Corporate reporting from Central Pattana lists it among the group’s active low-rise residential projects, with a July 2025 launch and 185 homes. Current project profiles put the overall site at roughly 43 rai. That scale matters: there are enough homes to support a meaningful clubhouse and shared landscape, but the development is still far more residential in character than a large condominium compound. The name appears online in several spellings — Krungthepkreetha, Krungthep Kreetha, with and without spaces or hyphens — yet the developer, address and project data point to the same development on Phatthana Chonnabot 3 Road in Lat Krabang.
The location should be judged on eastern-Bangkok driving patterns, not on the usual central-city question of how many minutes it takes to walk to a rail station. The project sits in Khlong Song Ton Nun, Lat Krabang, with road access toward Motorway 7, the Rama 9 corridor and the wider Suvarnabhumi side of the city. That can work well for households whose daily routine is already anchored in the east: airport-related work, industrial and logistics zones, international schools in this part of Bangkok, or frequent trips toward the motorway network. It is less compelling for someone whose priority is a dense, walkable neighbourhood with offices, restaurants and mass transit immediately outside the gate. As of August 2026 updates, the clearest current house mix shows three named designs. APPEASED is listed at 261 sqm with five bedrooms and five bathrooms; BLISS at 285 sqm with five bedrooms and six bathrooms; and CHEERFUL at 325 sqm with five bedrooms and six bathrooms. Three parking spaces are stated for each design. A fresh Home.co.th profile gives a project-wide land-plot range of 52–61 sq wah, but it does not reliably map each plot size to one particular house type. That distinction is important in a landed development. Two homes with the same internal plan can feel materially different depending on the shape of the plot, setbacks, garden depth, orientation and what sits next to the boundary. The correct comparison is therefore house type plus the exact plot, not house type alone.
Five bedrooms give the project a clear family use case, but the public material is not consistent enough to promise exactly how every room works on every version of the plan. Older listings and newer project profiles carry different floor-area figures, and even the reported number of storeys is inconsistent across portals. The safer way to read the product is that it offers substantial internal space and a high bedroom count, while the final floor arrangement must come from the current plan attached to the selected lot. During a viewing, the useful questions are practical ones: whether a bedroom sits on the entry level, how separate the guest and family zones feel, where the Thai and main kitchens are positioned, how service circulation works, and whether one room can become a proper office without compromising the rest of the household.
The shared facilities are more than a decorative lobby package. Multiple sources consistently mention a clubhouse, swimming pool, fitness room, landscaped garden, children’s playground and basketball court; additional project descriptions include a co-working area, lounge and sauna. Think of Living also describes a double-gate entrance intended to separate residents and visitors. For a family, the value is straightforward: exercise, children’s play and some social space can happen inside the estate rather than requiring a separate trip every time. The unresolved part is not whether these facilities are planned, but how they operate in practice as the estate fills up. A buyer should confirm what is already open, what is still being completed, the estate rules, operating hours and the common-area fee rather than assuming that every marketing image represents a fully operational facility on the handover date.
The construction timeline needs a careful reading because the public sources do not line up. Central Pattana’s 1Q26 MD&A shows the project as launched in July 2025 with transfers beginning in 3Q25. That strongly suggests at least some houses were handed over from that quarter. Yet Home.co.th, updated on 10 August 2026, still labels the project as under construction. Other portals range from a 2025 completion claim to a 2028 completion year. The most defensible interpretation is that this is an active development with transfers underway, not a project for which a single verified whole-estate completion date can currently be stated. For a purchase decision, the only timeline that really matters is the selected house: build completion, inspection date, legal readiness for transfer, surrounding road and common-area readiness, and the contractual handover date.
The current lower public price anchor is THB 12.99 million. That figure appears in the fresh Home.co.th project profile and in active sales listings, while the developer’s own enquiry form starts its budget bands at THB 13–15 million. Treat THB 12.99 million as an entry point for comparison, not as the guaranteed price of any house you choose. Larger designs and particular plots are marketed at higher figures, and public ads often mix base price, campaign discounts, broker offers and plot-specific premiums. A proper comparison needs a written quote tied to a plot number and house type, with the land area, built area, included specifications, discount, transfer-related costs and validity period stated together. Otherwise two advertisements for the “same” house can be describing materially different packages.
Central Pattana Residence is the residential-development arm within the Central Pattana group, and the project is carried in the parent company’s corporate reporting as an active low-rise residential development. That gives a clear corporate identity, which is useful when checking who is marketing and developing the estate. It should not, however, replace transaction-level due diligence. For a new detached house, the buyer still needs the sale documents, current house specification, estate regulations, warranty terms, defect-remedy process and a precise list of what is included at handover. A professional snagging inspection before acceptance is sensible for any newly built house, regardless of brand. The objective is not to hunt for a presumed problem but to make sure the physical house matches the contract before the final acceptance and transfer steps are completed.
Foreign-buyer ownership is the point that requires the most legal clarity. This is landed housing, so the 49% foreign condominium quota is irrelevant. Under Thai law, a foreign individual cannot ordinarily take direct ownership of residential land in the same way as a Thai national; there are narrow statutory exceptions with specific investment and approval requirements. The public Baan Ninya material does not set out a dedicated foreign-buyer structure or identify the land title for individual plots. Before paying a non-refundable reservation, a foreign buyer should therefore obtain the exact legal structure for the selected house: who owns the land, whether a registered long lease is available, whether ownership of the building can be separated from the land, what title document applies to the plot, and what rights can be transferred on resale. A nominee Thai-company structure should not be treated as a routine workaround.
Overall, this is a project for buyers who actively want a large family house in eastern Bangkok. Its appeal comes from the five-bedroom layouts, three current size bands, private plots and a real estate-wide amenity package inside a gated environment. Its trade-offs are equally clear: daily life is likely to be car-led, the entry price is much higher than for a typical Bangkok apartment, and the public record still contains inconsistent information on storeys, some historic floor-area figures and the point at which the entire estate should be considered complete. If the location and house scale fit your life, the next useful step is to compare two or three actual available plots rather than keep collecting generic project pages. The plot documents, current plan, physical inspection and final written quote will tell you far more than another marketing brochure.
