Why this project is worth a look

A real resale market

The project is completed and sold out by CMC, so buyers can inspect the exact unit and the building before committing. The same advantage comes with a responsibility: renovation quality, seller documents and outstanding building charges need to be checked apartment by apartment.

Useful urban access

The building sits within the Ratchada 17 / Inthamara 47 street network, with Sutthisan MRT identified as the nearest station. It suits a city-living or conventional rental case where established transport and services matter more than a future masterplan.

More than studios

Project records show studios and one-, two- and three-bedroom homes. Historical layouts include one- and two-bedroom units around 52–54 sq m, while the resale market also shows smaller and differently configured apartments.

A manageable scale

One eight-storey building with 150 units is straightforward to inspect as a single condominium community. A buyer can review the lobby, lifts, parking, pool and floor condition in one visit and compare what is visible with the common charges being requested.

About the project

Chateau In Town Ratchada 17 is best understood as an established resale condominium rather than a development story. CMC’s own corporate history records the project launch in 2006 as an eight-storey residential building with 150 units on Ratchadaphisek Soi 17. The developer now labels the project sold out, so a buyer in 2026 is negotiating with an existing owner, not selecting from a developer inventory sheet. That changes the due-diligence focus: the actual title, unit condition, renovation quality and the condominium juristic person matter more than the launch-era sales material.

The scheme is relatively contained by Bangkok standards: one building, eight floors and 150 homes. It is not a high-rise compound or a multi-tower estate. Project profiles consistently show a practical amenity set including a swimming pool, fitness room, sauna, parking, CCTV and 24-hour security. With a building of this age, however, the meaningful question is not whether a pool or gym appeared on the original specification. A viewing should include the common areas, lifts, parking, corridors and visible maintenance standards, because those are part of what a resale buyer is actually acquiring through the common-property structure.

The location can be pinned more accurately than the generic ‘Ratchada’ label suggests. Hipflat gives the address as 399 Soi Inthamara 47, Ratchadaphisek, Din Daeng, Bangkok 10400, while other project profiles use Ratchadaphisek Soi 17. Those descriptions refer to the same local access area rather than separate developments. The mapped OpenStreetMap object is around 13.78469, 100.57225. Sutthisan MRT is the nearest rail station in the sources, with the mapping reference placing it roughly 570 metres north of the building. The practical proposition is therefore an existing inner-Bangkok neighbourhood with rail access and Ratchadaphisek Road nearby, not a location whose value depends on future infrastructure being delivered.

Completion dates are less tidy. FazWaz and Hipflat date the building to December 2007, whereas PropertyHub and RealtyHub give 2008. A few marketplace records show 2013, but that is difficult to reconcile with CMC’s documented 2006 launch and the older project profiles. Rather than force a false precision, we use 2007–2008 as the working completion window and flags the exact year for documentary confirmation. For a purchaser, one year either way is usually less important than the current condition of the structure and management, but the correct registration date is still worth confirming if it matters to a technical or legal review.

There is active resale stock. In the PropertyHub feed visible at the start of October 2026, the lowest listing found was THB 1.8 million for a 35 sq m studio, with that offer still appearing in the feed on 3 October. Other listings sit materially higher and include renovated studios, one-bedroom and two-bedroom units. THB 1.8 million should therefore be read as a dated market floor from one live advertisement, not as a project-wide asking price. Availability can disappear, and the condition of an older resale unit can justify a large difference between two apartments that look similar in a search result.

The unit mix is broader than a studio-only building. PropertyHub and RealtyHub identify studios plus one-, two- and three-bedroom layouts, with RealtyHub giving a historical overall size range of 35–88 sq m. FazWaz lists 52 sq m for a one-bedroom and 54 sq m for a two-bedroom configuration. Current resale advertisements also show 34.45, 48 and 52.4 sq m units. Those differences are a useful warning against treating a portal’s ‘typical size’ as title-deed data. On a specific purchase, the registered area and layout of that unit should control the comparison.

Foreign ownership needs a unit-level check. Thai condominium rules allow a foreign buyer to hold a condominium unit in freehold within the statutory 49% foreign ownership quota, and the condominium juristic person provides the foreign-quota confirmation used for transfer at the Land Department. Nothing in the public project material establishes that quota is currently available for a particular Chateau In Town Ratchada 17 unit. A seller may discuss leasehold if foreign freehold is unavailable, but leasehold is a different legal interest and should not be presented as an equivalent substitute without reviewing the actual contract.

