A meaningful price comparison starts by identifying the phase and exact plan, not by sorting every listing from cheapest to most expensive.
Built for households
The verified plans run from roughly 251 to 408 sq.m., with three or four bedrooms and parking for two to four cars. The larger houses add staff and service space as well as stronger separation between family, guest and private zones. The project makes the most sense as a primary family residence rather than a compact investment unit.
Airport-side Bangkok
This address works best when the household's real life already points east: Suvarnabhumi, Lat Krabang, Rom Klao, motorway access or schools in the wider Krungthep Kreetha corridor. It is a car-oriented location, so a buyer whose priority is walkable rail access should test the commute before falling in love with the floor plan.
Gated-estate facilities
The clubhouse, pools, gym, co-working area, gardens and play spaces add useful shared infrastructure without turning the project into a resort. A private pool is not a verified standard feature of each house, which is an important distinction for buyers used to Phuket-style villa products.
Land rights come first
For a foreign purchaser, the critical issue is not the marketing label on a listing but the land and building rights that can actually be registered. The project does not publicly present a standard foreign leasehold package, so the legal structure has to be established for the exact property before a purchase is treated as straightforward.
About the project
Villa 168 New Krungthepkreetha is a gated two-storey detached-house development in Khlong Song Ton Nun, Lat Krabang, on Bangkok's eastern side. The word “villa” can be misleading for an international buyer: this is not a resort estate or a tropical second-home project. It is a large urban family-house community built around private plots, substantial internal floor areas, multi-car parking and shared facilities. The project sits on Soi Phatthanachonnabot 4, and LPN's current map places it at 13.7529733, 100.7312912. That makes the location easy to pin down and also makes the lifestyle trade-off clear — it suits households whose daily geography is tied to Lat Krabang, Rom Klao, Srinakarin–Romklao, the motorway network and Suvarnabhumi rather than people looking for a walkable central-Bangkok address.
The most important thing to understand before comparing listings is that Villa 168 now contains more than one product generation. Earlier stock was marketed around Sunshine, Memory and Legacy homes at roughly 251, 319 and 387 sq.m. In September 2026, LPN launched a refreshed Phase 2 with new Memora and Legend layouts. Current resale listings can therefore sit alongside fresh developer stock, even when the names and floor areas look similar. A lower-priced house may be an earlier completed design rather than a discounted version of the new Phase 2 model. Buyers should identify the phase and plan first, then compare land size, built area, fit-out and asking price. Without that step, the online inventory looks more inconsistent than it really is.

The site itself is well documented. LPN's earlier brochure gives a land area of approximately 28 rai 2 ngan 45 sq.wah, and a Department of Lands allocation record dated December 2024 lists the same land area and 105 detached-house plots for Villa 168 New Krungthepkreetha. That government record names Ponsanti Co., Ltd. as the land allocator, while the public-facing developer brand is LPN Development. For a buyer this is not a reason to treat the project as unidentified; it is a reason to pay attention to the contracting entity. The reservation form, sale and purchase agreement, title documentation and payment instructions should make it clear which company owns or sells the specific plot and how that entity relates to the LPN group.
There is a genuine conflict over the total number of homes. The government allocation record and LPN's earlier brochure support 105 houses, while September 2026 launch coverage linked to LPN describes the project as having 91 units. We keep 105 as the registry value because it is backed by the formal land-allocation record, but the newer 91 figure should not be ignored. It may reflect a later plan revision, a change in sellable inventory or a different way of counting the active phase; none of those explanations is confirmed in the public material we found. This matters more for density, common-area load and project planning than it does for the physical characteristics of a particular house, but it is still worth resolving before purchase.
The house plans are large by Bangkok subdivision standards. Sunshine, one of the better documented earlier designs, has 251 sq.m., three bedrooms, four bathrooms and two parking spaces. Memory steps up to 319 sq.m. with four bedrooms, five bathrooms, three parking spaces and a maid's room. Phase 2's Memora provides about 292 sq.m. with four bedrooms, five bathrooms, three parking spaces and a maid's room. At the top end, older Legacy stock is around 387 sq.m., while the new Legend reaches about 408.63 sq.m. and provides four bedrooms, six bathrooms, four parking spaces and a maid's room. Recent Phase 2 reviews show a clear functional idea behind these numbers: social spaces and service functions are concentrated downstairs, while bedrooms and more private uses are separated upstairs. Courtyards and double-height zones are used to bring light and visual openness into the centre of the house rather than simply increasing the façade size.
The shared amenities are meaningful but should be read as support for a family-home lifestyle, not as a substitute for private outdoor space. The current facility set includes a clubhouse, co-working area, fitness room, salt-water swimming pool, children's pool, common gardens, playground, outdoor exercise area and jogging track. A detailed 2026 review also describes 23 CCTV points, contactless access, an automatic entry gate with plate recognition and a perimeter wall of roughly three metres. Those are practical features for a gated estate. What is not established as a standard feature is a private pool for each house. Buyers coming from Phuket or resort-villa markets should not assume that “Villa” in the project name implies one.
The location is strongest for car-based access across eastern Bangkok. LPN's own project page states approximately 3.4 km to the motorway, 4.5 km to Lat Krabang Airport Rail Link station and 7.2 km to Suvarnabhumi Airport. That is useful for airport-linked families, frequent travellers and people working east of the centre, but it is not the same as living next to rail transit. A new two-lane connection from Phatthanachonnabot 4 toward Srinakarin–Romklao has been under construction since May 2026. Launch coverage places the future connection point about 200 metres from the project and gives January 2027 as the expected completion date. Until it is open, it should be treated as future infrastructure rather than built-in travel time savings.
Pricing has moved with the project. Early marketing in 2024 referenced a starting level around THB 8.99M, while later 2025 material used different anchors. As of 4 October 2026, LPN's live page advertises Phase 2 from THB 11.99M to THB 20M. Meanwhile, resale portals still show completed earlier-plan homes at their own asking prices, sometimes around or below the current developer entry point. The sensible comparison is therefore house-to-house rather than headline-to-headline: phase, layout, land area, usable area, furnishing, actual completion, plot position and legal structure can all move the price. Villa 168 is better understood as an evolving family-house project with both developer and resale stock than as a single uniform inventory list.
Foreign ownership requires a separate decision. Thai government guidance makes clear that direct foreign ownership of land is restricted and only available through narrow statutory exceptions. That means the word “freehold” on a house listing does not automatically mean a foreign buyer can take freehold title to the land beneath the house. We did not find a project-published foreign leasehold programme for Villa 168. A foreign buyer therefore needs the transaction structure mapped for the specific property: the land title and owner, the right offered over that land, the ownership position of the building, the contracting company and any registration required at the Land Office. If that structure is not acceptable, the attractive house plan and location do not solve the legal problem.
Ownership format
A foreign buyer should not treat the advertised freehold tenure as an automatic right to own the land. Thai law restricts direct foreign land ownership to narrow statutory exceptions. We did not find a project-published long-lease structure for Villa 168, so the land and building rights need to be checked for the specific house and contract.
