Why this project is worth a look

A building you can inspect

Completion in 2020 means the decision can be based on the apartment and building that actually exist. A viewing can cover the unit finish, corridors, lifts, rooftop facilities, noise conditions and automated parking rather than relying on launch material. For a resale purchase, current operating quality is now more relevant than the original sales concept.

Manageable project scale

One eight-storey building with 154 units is a clear low-rise proposition for central Bangkok. That does not automatically make it quiet or private, but it gives a buyer a concrete basis for judging common-area load against much larger towers. Two passenger lifts and parking provision of roughly 47% of the unit count are equally tangible operational details.

Compact homes by design

The original range centres on approximately 22-44 sq m one-bedroom and one-bedroom-plus layouts. That can suit a single resident, a couple or part of the rental market, but it is a narrow fit for households needing conventional two- or three-bedroom space. Resale ads that call an approximately 43 sq m unit a two-bedroom should be checked against the actual plan.

MRT access with a walk

Sources place Phra Ram 9 MRT roughly 0.8-0.9 km away. That keeps the project connected to rail and the Rama 9 district for residents comfortable with the walk or a short motorcycle-taxi ride. Buyers whose daily requirement is a station entrance almost at the lobby should test the route rather than assuming the project name means doorstep access.

A visible resale market

Multiple September 2026 listings show a real spread of asking prices and unit sizes, so there is useful inventory to compare but no meaningful single 'official' price. The THB 2.6M starting reference belongs to one active listing. Unit condition, floor, outlook, furniture, tenancy, ownership quota and transfer terms can matter more than the headline asking price.

About the project

Groove Ratchada - Rama 9 is a completed low-rise condominium in Din Daeng rather than a new launch being sold on future promises. The scheme comprises one eight-storey building with 154 units and was completed in 2020. That changes the due-diligence process in a useful way: a buyer can inspect the exact apartment, the common areas, lifts, parking system and day-to-day management instead of relying on renderings. Major property databases consistently identify Divine Development as the developer and agree on the core building facts. Divine Development's current corporate website confirms the legal company name Divine Development Holdings Co., Ltd., although the old dedicated page for this completed project is no longer exposed on the present site. For a resale buyer, the practical condition of the building now matters more than launch-era marketing language.

The unit mix is deliberately compact. Original project material was organised around four one-bedroom or one-bedroom-plus families — Cooper, Xtend, XCoolsive and Xtend Plus — spanning roughly 22 to 44 sq m. This makes the building easiest to understand as an urban product for one person, a couple, or a tenant who values a separate sleeping area and shared facilities more than family-sized internal space. Current resale portals occasionally label some approximately 43 sq m units as two-bedroom apartments. That could reflect a later owner fit-out or simply a portal classification, but it does not match the original project taxonomy cleanly. Anyone considering one of those listings should compare the actual floor plan and title details rather than assuming the portal label describes the original layout.

The building sits inside the local soi network off Ratchadaphisek Road, in the Rama 9 side of Din Daeng. Large property sources place Phra Ram 9 MRT at roughly 0.8-0.9 km, with Thailand Cultural Centre MRT also nearby. This is therefore not a true station-door condominium: the final stretch is through local streets, and the walking experience matters if rail is part of a daily commute. In exchange, the project is set back from the main road while remaining connected to Ratchadaphisek, Rama 9 Road and the expressway network. The location works differently from a high-rise directly on a major junction. A buyer who expects a five-minute sheltered walk to the MRT should test the route in person rather than treating the headline district name as a substitute for the actual last kilometre.

For a building of 154 units, the amenity programme is relatively broad. Project and completion reviews identify work capsules, indoor and outdoor lobby areas, co-working space, a private meeting room, co-kitchen, gym, upper-level pool, seating areas and rooftop exercise or walking space. Some launch-era sources also mention a shuttle service; because services can change after handover, we treat that as something to verify with the juristic office rather than a guaranteed 2026 feature. The useful inspection question is not how many amenities appear on an old brochure but how the spaces you would actually use are being maintained now: pool condition, gym equipment, air-conditioning in shared work areas, access rules, operating hours and any booking restrictions.

Parking is one of the clearer trade-offs. Project sources put the parking provision at about 47% of the unit count and describe a mix that includes automated parking. In other words, there is no basis to assume one space per apartment. That may be irrelevant to a resident who relies on the MRT, taxis and motorbike transport, but it can materially change the ownership experience for someone who drives every day. The building has two passenger lifts for 154 units, which gives a better sense of scale than simply calling it a low-rise development. Both the lifts and the parking machinery have now been in service for several years, so a resale inspection should include their current condition, maintenance record and the juristic person's rules for resident parking.

The current market is a resale market, not a developer price list. In mid-September 2026, PropertyHub carried an active 24 sq m listing at THB 2.6M, while several other small units on the same platform were around THB 2.8M-3.0M and larger units were higher. DDproperty showed a lower end around THB 2.8M at the same time. We use THB 2.6M only as the lowest observed market anchor, not as a promise that another unit can be bought at that number. Resale apartments in the same building can differ materially in floor, outlook, renovation, furniture, tenancy status, ownership quota, transfer-cost split and the seller's willingness to negotiate. Those unit-level differences become more important than the original launch price once the project has been completed for several years.

