The location is defined more by Lat Krabang and Suvarnabhumi access than by central-Bangkok rail convenience. The development sits on Lat Krabang Road next to The Paseo Lat Krabang. Launch material placed Airport Rail Link Lat Krabang at roughly 3–3.5 km and Suvarnabhumi Airport at about 7.6 km. Residents who commute into the central business districts by rail still need to solve the connection to the station, while people working around Lat Krabang, the airport or the eastern road network may find the location considerably more practical.
Communal facilities were a major part of the original scheme. Published project information includes the Emerald Lagoon swimming pool, a children's pool, fitness room, landscaped gardens, working space, playground, access control, CCTV and 24-hour security. Early marketing also promoted facial recognition, a shuttle service, connected-home functions and free Wi-Fi in common areas. Technology-heavy amenities can change over several years of operation, so these older claims should be verified with current building management rather than assumed to remain active.
The September 2026 resale market shows meaningful price dispersion. A 25 sqm one-bedroom listing on PropertyHub was refreshed at THB 1.95M, while other one-bedroom units are marketed higher and two-bedroom homes command substantially larger asking prices. In an occupied condominium, a portal average is less useful than inspecting the actual apartment: fit-out condition, floor, outlook, building, tenancy, furniture, transfer costs and ownership eligibility can create a material difference between units that appear similar on paper.
Parking deserves the same practical scrutiny as the apartment itself. Launch specifications gave 148 spaces for 462 units, so the nominal supply is well below one space per home. That does not automatically mean an owner will be unable to park: allocation rules, visitor spaces, tandem parking and actual occupancy depend on current management. A buyer who relies on a car should ask the condominium juristic person about the present parking rules and, ideally, visit in the evening when real usage is easier to observe.
The original launch price in 2018 was around THB 1.75M, while the lower end of today's resale asking market sits not far below THB 2M. Those two figures should not be used to infer investment performance. They refer to different sales periods, unit mixes, incentives and market conditions, and a resale asking price is not the same as a completed transaction. Inside the apartment, air-conditioning, plumbing, moisture, windows, built-in furniture and any alterations should be checked separately. Two apartments with the same nominal layout can carry very different near-term repair costs after several years of use.
For an international buyer, the most important ownership point is not the word 'freehold' in a listing but whether the chosen unit can be registered within the foreign quota. Thai condominium law allows foreign freehold ownership only while foreign holdings remain within 49% of the aggregate saleable unit area of the condominium. Phase 2 makes the most sense for a buyer who wants an established condominium in the Lat Krabang area and prefers to inspect a completed asset before committing. It can work for owner-occupation or conventional long-term rental demand tied to eastern Bangkok. It is a weaker fit for someone prioritising a short walk to a mass-transit station, low-density living or unusually large one-bedroom layouts; those are structural characteristics of the project rather than issues that can be solved by choosing a different unit.
