Eight storeys give the project a lower, more open physical scale than a high-rise tower, but 560 units still make it a substantial condominium community. That combination can suit buyers who want low-rise architecture without giving up a full amenity package. It also means the real test is how the lifts, pool and parking perform when residents are actually using them, not how quiet the site looks in a brochure.

MRT within a walk

Ratchadaphisek MRT is roughly 650–750 metres away depending on the source. The distance is walkable for many residents but it is not a station-front development. In return, the address also connects well towards Vibhavadi and Lat Phrao, which makes the project more convincing for a mixed MRT, taxi and car routine than for someone who insists on a two-minute walk to rail transit.

Layouts differ materially

The one-bedroom category covers more than a single repeated floor plan. Some layouts use a closable kitchen, others rely on sliding partitions and more open living space, and storage arrangements vary. On resale, this matters as much as nominal size: a well-proportioned 30–34 sqm unit can work better than a larger but awkward plan, especially once owner renovations and furniture are added to the equation.

Pet-friendly matters

The project was conceived and is still marketed as pet friendly, which is a meaningful filter in Bangkok rather than a decorative feature. Buyers with pets should still read the current condominium rules. Weight, number of animals, lift use and common-area access can be governed by the juristic person and may not match an old launch description.

By 2026 there is enough resale stock to see a real spread between small entry units, larger one-bedrooms and two-bedroom homes. Instead of judging promises on a brochure, you can inspect the exact building, floor, orientation, fit-out condition, actual use of the common areas and parking, seller documents and the condominium juristic person’s records. Current asking prices start around THB 2.5–2.6M in some listings, but those are individual resale asks rather than a developer price list.

Although it is a low-rise project, Maestro 19 is not a boutique building. Major Development’s current project page, PropertyHub, DDproperty and several large portals describe four residential buildings and 560 units. The appeal is therefore the physical scale of eight-storey blocks around a central courtyard, not a very small resident population. That distinction matters in practice. The project may feel less vertical than a 30- or 40-storey tower, while the pool, gym, lifts, gardens and parking still serve a comparatively large community.

Major Development quotes roughly 650 metres to Ratchadaphisek MRT, while other major portals place the walk at about 680–750 metres. In other words, this is not a station-exit condominium; part of the walk is inside the soi. The plot is also accessible from the Ratchadaphisek Soi 19 / Vibhavadi Rangsit Soi 16 corridor, with practical road connections towards Vibhavadi, Lat Phrao, Si Rat Expressway and the Don Mueang Tollway. It suits a household that does not rely on a single transport mode.

The unit planning is more varied than the headline one- and two-bedroom mix suggests. Official project material lists one-bedroom units from 29.66 to 40.03 sqm, one-bedroom-plus layouts at 43.75–43.97 sqm, and two-bedroom homes at 60.83–61.41 sqm. Earlier detailed project reviews show materially different internal arrangements within the one-bedroom category: some use a closable kitchen, some open the living and sleeping spaces with sliding partitions, and the larger two-bedroom plan uses a wide frontage with bedrooms on opposite sides of the shared living area. On the resale market, two similarly sized units can therefore function quite differently even before furniture, renovation quality or view are considered.

The common facilities were designed as a real central amenity zone rather than a few rooms inserted into one residential block. Project material and detailed reviews show a three-storey clubhouse with a main lobby, work and library areas, steam and sauna rooms, fitness and yoga space, plus a pool of roughly 25 metres. The landscaped courtyard includes walking or jogging space, while residential rooftops were planned with small gardens and barbecue areas. For a resale buyer, the existence of these facilities is only the first step: their present condition, operating hours, maintenance quality and any refurbishment plans are more relevant than the original launch renderings.

Major Development still identifies the condominium as pet friendly, and current portals continue to market units on that basis. For an owner with a dog or cat, that can materially narrow the Bangkok search. The practical limitation is that a marketing label is not the house rule. Weight limits, number of animals, elevator use and access to common areas can be amended by the condominium juristic person, so the current regulations should be checked before treating pet acceptance as a permanent entitlement.

For an international buyer, the project is most straightforward when a specific resale unit can be transferred as foreign freehold. Thai condominium law caps foreign ownership at 49% of the aggregate unit area in the registered condominium, so eligibility depends on the building’s quota at the time of transfer. Some live listings advertise foreign-quota units, but an advertisement is not evidence of quota availability. The meaningful documents are the condominium juristic person’s confirmation, the unit title, the seller’s status, the debt-free certificate and the banking evidence needed for the transfer.

Ownership format

A foreign buyer may hold a condominium unit freehold provided the transfer keeps foreign ownership within the statutory ceiling of 49% of the aggregate unit area in the registered condominium. Foreign-quota availability must be confirmed for the selected unit with the condominium juristic person; if quota is unavailable, any leasehold alternative depends on the specific seller and contract.