Some operating information online is also inconsistent. PropertyHub states a common fee of THB 30 per sq m, while newer individual listings have quoted THB 37 per sq m. Neither number should be elevated to a definitive current charge without a recent juristic-person statement. This is a manageable due-diligence point rather than a reason to reject the building: the buyer simply needs the latest common-fee notice, confirmation of any outstanding balance for the unit, and the current foreign-quota letter before transfer.

The developer identity is unusually easy to establish for an older resale building. CMC is the brand of Chaophraya Mahanakorn Public Company Limited, and Chateau In Town Ratchada 17 appears in the company’s own corporate timeline rather than only on broker portals. That is useful because the project’s origin, scale and launch period do not depend on a single seller’s description. It does not, however, remove the normal checks for a mature condominium. After years of occupation, decisions about repairs, budgets, arrears, house rules and common-property maintenance sit with the condominium juristic person and co-owners. A sensible review therefore separates developer provenance from current building management: the former is well evidenced, while the latter needs recent juristic-person records, current fee statements and an on-site inspection.

For the right buyer, the attraction is the ability to inspect almost everything that matters before committing. The building is finished, the neighbourhood exists, resale comparables are visible and the shared facilities can be seen in operation. The trade-off is that this is an older condominium: management quality, sinking-fund history, maintenance and the exact condition of each apartment deserve more weight than launch branding. Chateau In Town Ratchada 17 is therefore a practical Ratchada–Sutthisan resale option for someone comfortable evaluating a mature building rather than buying a new-build promise.

Ownership format

Foreign freehold is possible within Thailand's statutory 49% foreign condominium quota; available quota must be confirmed for the selected unit before transfer. Any leasehold alternative is a separate legal structure and needs review of the specific contract.

Unit types & sizes

A current resale example on the 3rd floor. It is one specific listing rather than a fixed project-wide price for studios.

From THB 1.8M in the listing visible on 3 Oct 2026
1 bedroom
52 sq m

FazWaz lists 52 sq m as one project layout; resale stock also shows other sizes, so the selected unit's title data matters more than a generic profile.

2 bedrooms
54 sq m

FazWaz shows a 54 sq m layout; current resale ads also include, for example, two-bedroom units at 48 and 52.4 sq m, so the selected apartment's registered area needs checking.

3 bedrooms

PropertyHub and RealtyHub confirm this format exists, but the sources used here do not provide a sufficiently reliable standard area for it.

Project sources agree on studios and one- to three-bedroom homes, and RealtyHub gives a historical overall size range of 35–88 sq m. Current resale advertisements show additional exact sizes, so the registered area on the title deed for the selected apartment should take precedence over a generic project profile. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.8M in a PropertyHub resale listing still visible on 3 October 2026 for a 35 sq m studio. This is a dated lower market anchor from one platform; the selected unit, availability, condition and terms need separate confirmation.
  • Completed: 2007–2008

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A buyer who wants a completed Bangkok resale unit and prefers to inspect the exact apartment and common areas before making a decision.; Someone targeting the Ratchada–Sutthisan area with a relatively accessible entry point; the lowest visible resale listing at the start of October 2026 was THB 1.8 million for a 35 sq m studio.; A purchaser who wants a choice beyond compact studios, because the building includes one-, two- and three-bedroom formats as well.; A conventional rental investor willing to model returns from the actual purchase price, achievable rent, fees and unit condition rather than relying on a guaranteed-yield claim.; may not suit: A buyer specifically seeking a new launch, developer instalment plan, new-building warranty or the newest generation of shared facilities.; Someone unwilling to carry out the extra physical and financial checks that come with an older condominium, including common-area condition and building management.; A foreign buyer who needs confirmed freehold quota and a final common-fee figure before even considering a unit; both items require current unit/building documents rather than portal data alone..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The exact completion year conflicts across sources: FazWaz and Hipflat state December 2007, while PropertyHub and RealtyHub use 2008; some marketplace records show 2013. CMC’s official history confirms the project was launched in 2006 but does not provide the final registration/completion date on that page.
  • Common-fee figures conflict: PropertyHub shows THB 30/sq m, while some newer individual listings quote THB 37/sq m. The current juristic-person tariff has not been confirmed from a primary building document.
  • Public sources do not confirm whether foreign freehold quota is currently available for any specific unit. The selected unit’s ownership status and quota availability need current confirmation from the condominium juristic person before transfer.