For an international buyer, the decisive ownership question is not whether a listing uses the word 'freehold' but whether foreign quota is available for the specific unit at the time of transfer. Thailand's Department of Lands states that foreign condominium ownership may not exceed 49% of the aggregate area of all units in the condominium. That means two otherwise similar resale listings in the same building can present different practical options to a foreign buyer if quota status differs. Before paying a meaningful deposit, the buyer should obtain a quota confirmation from the condominium juristic person, review the unit title and outstanding common charges, and establish how transfer taxes and fees are allocated in the sale agreement. Because this is a completed building, those checks can be based on existing documents and operating records rather than projected future arrangements.

Ownership format

The project is marketed as a freehold condominium. A foreign buyer can register direct condominium ownership only while foreign quota is available: Thailand's Department of Lands states that foreign ownership may not exceed 49% of the aggregate unit area in the condominium. Quota availability for a specific resale unit must be confirmed with the condominium juristic person before funds are committed and the transfer is registered.

Unit types & sizes

Groove Cooper — compact unit
22–26 sqm
1 bathroom

The smallest original format in the project. It is primarily a fit for one resident or a couple who value the building's shared facilities more than generous internal space. Listing labels are not fully consistent across portals, so the actual layout of the resale unit should be checked rather than inferred from the category name.

Groove Xtend — 1 bedroom
28–36 sqm
1 bathroom

A larger one-bedroom family. Completion-era reviews show variants with a more separated kitchen and clearer division between living and sleeping areas, which can be more practical for full-time occupation than the smallest format. The exact arrangement still depends on the individual unit and size.

Groove XCoolsive — 1 bedroom
31–36 sqm on PropertyHub
1 bathroom

A mid-sized format between the smaller and plus layouts. Public sources disagree on the lower end of the size range: PropertyHub starts at 31 sq m, while FazWaz and a completion review start at 33 sq m. The title deed and current unit plan should govern the exact area for a purchase.

Groove Xtend Plus — 1 bedroom plus
32–44 sqm
1 bathroom in original project material

The largest original layout family. The extra space makes it the closest fit for a study or secondary compact room, although some current resale ads describe similar sizes as two-bedroom units. The physical partitioning, plan and title of the specific apartment should be reviewed before purchase.

Original project material is centred on one-bedroom and one-bedroom-plus units of 22-44 sq m. Some 2026 resale listings describe approximately 43 sq m apartments as two-bedroom units; we treat that as a listing-level description until the selected unit's plan and documents confirm the configuration. Public sources also disagree on the exact count of units in each subtype, so those counts are not reproduced here. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The building is in Din Daeng within the local soi network, approached through the Ratchadaphisek 3 / Yu Charoen 7 area rather than sitting directly on the Ratchadaphisek frontage.
  • Major property sources place Phra Ram 9 MRT at roughly 0.8-0.9 km. That can be a workable walk for some residents, but it is not a station-at-the-lobby proposition.
  • Thailand Cultural Centre MRT is another nearby rail reference point; the more practical station depends on the resident's route and comfort with the local streets.
  • Drivers have access toward Ratchadaphisek, Rama 9 Road and the expressway network, while the final approach is through local streets, so peak-hour traffic is worth testing against the buyer's normal schedule.

Price & purchase terms

  • Current price: From THB 2.6M in an active PropertyHub resale listing refreshed on 16 Sep 2026. This is a lower resale-market anchor, not a developer price; the specific unit, availability, condition, furniture, transfer terms and total transaction cost need to be confirmed separately.
  • Completed: 2020

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A single resident or couple looking for a compact completed home in a central Bangkok district without the scale of a large high-rise tower.; A resale buyer who wants to inspect the actual building, common areas and exact apartment before making a commitment.; A resident who uses MRT, taxis or motorcycle taxis and is comfortable with roughly 0.8-0.9 km to Phra Ram 9 rather than requiring a station entrance at the front door.; Someone who will genuinely use shared work areas, the pool, gym and rooftop facilities as an extension of a relatively small private apartment.; A rental investor prepared to underwrite the exact unit on purchase price, condition, legal documents and realistic letting evidence rather than relying on a developer return promise.; may not suit: A household that needs conventional two- or three-bedroom family space; the original project range is predominantly compact.; A buyer who requires an MRT entrance almost immediately outside the building and a minimal last-mile walk.; A daily driver who needs a guaranteed private parking bay; the reported parking ratio of about 47% does not support that assumption.; Someone specifically seeking a new-build developer instalment plan and first-sale inventory; Groove Ratchada - Rama 9 has been completed for several years and is now mainly a resale proposition..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Foreign quota is not publicly confirmed for an individual resale unit. Before a meaningful deposit is paid, the condominium juristic person should provide current confirmation that the selected unit can be registered to a foreign buyer.
  • Sources disagree on the lower size boundary for the XCoolsive layout: PropertyHub gives 31-36 sq m, while FazWaz and a completion review give 33-36 sq m. Some 2026 listings also market approximately 43 sq m units as two-bedroom apartments even though the original project range centred on one-bedroom and one-bedroom-plus formats.
  • Public portals show different street numbers and slightly different map pins while describing the same Ratchadaphisek 3 / Yu Charoen 7 location. We therefore do not publish a house number and use the coordinates with a 300 m radius.
