; Wynston is closer to a private multi-level building. The space only creates value when the buyer has a real plan for staff, family rooms, parking and working floors. Without that need, the same scale turns into higher acquisition and operating burden.

Business stays downstairs

Viktor and Wynston put the office programme on the first three floors and private living above. Employees, suppliers and clients can be received without moving through bedrooms or the family lounge. That is far more coherent than a conventional house with a token office, but it also explains why these two types are unnecessary for a purely residential buyer.

Multi-generation planning

The residence designs use private lifts and ground-floor accommodation options to reduce dependence on stairs. Large bedroom suites, service rooms and substantial parking support extended-family living rather than a compact city household. For buyers planning to house parents, children and staff under one roof, this is a meaningful functional advantage rather than a decorative feature.

Low-rise inner Bangkok

The project is in Samsen Nai between the Ari, Saphan Khwai and Sutthisan catchments while remaining a 12-property low-rise enclave. The trade-off is distance to rail: the developer quotes about 1.7 km to BTS Saphan Khwai and around 2 km to BTS Ari and MRT Sutthisan. It suits car-oriented inner-city living better than a true station-door lifestyle.

About the project

PENTON Ari–Sutthisarn is a small central-Bangkok development with two genuinely different products rather than one house design dressed up in several names. The scheme contains 12 properties: six three-storey private residences and six five-storey home-office houses. That split is the starting point for evaluating the project. Laurel and Graham are residential homes built around family living. Viktor and Wynston are much larger buildings where the lower levels are intended for business use and the upper floors form a private residence. The six houses marketed in the brochure as Penton Private Residences are not a separate phase; they are the residential half of the same 12-unit PENTON Ari–Sutthisarn development. Keeping that distinction clear prevents a buyer from comparing a 479 sqm family residence with a 1,077 sqm office-and-home building as though they served the same purpose.

Even the smaller homes are unusually large for an inner-Bangkok address. Laurel provides 479–508 sqm, four bedrooms, five bathrooms and four car spaces. Graham steps up to 690 sqm with five bedrooms, six bathrooms and five car spaces. The business-oriented houses are larger again: Viktor has 771 sqm, while Wynston reaches 1,077 sqm. Those numbers matter because the value proposition is not simply bedroom count. A large portion of the five-storey product is deliberately assigned to work. Property Perfect’s launch material describes floors 1–3 as flexible office accommodation and floors 4–5 as a penthouse-style residence, with rooftop leisure space in the concept. A buyer who only needs a study at home would be paying for far more commercial-grade space than necessary; a business owner who needs a real headquarters can use the same layout as an advantage.

The private residences are designed around multi-generational use more than around compact urban efficiency. Property Perfect’s residence brochure shows private lifts, large open-plan living and dining areas, double-height spaces and layouts that can accommodate a ground-floor bedroom. Graham adds five ensuite bedrooms and two maid’s rooms, while Laurel offers four bedrooms and a separate service room. The practical point is accessibility: an older parent does not have to depend on stairs, and staff circulation can be kept away from the main family rooms. A pool is not universal. Depending on the house type and plot, the outdoor area may be configured with a pool or a garden, so the exact plot must be checked rather than assuming that every listing carries the same exterior specification. In a development this small, plot-by-plot differences matter.

Viktor and Wynston are closer to privately controlled mixed business-and-residential buildings than to conventional detached houses. The office levels can accommodate reception, meeting and working areas, while the upper floors hold bedrooms, living rooms and family space. Viktor is listed at 771 sqm and up to nine car spaces; Wynston at 1,077 sqm with six car spaces on the current developer page. Private lifts link the vertical programme. This arrangement can work well for an owner-managed company, professional practice or family enterprise that wants one address without letting employees and visitors circulate through the private home. It is a poor fit for someone who expects a normal residential floor plan on every level. The key inspection question is therefore not whether the building is 'large enough' but whether the split between office and domestic space matches the buyer’s actual operating model.

The project sits on Soi Inthamara 14 off Sutthisan Winitchai Road in Samsen Nai, Phaya Thai. It is central, but it is not a doorstep-transit property. Property Perfect’s own location information puts BTS Saphan Khwai at about 1.7 km, BTS Ari and MRT Sutthisan at about 2 km, with the expressway also around 2 km. The same map places Vimut Hospital at roughly 1 km, Paolo Hospital at 1.4 km, JJ Market at 2.7 km and Central Ladprao at 3.5 km. For a buyer of a 4–9-car property, the location makes more sense as a road-connected inner-city base with multiple rail options nearby than as a walk-to-BTS lifestyle. Actual peak-hour drive times, the approach along Inthamara and access for staff or clients should be tested in person.

Property Perfect still lists PENTON in its current house catalogue as of 25 August 2026 with a THB 50–109 million range. That is the cleanest public project-level price anchor, but it should not be read as a live quote for every type. Independent sources show different numbers: DDproperty pages in 2026 display project ranges around THB 55–101 million or THB 59–101 million, while Home.co.th showed a THB 64 million starting point in May 2025. The sensible approach is to keep THB 50 million as the developer’s published lower bound and then price the actual house, plot and seller separately. PENTON is especially sensitive to those details because the four types differ dramatically in use, size and land allocation, and because a pool, garden, fit-out and current seller status can change the real comparison more than the headline 'from' price.

Ownership format

These are landed houses rather than condominium units. As a general rule, a foreign buyer in Thailand cannot register land directly in their own name except under narrow statutory exceptions. Property Perfect does not publish a foreign-buyer ownership structure for PENTON Ari–Sutthisarn, so any land lease, ownership of the building and the exact registrable rights have to be verified for the specific property and contract.

It functions less like an oversized house and more like a private vertical workplace plus residence, so the office component needs a genuine use case.

The four cards describe the project’s product range, not guaranteed stock as of 25 Aug 2026. Property Perfect still displays all four types but does not publish the number of available homes by type. Historical type-by-type prices from the 2023 review are deliberately not carried into these cards; the page uses only the developer’s current overall THB 50–109M range.
