Why this project is worth a look
Low-rise, sizeable community
Three eight-storey residential buildings create a very different feel from a high-rise tower, but 614 apartments still make this a large community. It suits buyers who prefer lower building mass without expecting boutique-level density.
A focused compact mix
The official layouts remain one-bedroom based from 23 to 35.25 sqm, with the largest plans adding a multipurpose room. That makes the target use case unusually clear: singles and couples rather than families trying to force two-bedroom living into a compact plan.
Pet use is specific
The brochure marks selected layouts as pet versions and the common facilities include a Pet Playground. That is useful evidence for pet owners, but it is also a reminder to verify the exact unit designation and current juristic rules rather than assuming blanket permission.
MRT within a walk
Sansiri quotes roughly 750 metres to MRT Ratchadaphisek. The station is genuinely accessible for daily use, but this is not a station-front project and the last part of the journey remains an outdoor walk.
Verify final handover
The official target is August 2026, yet Sansiri’s detailed update dated 10 August still describes construction work. Before booking, confirm the current completion certificate, inspection access and transfer timing for the chosen unit.
About the project
THE BASE Ratchada 19 is Sansiri’s low-rise urban condominium on the Ratchada–Vibhavadi side of Bangkok. The official brochure describes roughly five rai of land with three eight-storey residential buildings and a separate three-storey clubhouse, for a total of 614 homes. The low-rise label can be misleading if it suggests a small boutique property: this is a sizeable community spread horizontally rather than stacked into a tall tower. Buyers who dislike high-rise living may appreciate that physical format, but they should still expect the resident population and shared-facility dynamics of a 600-plus-unit development rather than a private, low-density residence.
The clearest official location reference is Soi Vibhavadi Rangsit 16, also associated locally with Ratchadaphisek 19 and Chok Chai Ruam Mit. Sansiri places the project in Ratchadaphisek, Din Daeng, and its own map pin fixes the site precisely. MRT Ratchadaphisek is quoted at about 750 metres. That is a genuinely usable rail connection, but it is not station-front living: the walk remains part of the daily routine and matters more in Bangkok heat or heavy rain. The other advantage of this pocket is road choice. Ratchadaphisek and Vibhavadi Rangsit serve different travel patterns, so the address can work for residents who mix MRT journeys with taxis or private cars.

The apartment strategy is unusually easy to read because the official brochure does not try to cover every household type. The confirmed mix is entirely one-bedroom based. Four broad size bands run from 23.00–24.75 sqm, 25.00–27.25 sqm, 30.25–33.00 sqm and 34.00–35.25 sqm, with the largest group adding a multipurpose room. That immediately defines who should take the project seriously: singles, couples, first-home buyers, city professionals and investors looking for compact rental stock. It is far less convincing for a household that genuinely needs two independent bedrooms, a proper children’s room or a larger family living area. There is no reason to stretch the floor plans into a use case they were not designed to serve.
Within those size bands, Sansiri publishes a surprisingly broad set of plan variations. Kitchens, living zones and storage positions change, and the brochure separately marks several layouts as pet-designated versions. That distinction matters. A pet playground in the common area does not prove that every apartment has the same pet permission. The source material points to specific pet versions, so a buyer with a dog or cat should confirm the exact unit designation and the condominium juristic rules before treating pet use as guaranteed. This is a more useful way to read the feature than simply labelling the whole development ‘pet friendly’.
The amenity package is concentrated around a dedicated clubhouse rather than being squeezed entirely into the residential blocks. Sansiri lists a welcome lobby, Creative Hub, Social Lounge, playroom, fitness room and a half-Olympic swimming pool, together with Pet Playground and Lively Yard outdoor areas. For someone who works partly from home, the separate social and work spaces can be more valuable than a decorative lobby. At the same time, 614 homes create meaningful demand for shared facilities. A long list of amenities is therefore only half the story; after occupation, the practical experience will depend on management quality, opening rules and peak-time crowding.
Parking is stated at approximately 47% of the residential unit count. That figure should not be translated into an assumption that every purchaser receives a dedicated bay. A buyer who expects to drive daily should check the juristic rules, allocation method, visitor parking and whether any rights are attached to the selected unit. For a resident who mainly uses MRT, the issue is less central because Ratchadaphisek station is within walking distance. For a two-car household, it may be one of the most important limitations of the project.
The completion position requires more care than a portal status badge. Sansiri’s latest project-progress page found in this research is dated 10 August 2026. It still gives August 2026 as the expected completion while describing ongoing structural and building-services work in the residential buildings. By late August, several major portals including FazWaz, Dot Property and Hipflat already label the development as completed in August 2026. Those signals are useful but not enough to override the developer’s own last detailed construction note. Until there is a clear primary handover or completion notice, the conservative description is under construction / final completion stage, with transfer readiness to be verified unit by unit.
Pricing shows a similar distinction between a clean public anchor and individual marketplace offers. Sansiri’s current THE BASE catalogue advertises THE BASE Ratchada 19 from THB 2.49 million as of 29 August 2026. Marketplaces show lower offers, including listings around THB 2.31 million, but some of the cheapest units are explicitly marked Thai Quota and other listings may reflect assignments, seller-specific discounts or different conditions. A foreign purchaser should therefore resist treating the lowest portal number as an automatically available foreign-freehold price. The developer’s current starting figure is a better headline benchmark; the actual unit, seller, quota and transaction structure still need checking.
Foreign ownership is governed by Thailand’s condominium quota rules rather than by the project’s marketing. A non-Thai buyer may register condominium freehold only while foreign ownership remains within 49% of the aggregate saleable condominium unit area. We did not find a public live figure for the remaining foreign quota at THE BASE Ratchada 19. Current listings also show that part of the stock is designated Thai Quota. Foreign-quota confirmation should therefore happen early in the selection process, not after a buyer has emotionally committed to a particular unit. If an alternative lease structure is proposed, its terms must be reviewed for that specific unit rather than assumed from the building generally.
Taken as a whole, the project is easy to understand once the marketing language is stripped away. It offers a modern low-rise form, a genuine but not doorstep MRT connection, a tightly focused one-bedroom unit mix and a substantial standalone clubhouse in a central Bangkok residential-commercial corridor. Its trade-offs are equally visible: 614 units is not low density, parking is below one bay per apartment, there is no confirmed two-bedroom family product in the official brochure, and the exact completion / transfer position still needs a fresh primary check at the end of August 2026. For the right buyer, that clarity is a strength because the decision can be made around concrete lifestyle and legal fit rather than vague promises.

Ownership format
A foreign buyer can hold condominium freehold within the statutory foreign quota, capped at 49% of the aggregate unit area in the condominium. The remaining foreign-quota capacity for a specific unit is not published and must be confirmed before contract. If a selected unit is not available within the foreign quota, any leasehold alternative, if offered for that unit, needs separate contractual verification.
