The original scheme was dominated by one-bedroom units, and the current resale market usually offers several apartments at once. Buyers can compare condition, size, building, floor and tenancy status inside the same condominium instead of relying on a single seller’s price as the benchmark.

This is a completed resale project, so the buyer can inspect the actual lobby, lifts, pool, landscaping, traffic access and the individual apartment before committing. The main diligence shifts away from construction promises and toward title, foreign quota, building condition, common-charge history and the specific unit.
Ratchada without a high-rise
Metro Luxe Ratchada offers access to the Ratchadaphisek–Din Daeng area in an eight-storey format. The trade-off is straightforward: it is between Sutthisan and Huai Khwang rather than attached to an MRT station, so the real walking route should be tested rather than inferred from a marketing distance.
A real internal courtyard
The four low-rise buildings are arranged around a substantial central amenity zone with a 50-metre pool and landscaped space. That creates more of a compound feel than a typical urban condo tower, while making orientation and floor choice especially important for privacy, noise and outlook.
About the project
Metro Luxe Ratchada is best approached as an established resale condominium rather than a new launch. The buildings, common areas and surrounding streets are already there to inspect, so the purchase decision can be based on the actual unit rather than a sales gallery. The compound consists of four eight-storey buildings with 535 residential units, making it a sizeable low-rise development by central Bangkok standards. The practical consequence is that two listings carrying the same project name may offer very different living conditions depending on building, floor, orientation, view, fit-out and whether the unit faces the central amenity area or the outer edge of the site.
As of October 2026, buyers are looking at resale stock. A project card updated in September 2026 marks direct developer sales as closed, while current property portals continue to show active owner and agency listings. The lower asking-price anchor was about THB 2.25 million on 4 October 2026. That number is useful only as an entry point. Resale pricing within the compound varies with size, building, floor, condition, renovation, furniture, view, tenancy status and tenure. A cheap listing can be genuinely attractive, but it can also reflect a less desirable position, deferred maintenance, an occupied unit, a title that cannot immediately transfer into foreign quota, or simply a seller who wants liquidity. The unit-level documents matter more than the headline “from” price.

The original product mix is heavily weighted toward one-bedroom homes. Published project data lists one-bedroom layouts from 27.9 to 48.9 sq m and two-bedroom layouts from 42.6 to 52.9 sq m, with roughly 95% of the original stock in the one-bedroom category. That distribution is still visible in the resale market, where smaller one-bedroom units around the high-20s and 30s square metres appear frequently. The bedroom label therefore tells only part of the story. A compact 28 sq m one-bedroom and a much larger one-bedroom close to the top of the published range serve different users and should not be compared only on total asking price.
The site plan is one of the more distinctive parts of the project. Post-completion material shows a long central swimming pool framed by the residential buildings, with landscaping and shared leisure areas around it. Building D combines residential floors with part of the car parking and management functions, while the other buildings are primarily residential. Published project details record a 50-metre pool, fitness room, sauna, garden, children’s area, jogging route, key-card access, CCTV and two passenger lifts per building. This is a very different proposition from a single tower with a compact amenity deck. It also makes unit position more important: a lower-floor pool-facing apartment can have a pleasant outlook but a different privacy and noise profile from an outward-facing unit on a higher floor.
Location-wise, Metro Luxe Ratchada sits just off the Ratchadaphisek corridor in Din Daeng, with access through the local street network around Soi Inthamara 47. It is positioned between Sutthisan and Huai Khwang on the MRT Blue Line rather than directly on top of either station. Published walking distances vary materially across sources, so it is safer to describe the project as walkable to the MRT for many residents but not a true station-front building. The route itself matters in Bangkok: heat, rain, crossings and which project gate is used can change the everyday experience more than a brochure distance suggests. The broader Ratchada corridor remains a mature mixed business and residential area with office buildings, retail, food and road connections toward Rama IX, Asoke and northern Bangkok.
The project has also had more than one name. Property Perfect’s own annual reporting identifies it as “Metro Luxe Ratchada (Metro Sky Ratchada)” and names Bright Development Bangkok Co., Ltd. as the development company. Property Perfect’s corporate history goes further: Bright Development Bangkok was set up to develop Metro Sky Ratchada and was controlled by the Property Perfect group. For a buyer, this is useful identity evidence rather than a branding curiosity. Metro Sky Ratchada should not be treated as a separate condominium when checking older documents, historical contracts or developer records. The market-facing name today is overwhelmingly Metro Luxe Ratchada, while Property Perfect is the developer brand most portals recognise.
For an overseas buyer, the legal question is whether the selected condominium unit can be transferred into foreign freehold at the time of purchase. Thailand’s Condominium Act limits foreign ownership to 49% of the total unit area in a registered condominium. A portal tag saying “freehold” does not by itself establish that foreign quota is available for that particular transfer. The condominium juristic person should issue the relevant quota confirmation for the transaction, and the buyer should also verify the title, seller identity, outstanding common charges and the payment trail required for registration. If a listing is offered on leasehold or another structure, it should be assessed on its own terms rather than treated as equivalent to foreign freehold.
Operating costs and parking deserve a separate look because the historical data is not perfectly consistent. Published project information cites a common-area fee of THB 45 per sq m per month, but a buyer in 2026 should rely on the latest statement from the condominium juristic person rather than assume the launch-era fee is unchanged. Parking figures vary even more: historical sources quote roughly 35% without stacked parking, 40% without stacks, and around 50% when stacked spaces are counted. The underlying message is clearer than the percentages. Metro Luxe Ratchada is a 535-unit urban condominium, so a buyer who drives regularly should confirm the parking rules, any unit-specific rights, guest access and actual peak-hour availability before treating car parking as a settled feature.
Ownership format
Foreign freehold ownership is permitted within the 49% foreign quota measured by total unit area in the registered condominium. Quota availability must be confirmed for the selected resale unit; any leasehold alternative depends on the specific contract.
Unit types & sizes
The dominant unit type in the project. Resale stock frequently includes compact layouts around 28–36 sqm, while the published range extends much higher. Historical plans included both open- and closed-kitchen configurations, so two one-bedroom units can function very differently despite sharing the same label.
A much smaller share of the original unit mix. It can suit a couple needing a separate office or guest room, or a small family, but the actual floor plan matters because the range starts around 43 sqm and does not automatically provide the proportions of a large family apartment.
Roughly 95% of the original stock was one-bedroom and about 5% two-bedroom. This describes the original project mix, not current resale availability.
